Apartments are individually owned and decorated. We stayed in a superior 2 bedroom apartment (which was actually a sub penthouse apartment). Beautifully renovated. Amazing view out over the ocean and river mouth. Excellent location. Beach right across the road. Walking distance to little supermarket and cafes etc. 5 minute drive to bigger shopping precinct. Underground parking a bit tight for my liking but there was plenty of street parking right out front so that’s where we parked. Simon and partner were super friendly and helpful. We will definitely stay again.

Shared a 3 bedroom 2- bathroom unit between 3-couples. Nice open living area and the facilities were excellent. Enjoyed the pool, although the weather wasn't great unfortunately. Adjacent shopping areas in Cotton Tree had everything required to support our visit. Walking distance to the beach and the Maroochydore Surf Club had excellent meals and friendly staff.

Sandy and Simon could not have been more helpful, very friendly long term Managers of Chateau Royale.
What a location, wow. The large units, big balconies, large lounge, kitchen and dining areas. The views, wow, of the river and ocean. We watched the sun rise and sun set and all the boat activities happening on the waterways.
A location that is quiet, yet has so much within walking distance. Didn’t use the car. With a Bakery, an amazing Foodworks and many restaurants, it was a wonderful break. The weather was also on our side, just couldn’t have been better. Highly recommend. Lyn and Martin.

Been coming here for 18 years and the decline has been continual. Lack of investment in the property is really showing. Despite that, the price has doubled in the last few years to ridiculous levels and for that you get very tired rooms (we tried two of them) that haven’t been cleaned properly in years with chipped, dilapidated furniture and fittings. Cutlery and crockery required cleaning before we were game to use them. Management utterly uninterested - I guess they’re happy as they’re raking in the lolly. Only saving grace are the divine views.

Very disappointing - after over 15 years. - Upon arrival at just after 2 pm, our apartment was “ready” - but not clean: hairs and crumbs on the floors, shower dirty, sand on the coffee table. The whole place felt sticky and grimy. - It took 2.5 hours to reach somebody (Reception is only staffed until 12pm; calls are supposed to go to Answering Service - which went to voicemail, and the mobile numbers provided were unreachable), who reacted annoyed with us. Reluctantly, and a few phone calls later, we were given a different apartment - sub-optimal for us in terms of bedding, but we didn’t complain. At least this apartment was cleaner - though you didn’t want to look around the edges or into the cupboards, fridge and freezer…. We put a load of dishes into the dishwasher… - Until check out 5 nights later, no attempt was made by the management to contact us or to respond to our initial text and email, nor have we ever received at least an apology. And this to regular customers of over 15 years, and whilst the prices for the apartments have doubled since COVID. We had loved it there, but won’t come back. The (new?) management (and the apartments’ owners) obviously don’t understand how to maintain the place, and if they want to charge a superior price, the quality has to match.

My stay was disappointing this time, Unstable furniture, used roling pin to stabilise outside furniture.
Dirty rooms . for a long time it has had a lick and a promise! Inside waterkettle brown powder, also unsafe, steam at the handle. Frayed blanket in maim bedroom, should be used as a dog snuggler. Clock and lampshade rusty.
All in all this unit(47 floor 10 ) needs a thorough spring clean, replacement of furniture. I did complain to the management who admitted the cleaning standard was their responsibility but not the furniture standards.I offered to show them my photo's but they were not in the slightest interested. I was offered a discount after complaining , that I accepted.
However.... I like to suggest that untill the above is rectified this unit should be downgraded to standard/budget with lower charges, as it is NOT a delux unit as advertised.
But to top it off a Departure Letter is issued by management stating:" Apartment left clean and tidy, failure to do so may incur extra cleaning charges to your credit card."
Now that really is a bit much!

Hi Ellie, We offered you three choices on your arrival: - (1) You complained about dust on a table, we asked you if you wanted housekeeping to come and see you to rectify any issues which you declined. (2) We offered you Stay 7 nights pay for 5 nights which you gratefully accepted! (3) We also offered you full refund if you didn't want to stay which you declined. All in all you were unhappy in an apartment that is very well appointed, guests that just departed rebooked for next year saying " We loved our stay and the apartment". I guess you can't please everyone! Wouldn't it be nice if we could rate guests? I reckon 99% of ours would rate very highly, I wonder what rating you would get? Regards, Management

Advertised as beachfront, ocean views - what a joke. We overlooked Memorial avenue, saw bush turkeys, not much else. Master bed was comfortable, worst pillows I've ever slept on. Try purchasing pilows from Tony Colyer textiles, they are truly great quality. Kitchen bench on arrival was covered in sticky coffee stains, so was the outdoor table.
Having undercover car parking was great, but there was no fob scanner accessible to get out of the park. I had to get out of the car, scan the fob, get back in the car then drive out. Getting out should not need to scan.
Many lights did not work, including bedside lights
Worst booking and check in process I have ever encountered. We had to go to a convenience store to pick up the key, then find the apartments. Then we had to scroll through emails to find the instructions on the name of the apartment building, the room number, the floor number. Reception was closed, even during office hours. We had emails from comfy and stayz by the dozen. Will probably never stay on the Sunshine Coast again if this is the process we have to go through.

I stayed here for a couple of nights in a 2 bedroom apartment.
I'll start with positives.
Bed was very comfy.
Kitchen was well equipped.
Living area was huge.
Close to the beach and there's a supermarket nearby.
Now on to the negatives.
The bathrooms were extremely out dated.
My 'ensuite' which was opposite the bedroom, was appalling. The water pressure was non existent. I couldn't use the shower in there so had to use the other one which was marginally better, but not great.
Could definitely use renovating.
There was alot of loud noise coming from the upstairs apartment (or dodgy pipes) which sounded like furniture constantly being dragged on hardwood floors. It was rather irritating.
And as a light sleeper I didn't sleep well the entire time I was there.
If it wasn't noise from upstairs it was the sound of running water from what I presume was from the apartment next door but it could quite easily been coming from the apartment I was staying in.
The TV in the master bedroom was temperamental, some channels you cannot get.
Foxtel worked fine in there though.

Think twice about booking here unless new managers.
We have visited many times of the last few years and had fabulous stays. Unfortunately there has been a change in management and the place has gone down hill very quickly. No apologies for things that were not up to standard. A room service only received clean towels on day 6, disappointing. Room was dirty, outdoor furniture very rusty plus clothes horse. Refrigerator needs replacing. Cleaners came in and left door a jar ....unlocked....
Too many upsetting things that need attention immediately.
Won't be back until new managers.

These units are in a perfect position at Cotton Tree. Close to shops, cafes and surf club. Heaps of things to do. I have stayed at Chateau Royale a few times over the years. Every stay i am not only blown away by the picturesque view, but the exceptional service provided by the managers. Nothing is too difficult for the managers Sandy and Simon, who provide an efficient, professional, yet homely experience. The friendly, approachable and 'nothing too difficult' attitude makes the decision on where to stay on the Sunshine Coast an easy one.
