I have followed Clifftop for a number of years on FB and always saw it as a luxury destination on the bucket list. When the new Samurai Villas were announced, I jumped on board to get a special deal for our 25th wedding anniversary, booked and paid June 2021 for April 2022 for "a good bit cheaper than the actual tariffs".
So, move on 10 months and 2 nights with early and late checkout is $1,118. We paid 1,070, I wouldn’t say $48 was a “good bit cheaper". I do understand COVID and lockdowns have affected a lot of rural businesses, but I must say $560 per night for what we got was not a great deal.
The accommodation was nice and clean, and although only open for 7 months, was already showing a lot of wear and tear.
We were in the first Villa from the street, Hideyoshi, and there was no privacy, (no sheer curtains for privacy). Every couple who walked passed our Villa, of course, looked in. The outdoor space with the stone bath was overlooked by the neighbour's high windows. Not sure if they could see us, but it wasn't comfortable. There were also people who walked in off the street thinking it was a Japanese restaurant, given the signage out the front (haha).
The location was great to be in the centre of town, but there was a lot of traffic noise from the main road.
The kitchen space was a bit weird. The tiny fridge had no ice tray, so we bought one from the $2 shop, so we could have some ice for our G&Ts, but the freezer did not freeze, yet they had an oven, cooktop and dishwasher in a space that you could not prepare any meal!
The room overall and the King bed were very comfortable. I think it just needs a bit of time to settle in, do some maintenance, and adjust the rates accordingly.

I’ll be the first to admit we got our stay on a deal, meaning we only paid a bit over $300 a night. I also want to note that I’ve wanted to stay here for as long as I can remember, a bucket list experience I guess.
The place in stunning. You walk in and the sweeping views of the autumn gully really do take your breath away. The fireplace is centre stage and gorgeous. Everything is custom, expensive and well thought out.
This place is luxury. Commands top dollar and so far, I can see why.
Then we hit the complimentary provisions. 4 packets of single serve muesli. 2 packs of chicken instant noodles. 4 teabags. A $2.99 (yes, I googled it!) bottle of wine from Aldi and coffee pods also from Aldi. I’m instantly annoyed for a couple of reasons.
It’s sort of insulting. Where is the luxury inclusions to go with the luxury experience? Why are we not treated with a small locally acquired selection of fresh bread, ground coffee, chocolates, a decent bottle of wine etc. I’ve stayed other places in the area, slightly cheaper places, that offer this.
We both like to have tea in the morning followed by coffee. On a 3 night stay, there weren’t enough teabags for this. And instant noodles? It just screams cheap. I know complimentary provisions shouldn’t make or break an experience but I can’t help but feel like the owners are so focused on profit that they’ve let themselves down here. Engage with local producers, finish the experience of staying with something other than a bargain bin of bits and pieces.
Also not a deal breaker but worth noting, the property is on a main road and not as secluded as you might believe from social media.

Disappointing in every way. Slick marketing suggests a luxury experience but it's anything but. Hanging their hat on the sustainable use of re-purposed materials, they could have at least used materials of some quality. Instead the "timbers" looked like they'd been sourced from CHEP pallets. Worse still, the workmanship was shoddy with cupboard doors not even being square. The blinds were cheap, the crockery was cheap, the electrical items were cheap. Don't waste your money.

I was really looking forward to staying at the new Samurai villas to celebrate my 40th. The location was a highlight and I had booked restaurants walking distance from the accommodation. In the lead up to my stay I googled the accommodation and it showed a different address to the booking confirmation. So I emailed them to check. They confirmed the address provided in the booking reference (Hepburn Springs) was correct. I emailed a second time with the google maps screenshot and finally received the correct address (Daylesford) - confirming the booking reference and previous email was incorrect. I was disappointed an accommodation provider where you pay $500+ repeatedly provided the wrong information. The restaurant bookings I had made were no longer convenient so I had to cancel and find alternate options very last minute.
I thought the issue had been resolved but was surprised that me pointing out these mistakes led to the villa I’d booked being advertised on their Facebook page as available for the dates I’d booked before I was even notified they intended to cancel my booking. Hours after they advertised the villa I was called and felt frightened by the tone in which I was spoken to and told not to step foot on their property and that my booking was cancelled. I was offered a refund conditional on me signing a legal deed (which would have prevented me from writing this). I was then copied into an email to their lawyer preparing for legal action against me when all I wanted at the time was the refund I was rightly owed.
In the end I got Consumer Affairs advice which instructed me to ask for a charge back through my bank, as I paid on my credit card. This is how I got my refund but five weeks after they cancelled.
Coincidentally a guest with the same surname was also booked to stay in a seperate villa at the same location as me was also unfortunately cancelled as it was thought they were related to me - they were not. This other individual was also copied into the email to the lawyer, therefore sharing my personal information with them.
I felt it was important to share an honest, factual (I have documented everything that confirms the above as fact) of my experience and that is why I didn’t just sign the legal deed and get my refund sooner.

Thank you Dave and Mani for a beautiful stay. Attention to detail was fantastic and the high quality linen, towels and technology certainly didn’t go unnoticed. Arriving to a warm room with music playing was so welcoming after a long drive. Highly recommend to anyone wanrinf to visit spa country. We are already planning our next trip 💛

Very underwhelmed by our Jan 2020 stay at cliff top at Hepburn. Upon booking an email was sent advising to give a 5 star review in exchange for winning free night stays. The villas are beautiful but not for what you pay. It advises full kitchen, which is wrong. All there is is a microwave and sink no oven or cooktop. We were told a breakfast was included, all we received was a packet of cereal and some milk. Very disappointed especially for what we paid, compared to others out there wouldn’t waste my money.

It’s not worth the money, very disappointing service, they will ask you to wash your dishes before you leave or they will charge you for it.
Very average accommodation, it’s basically located on an a residential street with average views that you can see from anywhere in any country town.
the most disappointing part is the lack of privacy ZERO privacy.
I wouldn’t recommend it to anyone.

Stayed here in May 2022, Nice apartment, but lack the basic kitchen fundamentals, they supply a microwave, and kettle, So how do you make breakfast ? or anything to eat ? They don’t even have a toaster to make something to eat,
Then in the contact form they state contact us after ( 8pm for memory) think twice as we will ring you at all hours just to return the inconvenience.
You would think when your paying upwards of 500-800 per night (min 2 depending on the season) that you could actually have facilities to make the basic’s of food, So you have to travel into town, Id think twice, they are great concept and id never need to do it again.
No door to close the toilet area off, and the kitchen bench is less than 1 meter away from the toilet seat.
So if your are on a date think?
Are you comfortable using a toilet (no door, and 1 meter away from a kitchen bench??

I’ve stayed in two different apartments here, Venice and Evoke, and they are both stunning. This last stay was in Evoke which accommodates four with two gorgeous bathrooms and bedrooms. A beautiful little slice of the world with everything you need to be comfortable. All apartments have their on little quirk to make it more unique. Makes you want to see them all! Love it.

We stayed at the Sahara villa.
I’ll start with the positives - The view and location is beautiful, the snacks were also a lovely touch and the decor is lovely.
However, There were only two towels for a three day stay for two people and no washing machine. The back screen door fell off with the wind. The glasses weren’t clean. The place makes so much noise at night, I’m guessing from the wind blowing through it, that we couldn’t sleep and there is no blind on the massive upstairs window so as soon as the sun rises, you have the sun shining directly at you so no chance of a sleep in.
The wifi was also intermittent to the point that we couldn’t get through a movie.
I wouldn’t recommend staying at the the Sahara villa.
