We enjoyed our stay at Boambee Bay resort, it exceeded our expectations in every way. The apartments are all about 30yrs old and the interior reflects that age (yes they could do with a refurb) - but they are well maintained, and the unit we stayed in had everything we needed for a comfortable stay. We stayed in a two bedroom unit and it had one living area, a decent sized dining table, two bedrooms, two bathrooms, and a laundry. There was a small spa in the ensuite which our 9yo enjoyed but was too small for our 5ft7 11yo and for us. The lounges and beds were comfortable and the bedding/towels were all clean.
The resort backs onto Boambee Creek Reserve. From the reserve, a short walk across the train bridge takes you to the beach, but the beach was not patrolled so our kids swam in the clear waters of the creek at low tide (which is safest when the tide is just starting to rise, so there is no risk of floating out to sea).
We were concerned about potential noise from the trains and planes, but we didn’t notice the noise from the planes from our unit (the flight path is slightly further to the west), and although the trains were noticeable they were very infrequent and not loud enough to disturb us at all.
The resort itself is also very well maintained and landscaped. The kids LOVED the pool and would have stayed in it all day if they could. It must be heated in some form because otherwise it would have been too cold for them. Unfortunately, despite our best intentions, we didn’t use the half basketball court because it was used as a teen hangout of an afternoon, so if you intend to use it I’d suggest using it in the morning. The tennis courts and mini golf looked popular and well maintained but we were too busy with other things to give them a go! The resort also offers a range of activities/crafts and games for all ages - we didn’t get involved but it looks like lots of other people do. We had a great time with the canoes, which are free to hire for 3hrs after signing a waiver with reception and collecting keys/paddles/life jackets.
There is also a restaurant on-site but we found the food quite average and cooked for ourselves most nights. There are various BBQ picnic areas located around the resort, which we also used to cook our dinner.
Location wise, you have easy access to walk to the beach, the lookout, and the creek (where there is a cafe). Beyond that, however, you probably need a car or a bike to go to the shops (it is walkable with a footpath for those who are fit). Unfortunately there is no secure area in the car park to lock up bikes.
All in all, we enjoyed our stay, and would come back again without hesitation!!

Boambee Bay Resort is the best of the 16 timeshare resorts I have stayed at in Australia. The units have a huge living area, large 2-bedroom units each having a small TV and a good size bathroom, plus a well equipped kitchen. The resort was set around a great pool area, in a lovely garden setting, beside a river and there were many free outdoor and indoor activities for adults and children to enjoy. The resort also had a cafe, bar and a restaurant, which saved going out in a car for a meal. There is also free undercover parking, important in warmer months.
The only negatives were the cheap mattresses and poor wi-fi signal with only 1 Mbps, download speed, which wasn't strong enough near block 17 to get Netflix on the TV.

Boambee Bay Resort provides excellent amenities for a most enjoyable holiday stay. It's location is ideal with close proximity to all local services likely to be needed during any vacation period. Being adjacent to a national park area, well administered and maintained by Reflections park management, it provides for an enjoyable range of additional aquatic ad other activities.

This resort is just fantastic. Everything is here except unfortunately the cafe etc isn’t open at the moment. The pool is amazing, the games room is large with pinball machines and other gaming machines, pool tables, table tennis. The coin operated games are reasonably priced. We stayed in a 2 bedroom apartment which was well equipped and spotlessly clean. My only gripe is the car park which is quite tight. Would definitely come back.

A great place to spend a quiet week with kids and relaxing by the pool.

We can’t wait to return during future visits to Australia! First time visiting this area or resort through a timeshare exchange, and we LOVED our stay. We had a large two bedroom unit which was very clean and comfortable, although a little outdated. All units we saw are accessible by stairs only. On site is a large swimming pool, restaurant, lawn bowl area, adult lounge with pool tables and dart boards, and beautiful grounds. Because there were steady torrential rains for the entire week we were there, we unfortunately couldn’t participate in any of the free activities including beach, canoes, and mini golf. The staff is super helpful and friendly. Guests need to bring their own shampoo, paper towels, etc as these items aren’t provided by the resort. The restaurant had limited hours while we were there due to the owner’s vacation period but the menu and food is excellent. Our only negative is that they have terrible wifi at the resort, which also has limited daily free GB’s.

The PERFECT holiday for a family ! You literally don’t have to leave there is things for the kids to do everyday - fishing every day and the pool is amazing 🤩

The pool area is open till 10 pm so night time swims and spa are so relaxing !
They have a sauna and gym area for the adults and even a hairdresser on-site - Truly a great place and so close to all Coffs has to offer

I absolutely loved this resort. I came here with family and the amenities were amazing. Tennis court was great, we hired canoes at no cost, played pool on the adults tables which were free. The spa by the pool was clean and well maintained. The gym was really good and had everything you need. My only complaint was the WiFi. Shops were 2 min drive.

Boambee Bay is a Classic Holidays resort and will not give out any information until you arrive on site, and they will not authorise a refund if you find the unit they have allocate you is unacceptable.
The unit we ended up with could be compared to getting seat right at the tail of an aircraft on a long haul hard up against the toilet. strong impression was they are not enamoured of RCI member bookings

We stayed for a week as part of our holiday club. The resort itself has good facilities, but it was a shame the restaurant was closed so early in the New Year. We did get take away and try the cafe and the food was great. The apartments are good but we had significant mould on the fly screens which put me off a little. They were otherwise clean and nice. Unfortunately there were several families with young children that didn’t abide by the pool rules or even supervise their children which made the couple of pool days we had during the torrential rain a little disappointing as they dive bombed us and screamed. It’s a great resort for families but probably not if you’re looking for adult quiet time outside of your apartment. We had a nice time despite the rain. Would recommend you take a car as there isn’t anything close by in terms of dining options considering the restaurant was closed for a month during our stay. The weather did permit us to walk around the area some of the time and it is a very pretty place. The car park has very small car parks and most cars were SUV size or larger so mirrors in and set passengers down before you park. All in all this resort is great if you have a family, great facilities and apartments good size with a nice outlook from your closed in balcony.

Weather is in the low to mid 20s, kids were swimming (also on the beach). Seemed to use the black pipes on roof (check with management who are very helpful generally)
Nope, but they have have kayaks for use in the river, and one of the best swimming pools going around. Coffs has many fishing charter businesses. Hope that helps.
Nope, but our grandkids have braved the weather even in the colder months. There is an outdoor spa next to the outdoor pool that is totally great.
I suggest that you contact the resort and ask that question before you book.
With renovations being undertaken I suggest you contact the resort for an update.
