Newly refurbished rooms which was very clean and comfortable offering all the expected facilities. Charming, helpful staff. I often pay considerably more than this for considerably poorer standard accommodation. I would definitely stay here again if I was returning to the area.

Great location in Hythe . Reception needs organising . Rooms are being updated and re decorated. Staff very friendly . But forgetful. Asked twice for extra pillow to no avail and a working bed side lamp also no show . Breakfast was excellent if you like a traditional English breakfast. All in all a pleasant stay .

My wife booked this hotel last minute to visit friends in Folkstone. She payed a very high price for one night's stay. I thought it had better be good for a booking for one night over £100 plus. When we arrived and looked at the front of the hotel in the high street my heart sank. The place looked tatty...

I am driving around, staying every night somewhere else in the south of England and went there without knowing any ratings - and I am glad I didn't, because I might slept somewhere else. After I saw them, I felt the need to share my impressions, because they do differ from others. Everyone was very friendly and obliging, the room...

Where to begin? Cracked tiles, wall paper hanging from walls, mold and broken toilet seat in en suite. Hole in wall. And the price! For such a poor standard it wouldn't be worth fifty quid a night. I've stayed in better hostels. I cannot truly describe how bad this place is. Will never book anywhere again without using trip advisor....

Filthy bath, shower and heavily scaled toilet. One cup for tea in a double room. Went down for breakfast and the entire place was locked up. Telephoned the owners, expecting a refund later and received an agitated foreign tongue suggesting that I could take him to court he would welcome it. Do yourselves a favour, stay away at all costs.

We booked this hotel as a place close to port Lympne Safari. It wasn't expensive so we were not expecting much. We walked into the pub first, wow. Panick as we thought that was it. However a local walked us to the other door and it's a little nicer. No active reception but we were let straight into our family...

I don't even know where to start with this review. Best thing might be to watch an episode of Fawlty Towers, which seems to be what they're modelling their approach to customer service and hotel management on. Rude, inefficient and quite bizarre - we'd booked twin rooms for two different sets of colleagues (the two parties didn't know each other)....

The room was in desperate need of updating and redecorating, the bathroom was disgustingly dirty, would not even take a shower it was so bad. No-one to cook our breakfast the next morning. Seriously spoilt our weekend, we were away over night for my husbands 60th birthday and had a lovely evening at a nearby cabaret bar and planned to...

We booked this hotel for one night's stay, we ended up staying for 10 minutes. The room was awful. It had cheap, furniture and bedding, the shower room was old and in desparate need of an upgrade. Stains and heavy wear and tear everywhere. And to top it all we were charged before we even arrived! Despite requesting the hotel...
