Heehee. The A/C was ice cold. The casino was bangin' Now for the real. The sunrises are beautiful. The coffee Is excellent. They provide a French press with some really great coffee. Leslie and Dave's hospitality is the best. You can see the Milky Way from your room because there is no light pollution. David and Leslie's hospitality is not...

We found Sin Duda blindly on-line. After looking at the photos and reading the reviews we figured we’d take a chance on a new place. It is in a somewhat remote location, which was one of the attractions, as well as the areas’ beauty and the hospitality of our hosts made for an excellent stay. We appreciated the specific directions...

Although Sin Duda is off the beaten track, once you get there you can totally relax. Totally. Well, you'll have to prepare your own meals; this is not an all inclusive resort, by any stretch of the imagination. What it is, though is a small, quiet, peaceful, colourful. family-and-pet run, out-of-the-way hotel. Located about 8 kilometers from the nearest town,...

I loved this place. Each day around noon, Leslie took interested visitors on a guided snorkel tour that lasted sometimes for two hours. Each evening around 5-6:00 a little bell would ring indicating that the margaritas were ready and all the guests would gather around to chat about their day, drink Leslie's hand made margaritas and make new friends. The...

We had an amazing experience at Sin Duda Villas. The owners, Dave and Leslie, are incredibly welcoming, kind, and gracious. The views from our room were truly amazing and waking up to the sunset coming off the ocean every morning was lovely. The grounds are well kept and we enjoyed snorkeling from the beach in front of the hotel and...

Wonderful stay 15-20 minutes down the road from Xcalak town with Leslie and Dave. There are only 5-6 rooms total, and everyone that stays at Sin Dudas is friendly, but not clingy. These are kind interesting people who want some privacy and a getaway - so they will chat and engage for a while during the day or maybe share...

Just returned from Sin Duda Villa's and I must say this was the most relaxing vacation we have ever had. Our room the (Bailando) had everything we needed, the bed was comfortable and the kitchen well appointed. We loved the food trucks stocked with fresh meat, veggies and juice. Our day started out with coffee on the beach, a little...

Sin Duda was the perfect place for us to try our first "escape winter holiday". We connected right away with the location, villa and the people, both owners and guests. This was also the first time we had stayed in one place for so long (2 weeks), wondered if we might get restless. No problem...and we are thinking about going...

My wife and I just completed our third visit to Lesley and David's paradise spot outside of Xcalak, Mexico. If you are looking for a quiet place with a perfect beach and great snorkeling just a hundred yards from that beach, this is the place to spend some time. Xcalak is a small Mayan settlement with several excellent local restaurants...

Sin Duda Villas is one of my favorite places on the planet. It's home + tropical paradise + relaxation + adventure. My favorite things include: the hosts (so friendly and welcoming), the beach (so pretty and tranquil), the wind in the palm trees (so soothing), the viewing the stars from the rooftop decks, and evening drinks on the beach with...
