Stayed one night at this B&B which is actually in Kincumber, but advertises itself as being in Avoca Beach. This is confusing as it doesn't appear on GPS. If you use Google and enter the street address as 'Kincumber' you'll be able to find it. The property sits on about 5 acres of well manicured lawn. There is not much view and it's not on the beach. The house itself sits on a slope with rooms opening onto small verandahs overlooking a small pond. We were in the end room which was very spacious and the bed was quite comfortable. The bathroom, while not very luxurious, was clean but arguably a little dated. The TV was quite small and the sound was not very loud, which was annoying.
Our hosts -Jo and Michael- did everything to make us feel comfortable. They have small children so it's a wonder the have any time to spare. Notwithstanding, they attended to our every comfort and made us an excellent breakfast in the morning. (photo attached). I thought the prices were very reasonable. I highly recommend Avoca Valley B&B if you're staying in the area.

Avoca valley B & B is a simply gorgeous, relaxing place to go for rest, relaxation & rejuvenation. My partner & I left Sydney feeling very stresses but as soon as we arrived at Robin & Dennis', we were immedately completely at ease. Part of this is to do with the beautiful setting in a tranquil valley surrounded by the sounds of bellbirds. Breakfasts were a treat & very relaxing in the breakfast room. We chose to visit a number of beaches close by for soothing walks & fresh air. We liked that you could be as active as you wanted or as lazy as we preferred. Our dinner at a local restaurant was delicious & a real treat. We would definitely like to return.

Conveniently located, set on an amazing property, the house and room itself was light, airy and charming. The King Spa Suite was luxurious with spa bath, private balcony and soft, king sized bed. All air conditioned.
The grounds were stunning and lovely to stroll through. Service was good, the owner very accommodating and the breakfast was tasty and filling. Would have loved to stay longer.

Fantastic find for our three day Central Coast getaway. The location is a stones throw away form multiple beaches, Brisbane Waters and Bouddi National Park Coastal walk. The room was spacious, with a bed that was absolutely luxurious and hard to get out of each morning. Owners are very welcoming. A home cooked full breakfast awaited us each morning and a liquor and chocolate given each evening. A very special stay. The only reason I didn't give a 5 star rating was no place is perfect and always comes with its own unique reality. Its just like a home - the walls are thin, the floor boards are noisy and the owners have young children.

Words fail us. This B&B tucked away on Avoca Drive Kincumber is a real home away from home.From the welcome at the front door to goodbye when you go you feel you are leaving family behind. We stayed 5 nights and loved every minute. The suites are beautifully appointed with luxury bed linen and bath towels, balcony so you can sit overlooking the garden and comfy lounge to relax on. Breakfast was amazing and generous and to be able to make a cuppa at anytime was very welcomed. (Chocolates weren't bad either. Close to Gosford, Avoca Beach,Terrigal and The Entrance we spent many happy hour discovery the delights of this area. Thank you Jo and Michael and Jo's parents for looking after us so well.
PS: Beware of the entrance-it is a little tricky!!!!!

Stayed here for 2 nights. The room was large and spacious. The bed was comfy & the spa was big enough for 2.
Breakfast was very generous and tasty and the grounds are beautiful. There are also a few chooks running around that are very inquisitive.
There is a lot to do in the area with wineries, cheese & chocolate factories, distilleries, waterfalls etc.
A couple of suggestions to the owners would be block out curtains (it get really light in the mornings) & a second set of towels.
Well worth a stay.

We spent four days over the October long weekend at Avoca Valley B and B. Everything about the accommodation was amazing. The rooms were fit out with French Provincial furniture and opened out onto a gorgeous balcony overlooking the garden. Every morning we woke to the ubiquitous sound of the birds outside. The hosts Jo and Michael were lovely and very accommodating. The breakfasts were delicious, with home made bread and fresh eggs from the chickens that live on the property! We tried everything on the menu and particularly loved the french toast. We stayed in both the luxury suite and the spa suite, both rooms were wonderful. We will certainly be back to stay again and highly recommend the accommodation to others!

We stayed at Avoca Valley BNB in February 2014 for 3 of the most relaxing nights I've ever had.
We were greeted by softly clucking chooks as we arrived, then led to our beautiful and comfortable room, where we promptly had a spa bath.
The nights were quiet and the bed was luxurious.
Each morning we enjoyed a delicious breakfast, complete with freshly home baked bread and unlimited espresso coffee, tea and hot chocolate.
The gardens were beautiful and the whole valley area was a little green oasis, only a short drive from the beach.
It is cosy and friendly, and Jo and Mike gave us as much space as we needed.
It is big enough that the different couples don't step on each other's toes.
We would definitely like to go there again at the end of the year, and the end of the next year, and every year.

From our arrival to departure we could not fault this accommodation. The owners were so nice and helpful. We were staying there while looking to buy property in the area. I would like to return and enjoy the accommodation without the stress of buying real estate.
Chocolates and liquor were a nice added touch. Weather terrible therefore could not walk around the lovely grounds.

The initial approach to the property assured us that we would enjoy our stay, well manicured lawns and gardens and spacious grounds. We were greeted with a warm smile and it was obvious from the start that we were going to be comfortable. The room was very clean and set up with all we needed, chocolates and liquers were available, coffee/tea; great coffee machine. Breakfast was a treat with a good selection of fresh fruits, yoghurt, toast etc, and substantial hot selection. We the asked for advice on restaurants, without hesitation one was highly recommended, and with pick-up and drop off. The restaurant was just superb and just topped off our short stay. My wife and I could not recommend Avoca Valley Bed & Breakfast highly enough. Thank-you Joy and Michael.
