I just stayed one night here but the area was beautiful and the room was spacious and immaculate with a private bath. Breakfast was sumptuous and the room rate was very reasonable. Had a nice pub dinner at the "Saracen" just a short drive away. Highly Recommended

Norfolk's best kept B&B secret is Villa Farm. Why ? Peace and quiet - a comfortable bed in a spacious, nicely furnished, en-suite room - breakfast perfectly cooked by Stephanie with her own special starter ( you'll have to visit to discover what that is ! ) and Stephanie is eternally helpful. Did we say it is amazing value ?...

From the moment we arrived Stephanie made us feel welcome and part of the family. Our room was spacious and comfortable with a view across the garden to the countryside beyond. The food was plentiful, freshly cooked with many ingredients from her own garden. Wonderful. We will be back.

A great place to stay near the Norfolk/Suffolk borders. An ideal location for a weekend stay. A warm and friendly welcome from Mrs Butler. Room was clean and tidy and well-stocked and very quiet. Breakfast selection varied and plentiful, cooked to order and very tasty. Good level of information available about the area and local pubs & eateries. Would definitely...

stayed at Villa Farm last night for a wedding and would thoroughly recommend. Stephanie has definitely gone that extra mile and the little touches, like cold bottled water and milk in a fridge on the landing, and the presentation of breakfast made this B&B stand out amongst many I have stayed at. The choice of drinks and toiletries in the...

We stayed at this b&b for one night as we were attending an event in the area. The owner is very friendly and helpful, nothing seemed too much trouble for her. Little thoughtful touches were obvious and the information provided in the room about the area was helpful too. The room was spotlessly clean and attractively furnished; the bed in...

“I think any room would be good, although one appears not to have an ensuite, but a very nice big seperate bathroom - not a big deal for many I'm sure”

“The kingsize bedroom is the best as it is the quietest. The single room has a thin wall and you can hear other guests TV/phone if the room nextdoor is occupied.”

“Room 2 has a private bathroom but you must cross the landing. Perhaps ask for an ensuite room if you want to ensure privacy.”
