Wonderful BB - a home from home.
We stayed with Babara and George for 2 nights in July.
The double room was spotless, well equipped and very comfortable, with views over the green and the mud flats/ sea depending on the tides!
The breakfast’s were delicious.
We particularly enjoyed chatting to Babara about island life.
She also very kindly kept my eye drops in the fridge for me, and always got them with a smile - even first thing in the morning and last thing at night.

Charming, quiet bed & breakfast on Fiddlers Green. We had the twin room which was well appointed and comfortable. Everything was spotlessly clean and we particularly appreciated the heating coming on on a damp evening in early July. Breakfast was delicious.

Rose villa is just behind the main part of holy island with a stunning view from the double room. Free wifi was provided and had no issues. There was a double wardrobe as well shelves for storage. The double bed may only be a twin but was extra cosy. The pillows and duvet are clearly high quality and the bed was so comfy- great night sleep! We didn’t make full use of the tea/coffee provided, however there were nice biscuits and the necessities. Very clean bathroom with shower gel and bubble bath provided. On the small side and could have benefitted from a shelf for general bits and bobs. Bath and hand towel provided and smelt great. There was also a small complimentary bag each containing hand sanitiser and a mask. Parking was in front of the b&b on the grass and was straightforward. Barbara kindly let us park there after check out whilst we had a morning walk around the beautiful island. The b&b has a very intimate and homely feel. For example, you have breakfast in their living room. We didn’t mind this but may not be to other people’s taste as you are essentially staying in their house. It must be said how pleasant they both are and we were very welcomed.
Although our stay was great, there were a few small things we noted. There are only two plug sockets but didn’t actually need anymore. A bedside table would have been handy but not sure it would fit. Full english breakfast was lovely (especially sausage and black pudding). However, prior to our visit, i had informed them one of us were vegetarian and they assured us it was no problem and it was catered for. I wasn’t under this impression as vegetarian breakfast just meant without the meat. I had presumed ‘catered for’ meant vegetarian alternatives to meat rather than omitting meat otherwise everywhere would ‘cater’ for vegetarians. I’m not sure if she didn’t have anything in but going off the fact i had informed her before arriving, it seemed this way. Breakfast is strictly 8:30am. We had accidentally slept in and barbara knocked on our door at 850am asking if we were coming down. My friend didn’t mind but i found it a little intrusive and sensed she was annoyed. I didn’t want to ask to have breakfast later due to a previous review. I’m not sure why she doesn’t offer this, especially as the other room wasn’t occupied,
Overall, really pleasant stay with friendly owners. Would stay here in the future!

Rose Villa is described on its website as a "traditional" B&B. Sadly, traditional means dated, not just in the standard and decor of the bedroom and bathroom, which is basic and lacking the touches that would make it homely, but also in the attitude of the landlady.
She had little understanding of my wife's food intolerances that we had warned her of in advance. For example, her gluten free packed lunch contained a Club biscuit. I would be concerned to stay at Rose Villa if I had a severe allergy because of the landlady's attitude and the fact that food was served to us at breakfast that we hadn't known about.
My wife's cooked breakfast came with mushrooms (my wife can't eat them) without checking first. When the contamination was pointed out, the landlady removed the breakfast plate, retreated to her kitchen, and didn't offer a replacement.
Only orange juice is available at breakfast and we were refused an alternative.
The landlady appears set in her ways and inflexible to change (eg breakfast only served at 8.30am). She became surly and resentful when problems were pointed out to her, rather than accommodating.
On a positive note, as other reviewers have said, the bedroom and bathroom were very clean and the bed was comfortable. But we won't be returning or recommending this B&B having been made to feel uncomfortable and unwelcome during our stay.

Thank you for staying with us at Rose Villa B&B. We know you can never please everyone, but in over forty years in business, we’ve had hundreds of happy customers, many of whom come back regularly. This is why I was so disappointed to read your review. I try so hard to make guests feel as welcome as I possibly can. They say don’t take it personally, and I try, but considering I went on an hour’s round-trip on a Friday evening, especially to get gluten-free supplies for you, the scathing and unfair remarks feel like a personal slight. To the facts: - The rooms are exactly as described and shown in our pictures. I’m glad you found them spotlessly clean. - When you said you were cold, I raised the temperature to 29 degrees, and when I asked you later if you were any warmer, you said “Not really”, which sort of sets the scene for the rest of your complaints. - A lot of our guests have special dietary requirements, and I am very aware and conscientious about preparing for these. In your case, I’ve had gluten free products bought in. In the packed lunch I included sliced beef, tomatoes and cucumbers and gluten free rolls for your wife. I thought it would be nice to add a biscuit for you, because you were not intolerant and had normal bread. To then twist it and complain that the biscuit was some kind of crime is a bit of an overreach. - You claim that when your wife complained about having mushrooms in her breakfast, I took it back and didn’t offer a replacement. Firstly, your wife didn’t tell me she didn’t want mushrooms, and no, I didn’t take it back. In fact, you swapped breakfast plates with her. I don’t understand why you would say such a thing. - I understand you may have wanted items I didn’t have, but we are on an island, and can’t just magic things into existence. For example, I ask guests to let me know in advance if they’d like a smoked haddock breakfast, so I can buy these from the nearest town (60-minute round trip, only during low tide). Your wife asked for haddock the night before, which was too late for me to get it for the next day’s breakfast. It's easy to throw mud at something and be dramatic about it, but you have to understand that there are real people behind the scenes working hard to make your stay as pleasant as it could be. On a tidal island, it isn’t always easy to just pop ‘round the corner’ on a whim. To be honest, I don’t believe anything I would have done could have pleased you. The rudeness and entitlement were breathtaking.

I thoroughly enjoyed my stay with Barbara and George. What a wonderful character Barbara is! She has a heart of gold and goes the extra mile to ensure your stay will be perfect and memorable, from regaling guests with entertaining anecdotes after breakfast to helping you out when you turn up drenched to the skin (like I did), she is definitely one in a million! She spun and tumbled ALL my clothes, including my overcoat and backpack for no extra charge!
On booking, I could only get the twin room, with it being Easter week, but was so comfortable in the room, I don’t think I moved all night, and I’m usually a restless sleeper! I even considered maybe investing in a single bed when I got home! Although the weather during my visit was a bit of a wash-out, Barbara certainly brought some sunshine into my life.

I was very surprised to see a 1 star review for this B & B as we've been going to this establishment since 1992 and we can't fault the place. It is spotlessly clean and nothing is too much trouble for Barbara the lady who runs it. We recently stayed from 28th October until 1st November this year and our room was beautifully decorated and again, we couldn't fault the place. It is NOT dated, but the decor is in keeping with this period property. In fact, whenever we go, Barbara has updated things so we feel this B & B deserves our 5 star rating. Thank you again Barbara for yet another wonderful stay.

My sister and I stayed in Rose Villa for three nights, and we fully enjoyed the cosy twin bed room looking out on to Fiddler's Green. We slept extraordinarily well, birdsong and the wind the only sounds surrounding us. Rose Villa is a perfect place to start exploring the nature and history of Holy Island, returning in the evenings to a place we quickly thought of as "home". Breakfast was splendid, do try the local speciality smoked haddock with poached egg and mushrooms, if on offer. Moreover, our stay on Holy Island was definitely enriched by our conversations with the committed and competent host Barbara Kyle. Just go for it.

The Rose Valley Guest House / Bed and Breakfast on The Holy Island of Lindesfarne, was absolutely wonderful. The room was extremely well maintained and the bed extremely comfortable. The whole place was spotlessly clean and fresh. Plenty of wardrobe space and drawers.
The breakfasts were very good, including cereals, juice and a full English, very ample with toast and coffee/tea etc.
The location was superb with easy free parking close by.
We hope to stay again on this beautiful Holy Island of Lindesfarne.

I've just read a review of Rose Villa from a David L and have to vehemently disagree with his comments. I have stayed at Rose Villa for 30 years and have always been well looked after, like a home from home. Barbara has always been welcoming, friendly and very helpful, going out of her way to look after her guests. Her breakfasts are delicious and set you up for the day. Don't be put off by this review. Seems to me they wouldn't be satisfied with anything you tried to do for them. I love going, Barbara and George are good company and very knowledgeable about the Island.
