Stayed 2 nights in unit 30 on the top floor which is a 3 bedroom, 2 bathroom unit. Note there are no elevators so you need to walk up 3 flights of stairs. Unit 30 is a large unit with a big kitchen, lounge room and an outside balcony that runs the whole length of the unit. The unit was clean and the kitchen was fully equipped with an oven, microwave, stovetop and dishwasher and the main bathroom had a washer and dryer. The main bedroom and lounge room face the main road and you can see the lake and the beach to the right from the balcony. Takes 2 minutes to walk to the beach and even less time to walk to the shops and cafes. Parking is undercover and the grounds are kept clean and there is a games room and inground pool and bbq area. Would definately recommend.

Whilst the location of this resort is close to shops and a short walking distance to the beach, the place really does require a bit of an upgrade.

Our room was clean and the amenities within the room were adequate, without being anything outstanding.

Reception was friendly, there was free WiFi and underground parking available.

There were aspects to the resort, however, that were below standard - a pity really, as this holiday destination has plenty to offer.

Would really consider other options if wishing to stay In Avoca.

We only stayed 1 night and use it to shower, change & sleep as we attended a wedding, so we didn't have time to enjoy the resort. The rooms was spacious but no lift so it's hard if you are carrying your luggage up and if you are seniors. The manager John is not very friendly & approachable but the young lady when we check out was nice and friendly.

Like other people who have stayed here recently, we found the ‘resort’ very disappointing. At the time of booking, I raised our concern about previous comments, particularly around the cleanliness issue - I was assured that it was very clean.

Checkin was fairly painless and we were able to check in early which was appreciated. We stayed in unit #5 which we found was not the cleanest, poorly equipped in the kitchen, oven was appalling, light bulbs not working, dishwasher was still full, (not sure how long the dishes had been there), games room needed a good clean and the pool toilet was filthy.

Unfortunately we will not return.

We also stayed in unit 5.
the unit is in need of an upgrade or at least a good clean! the main shower was broken and when I ask for it to be looked at I was asked if I had tried to fix it with a wrench!! (believe it or not I don't pack one). The bed in the main bedroom was in a bad shape and there was a fear it might collapse. While the grounds were nice there was a fear of slipping on the (Rocky Balboa) steps due to the seeds all over them from the palm trees.
The location is good with a short walk across the road to the lake and a (mini) hike to a patrolled beach, restaurant and supermarket are all very close . the pool is good a bit on the small side, but it is heated which is not that refreshing on a hot day

The Avoca Palms Resort pool and grounds are lovely. They are clearly cared for and attended to very well by the Managers of the Unit complex.

We were however extremely disappointed by the condition of Unit 5. It is certainly not we had expected after reviewing the photos on many websites. I would not recommend anyone stay in Unit 5. The price paid for the facilities provided at a ‘4 star’ accommodation ‘RESORT’ venue was very overpriced and definitely under delivered.

The Managers are lovely and were very gracious in receiving feedback on Unit 5 prior to us leaving.

If you plan on staying at the Avoca Palms Resort I would strongly recommend you ask for photos of the Unit you will be staying in.

I booked on the apartment's website for myself, wife and kids (8 & 11yrs) for some much needed r & r. Upon arrival I showed my booking confirmation. We were given $20 for coffees while the manager worked through the booking system. A phone call later revealed that our booking had been cancelled and the apartments were full. I was told an email had been sent to an (incorrect) email address to alert me. My mobile number was on file but not used. We luckily found superior accommodation, at short notice, nearby.

Loved Avoca Palms. Our 2 bedroom apartment had plenty of room with a nice balcony. Travelled with a family of 5 and we were comfortable and enjoyed our time. Visited the lake and Avoca beach just across the road from us and also enjoyed the farmer's market. Residents were friendly and welcoming. Thoroughly enjoyable stay and were sad to leave.

We had a four bedroom apartment with 3 adults, 3 teenagers and a baby. The accommodation had something for everyone. Conveniently located, spacious, good facilities. The on site managers were very helpful and friendly. I'd definitely recommend to a family with school aged children.

The biggest negative for us was there are a lot of stairs and no real disabled access. This made it difficult with a toddler and pram, and my senior mum.

The small negatives..apartment a little tired and could do with a face lift, the room was a little understocked (not enough towels and we ran out of toilet paper and dishwashing liquid) but was remedied quickly, the cutlery was so cheap that it cheapened an otherwise well valued stay.

We have just spent two nights in a three bedroom apartment. While the actual apartment was great, the overall cleanliness was disappointing. The kitchen was the worst. Cutlery and crockery gad to be washed before we could use it, and the microwave was a disgrace. We bought spray n wipe to clean the whole kitchen area before we used it. We also could not use one wardrobe as is was full of carpet offcuts..and the lovely little courtyards off the two bedrooms need some love. Overall it was a lovely apartment, but needs some attention before guests arrive. Should not have to clean a kitchen before it feels ok to use it 👎

Does each apartment have its own BBQ on the balcony, or is there only the communal one near the pool?

Although I only saw two apartments it appears that the only BBQ facility is the communal one near the pool. A quick call to the Manager would certainly clarify this for you. We used the BBQ at the pool so we could keep an eye on the kids and because the pool is heated it was really good.
