One bedroom apartment was roomy, clean, and quiet as it was at the back of the property.
Restaurant is acceptable but not great. Breakfast was just OK with a limited selection, but no better or worse than other motels in the area i have tried.
TV was small for the spacious living room.
Refrigerator rattled.

I stayed here on business in October 2013 for 1 night. I had passed this place plenty of times over the years and when I chose to stay in Singleton for the night to break up a trip from Sydney to Tamworth, it was Francis Phillip Motor Inn that came to mind.
The rooms are very spacious, if somewhat sparsely decorated. In saying that, everything was clean, neat and tidy. So, from that perspective, there's not much else that you want for an overnight stay for business really.
I quite liked the touch of a recliner rocker to sit and watch the TV - not that I'm much of a TV person, but it was a more comfortable option than your typical, hard cushioned motel sofa.
Breakfast in the morning was served in the main dining room - the usual selection of continental or hot breakfast options, except that hot was "fresh" hot and made to order. It was a nice alternative to the usual hot breakfast option that has been laying around in a bain-marie.
The road noise from the New England Highway can be a little constant if you are a light sleeper, even through the night. I noticed it a little, but I couldn't say it disturbed me - it was more like I noticed it if I woke in the night, rather than it being the cause of me waking up.
I quite liked the cover car park - it is a massive sail spanning the two motel buildings. It helped to keep the heat out of the rooms, and the car as well.
All in all, a pleasant, comfortable place to stay in Singleton.

Room Tip: The scrambled eggs are great - a layered, almost omelette style. Yum!

Stayed one night 10 September 2018. Just drove in sight unseen due to driver fatigue. Friendly greeting. Clean modern spacious room (really the size of 2 rooms, one half tiled, the other carpeted) and an attractive, clean, well appointed bathroom. At the tiled end there were 2 comfy armchairs, one of them a full recliner. A lifesaver! A nice size coffee table too, all facing the TV. The bed was wide, firm and sent me straight to sleep. Everything looks well cared for. Good TV, written instruction about using wi-fi. Good standard Australian dinner options. Buffet or hot breakfast or both, as you choose, espresso available at breakfast. Stylish decor. Very friendly cat. They rang me soon after I left to tell me I'd left my phone charger behind. Very thoughtful, and reflects a thorough and prompt attitude to cleaning the rooms.

Stayed overnight travelling with a friend. Easy check in and out, good room with queen and single. Nice clean modern bathroom. Conveniently located and close to a lot of fast food restaurants. Pool looks lovely. Lady at reception was very nice to deal with. Would come and stay again. Cute resident cat too which we only saw while packing the car to leave. Great shade cover over whole carpark, quiet room, good block out curtains and a comfy bed.

Stayed at this motor inn to attend a concert at Bimbadgen. Booked months in advance, but when I contacted the place a few days before we were due to arrive, to confirm, the owner was very aggressive over the phone, quoted incorrect pricing (to what we had originally been quoted), and basically said, 'I will give you another headache, and cancel the booking!!" (knowing full well, that all other accomodation was booked out at this time) Such a rude man, who should not be in the hospitality industry, as his people skills are shocking! As for his idea that he is operating a 'top class facility', Mate, you need to get out more!!!

I stay a lot in country motels, but this one stands out with some extra benefits. A big room and undercover parking rate highly with me. No yahoos, the room was quiet and I got a full nights sleep. The room was clean, modern bathroom with a good shower, and faultless service. I also walked into town for a look around and found the location handy.

Arrived at 7 pm last night and quoted $170.00 for the night. Upon questioning the value the answer was the miners are prepared to pay this. Ended up getting it for $150.00 for a dull but comfortable room on the main highway.
Food!!!!! Steak sandwich $24.00 ordered medium got blood and was charged $8.00 for room service. Cap it all off with the CC surcharge.
Go another half hour to Maitland for better value as Muswellbrook is just as expensive.

Stayed in the apartments at this hotel for two weeks in June. There is nothing wrong with the rooms etc as they are almost new. Agree with the other reviews below...
The staff (mostly the owner) are agressive and extremely rude. Quoted prices were not met and my stay ended up having to be pursued through Fair Trading...
Never stay at this hotel, if you need to stay in Singleton the Mid City is fine, or the Hunter Valley wone area is not fay away ...

I stayed for several nights at this large motel in Singleton in Feb 08. It boasts a four star+ rating, and presents itself as being up-market. However, it does not match up to its PR, and its 'tone' is not so good.
The room: I stayed in a large but quite plain room which I would rate no more than 2 and a half stars. Cost was $130 night. The curtains did not block out the exterior lights - so was hard to get off to sleep; there was excessive intrusion of noise from adjacent and above rooms, and from the highway; I found 2 cockroaches in the bathroom; the main door rattled in the breeze; the lighting was poor, and no action was taken to replace a key burned out lamp when I requested it on the first morning.
Service: Breakfast is overpriced and lacking price band options-($18 for 'continental'); Has the usual huge mark up of phone charges; and wifi internet cost $15 for 24 hrs of access (Note that it's free at the very nice Singleton public library). The Francis Phillip also has a very aggressive, short-fused, and rude owner/manager - who is clearly not coping, and is best avoided.
Summary: his place is best avoided if you are staying in Singleton for more than one night. Its over priced and over rated. I wouldn't stay there again because, especially given the bad temper of the manager.
