We arrived with some trepidation having booked a guest house rather than a hotel or apartment. The manager Jamie was excellent in his communication.
We booked the smallest room but it was , in fact lovely. The vibe is out of this world - very relaxed and great attention to detail. You approach the property which is hidden behind a blanket of foliage a small unassuming path leads you to a small set of steps that elevate you to the most welcoming veranda set out on two aspects of the property. The rooms are set off either side of the long hallway.
The attention to detail is displayed in the most simple, but impactive ways! Each room has fresh milk within the hallway fridge clearly labelled within a custom room jar. Fresh water, extra cutlery, crockery and extras (such as forgettable items, toothpaste etc) are all set out in the hallway.
The noise was an issue for me. You could really hear people walking outside your room and the next door bathroom very clearly. Obviously the way the rooms have been divided in this property some bathrooms back on to bedrooms and as such water hammer can be heard when other people use showers etc, Much more than in other places we have stayed.
We had an issue with no hot water on the first morning, and no milk being provided the second morning but Jamie resolved these issues quickly. Jamie is exceptionally attentive and is obviously the reason why this beautiful house continues to create wonderful memories for so many.
Overall we highly recommend this place.

We stayed in room number 2 (Can't remember name) for two nights. Lovely room with a comfy bed, modern bathroom and top of the range walk in shower.
Plenty of information provided in the room about things to do in Byron. Guesthouse is about a 10 minute walk from the main street which is great as it's super quiet.
Other reviews say the walls are thin so it's noisy, this did not disturb us at all and wasn't particularly bad.

Fantastic place to stay. Original roto house in excellent condition.
Just outside the busy area and easily walkable to the main strip. Gorgeous bed. And a nice little veranda to sit on.
Would definitely recommend to anyone coming this way.

If I could live at this property, I would. It is beyond beautiful. The staff are lovely. It has everything you need and is so close to everything you need. I stayed there one night with my partner and the second night alone. The bed was incredibly comfy. It was nice to stay in a place that was not a hotel or motel. From the moment I walked in I was relaxed. I will be back as often as I can get there.

I had really high hopes for Arcadia House given they had so many positive reviews. We were placed in the Turtle Diver room at the front of the house and it was certainly not ideal. Every time people went in and out of the house we had the door slam right next to our bed. We were also told our towels would be changed once during our stay and they weren't. We aren't picky guests but the amount of disruption we had to listen to at all hours was not relaxing and we were there to recoup and relax after an extremely busy year. The location was great to get into town, we were excited to ride the bikes but they were rusty and didn't look great so we avoided using.

I really wanted to like this place; located in a quiet part of town, still within walking distance to the center with all its restaurants and other entertainment. And while my room was beautiful I can;t give this property full marks: the hardwood floors along the central hallway in this bed & breakfast type building echo with each footstep, the bathrooms are not inside your suite, but at the end of the hall (the lady next door I ran into on my way there wore nice pajamas), and the Internet was not working on the days that I was here.

I had an amazing 2 nights stay at Arcadia House in July. My friend and I - thanks to Melissa, our amazing host- had the chance to experience two different accommodations: Seafarers and Gone Fishin’. Both charmingly decorated with VERY comfy dossal beds and bathrooms with a heated floor, which was very convenient as it was a bit cold during the nights. The rooms have some coffee and tea facilities and you also have the possibility to use a coffee machine and a fridge available for all guests in the corridor. Melissa was very attentive and accommodating since the first moment and promptly helped us with a WI-FI problem during our stay. Would definitely recommend it and go back if I have the chance!

We stayed one night on our way to qld. When booking a place I always look for clean and quiet. The room was very clean and had a lot of character. I loved the decoration. We stayed in the gone fishing room. The lady was nice also. We got a good price direct on the website.
My main complaint which let the place down was the noise. Sleep depended on the noise level and shower routine of the guest next door. We heard them talking and moving around on the wooden floors. Also the hot water system from their room was so loud it kept us awake due to a late night shower and then woke us up when they got up. We were exhausted from lack of sleep the night before and had really wanted a good sleep. Unfortunately due to the noise I wouldn't stay here again

Stayed here last week for 4 nights and were really glad we did. Dianne was absolutely lovely and gave us lots of helpful tips of places to eat, good swimming spots etc. Room was really comfortable and clean - we stayed in the Beachcomber room.
My only comment would be that the amount of peace and quiet you get here is based on how quiet and courteous your neighbours are. For the most part ours were good but on the last night we had really noisy people in the room next door who came home late and were out on the communal balcony area right outside our room. It was a bit of a shame to end our lovely stay with a night of broken sleep.
Other than that, definitely a place I'd recommend. Short 10-15min walk to beach and Top Shop cafe a short walk away which is a good spot for brekkie.
