Our hosts were extremely hospitable. The quality of bed linen and toiletries are way above what might be expected from a bed and breakfast - which are very convivial.

Julian and Jane were excellent hosts, very warm and welcoming. Breakfast was amazing, with a little Scottish influence which was well received. The rooms were neat and very cosy. The shower was amazing. Great atmosphere, beautiful views. Our hosts were very knowledgeable about the the Barossa Valley and gave us some helpful hints about what to see and where to dine. Beautiful location for a quiet escape having spent 3 nights in this country home. Spacious room with stunning views. Port and food platter a nice touch. Living room in main house amazing. Julian an excellent friendly host who has lots of tales to tell. Cooked a substantial tasty breakfast each morning so thank you. However it’s the attention to detail that lets this property down, which is a shame. Cobwebs on door, dusty throughout, no hot water on first day (however was fixed). No servicing of room but managed. It’s the little things that contribute to making an experience 5 star. Looks like the property is up for sale so that may be is the answer.

What an amazing find! Kudos to Jane and Julian for their incredible hospitality. Stunning countryside and brilliant location. The facilities at Abbotsford House are second to none. Fabulous hosts with amazing knowledge of the Barossa. We can’t not mention Abbotsford’s Golden’s: handsome Hank, beautiful Nancy and sweet ol’ Sergeant… the most delightful way to be welcomed each morning!!!

A most disappointing experience from start to finish. From the bitter and smug host to the sheer underwhelming 'room'. The most poorly thought out layout I have ever seen. The scroll on the bed stating that it was the owners dream to own a B&B gave it all away - no thought has been put into the guest experience. It's ridiculously over priced. The pricing must be more based on the owners debt than quality or inclusions.
The room is just that. No view - or ability to keep the flowery curtains open on the glass doors as people walk past. The decor is your Nans reject furniture - covered in doilies. One teaspoon. No cutlery or self catering facilities, no dinner options and no nearby facilities. Super Delux room? Not even a bath.
Breakfast - it's at a strict time of 830-10 - to suit the owners. After being ignored, we walked out. No room anyway. We cut our two night stay short (at our expense) and the owner didn't seem to care.

As you can understand, it's deeply disappointing to receive a review such as this. We have taken our time to investigate the substance of the review and this is our response. ManzieS's partner chose and made the booking at Abbotsford and it became clear on the morning after their arrival from her body language that Abbotsford Country House was not what she wanted. We accept that Abbotsford Country House won't suit everyone but it was their choice. We did try to ascertain what the actual problem was but she refused to talk and her partner said nothing was wrong. Granted, the dining room was at the peak of activity when they arrived for breakfast but we did welcome them and asked if they could wait a minute whilst we got them seated and explained breakfast. That wasn't what ManzieS wanted to hear. They left and I followed them back to their suite. We invited them back over for breakfast but they did not show. Later that afternoon, we received a call from ManzieS's partner saying they MAY not stay the additional night if they found other more suitable accommodation. But then again, they MAY stay the remaining night. We were hardly in a position to provide a refund on a suite they may still occupy nor did it leave us much of an opportunity to sell that room either. Some other points that need noting. Firstly, Barossa Pavillions, our neighbours, have confirmed that this couple have never stayed at the Pavillions. Secondly, there are no flowery curtains in the suite they were staying in. The only flowers in their suite were the fresh roses from our massive rose garden. Thirdly, the furniture in their suite comprised of a Huon Pine wardrobe, an English Oak dresser and a Huon Pine side table. Meticulously restored. The extremely expensive wardrobe was owned by a prominent Barossan family and the other pieces were sourced from our time in Scotland. Fourthly, when the guests arrived late and mentioned they were going to pick up some cheeses, cured meats etc from our local deli, we offered to provide them with a tray with crockery and cutlery etc to dine in-suite. ManzieS's partner chose not to take up the offer. Fifthly, we no longer do dinner in house except for large groups. Simply due to the many dining options the Barossa now has. Had ManzieS's partner contacted us earlier (or read our website), we would have happily arranged a reservation. Regarding, breakfast. I guess after ten years and having welcomed over 16,000 couples to Abbotsford we would have worked out when our guests liked breakfast. And 8.30 to 10am is, for the overwhelming majority of our guests a happy compromise between a bit of a sleep in and not losing too much of the day when they could be out enjoying the region's world class food and wine. Finally, AAA Tourism, who administer the Star Rating Scheme in Australia have again, for the 11th consecutive year, rated Abbotsford Country House as a 4.5 star property. There can’t be a more definitive statement regarding our standards of quality, cleanliness and facilities other than our TripAdvisor reviews. As we have said, as deeply disappointing as this review is, and as much as we might try to ensure a truly enjoyable stay, we have to accept that Abbotsford Country House is simply not going to please everyone.

We arrived with high hopes to this inn. On arrival, the room was fine. However, when we returned from dinner, the room was filled with millipedes (which are apparently common to the region). Fortunately, we were very tired - but I kept waking up at night to make sure that there were no millipedes on me. There were a few on the bed but this was not an acceptable experience. The owners claimed that the area was sprayed but then it rained. Either way, it was a horrible experience.

Sadly, we feel this review presents an unreasonable picture of how we care for our guests at Abbotsford. We had prepared for the Portuguese Millipede outbreak by spraying with an environmentally sensitive insecticide in the days prior to the outbreak. With rain and high temperatures forecast, which brings the millipedes out, we warned all of our guests. Portuguese Millipedes are totally harmless and like the Cane Toad, have no natural enemy in Australia. Occasionally, they do get into the guest suites, particularly when guests leave both their lights and doors open. They are attracted to the light. Fortunately, our other guests were very sympathetic to our circumstances and recognised that it was an unusual but totally natural event and we had taken all reasonable steps to mitigate any inconvenience to our guests.

After years of making bookings and traveling my husband and I were so disappointed by this property. We made an honest mistake on a 3 night booking, we immediately rang Julian to advise him of our mistake. We also rang Expedia and explained our mistake to them- all within 10 minutes of booking. Julian knew we were making other booking arrangements, based on HIS recommendations. He still proceeded to charge our credited card, on the day of our MISTAKEN booking. So my husband and I travelled out and visited him. We asked, as Expedia did, if he would consider just charging us for one night as a penalty (even though he knew within 5 minutes of our initial booking that we had made a mistake) - unfortunately he has declined this option and has charged us in full, for 3 nights $832, even though he knew from the start we were not coming. Expedia has gone all they can, they’ve logged attempted phone calls but Julian refuses to answer the phone. Julian will tell you it’s Expedia, their fault, they’re to blame- that is untrue. Expedia, have tried their very best to help us. Immoral and vagabond behavior.

Terrible service, rude, arrogant and misleading - I would never recommend Abbotsford Country House to anyone. I was greeted by the owner after driving an hour and half from Adelaide, who then said I was lucky to have a bed??? After seeing I had a child, he then went on to tell me they do not accomodate children, although it says so on the Wotif booking (as pictured). He rudely turned my family away and said I would need to deal with my online booking provider, and flatly refused a refund. Extremely poor customer service.

This guest arrived quite late and we made a point of greeting them whilst they were in their car to ask their name. We do this because there is another accommodation provider next door to us and people confuse our driveways. So rather than them getting out of their car and coming into the guesthouse, we greet them at their car. Once we identified that they had a booking with us, we made a joke that they had a bed for the night! Funny how they laughed at first. It was at this point the reviewer got out of the car and was holding an infant child. We then explained to the reviewer that we do not accommodate children under the age of 12. Nor do we accommodate two adults and a child over 12 in one suite. In fact, it was impossible for them to book a child under the age of 12 on Wotif, an Expedia affiliate they chose to use for making the booking. However, it is possible to book one child over the age of 12 along with one adult. This reviewer chose to ignore that point in the booking process and booked two adults. We suspect they chose to ‘wing it’ and thought they would be able to pressure us into allowing their child to stay. We don’t take children under the age of 12 as one of our main features is to provide an oasis of tranquility. Do we have a problem with children? No, in fact, we have a couple of our own! The reviewer has neglected to mention that we rang Expedia to check the booking terms. Expedia confirmed it was impossible to book in a child under the age of 12. They also neglected to say that we phoned the Novotel Barossa Valley Resort to see if they had any availability for a family with an infant child. Should we have just accepted them and hoped for the best? If the child decided to cry all night because it was in unfamiliar surroundings or teething, how do you think our other guests would have reacted? Particularly as they would have booked Abbotsford as a child free zone. Should we have given them a refund on the basis of them not reading the terms and conditions of stay? If they had phoned at the time of booking to confirm the child as part of the booking or to ask about a travel cot, then we would have explained our ‘no child’ policy and recommended them they look elsewhere for accommodation. Unfortunately, another case of a guest who was not prepared to take responsibility for their own actions. But happy to blame the hotelier when it all goes pear shaped or they don’t get their own way. As a consequence of this booking, we no longer accept any booking on Expedia for any child to ensure there is absolutely no ‘potential for confusion’ on the part of the booker.

This is a stunning property offering beautiful rooms in an idyllic location. In a normal situation I would be touting all of the accolades about this (albeit a bit overpriced relative to other comparable places we have stayed in Australia but nonetheless lovely) property...nice room, good breakfast, spa bath, etc. Unfortunately, there were two “fine print” (or perhaps undisclosed, as neither my husband nor I recalls seeing anything about either of these things when booking) negatives that we feel any future guests should be aware of before booking:
1. If you book through an online travel agency (Expedia, booking.com, or anyone Trip Advisor redirects you to) or, even if you book the “web special” on their own website, they will not service your room during your stay. Maybe it is us but we found this to be preposterous! We were paying $330 US ($440-450AU) per night, and suffice it to say that in all our travels around the world we have never stayed in a room in that price range that doesn’t provide daily maid service (in our experience, most provide twice daily service in that price range). We understand that fees charged by online travel companies (perhaps doubled if you are directed to one of these sites from TA, which we were) eat into small business profits but this is a cost of doing business and, as I told the owner, we never would have found them but for TA. We booked within the week so a) it isn’t likely that we snagged a room they would have otherwise have been booked for full price and b) if they don’t want customers from online travel agencies, don’t list the property there. But, to me, to undo all of the positives you are offering with your property by “punishing” guests who find you through these media is both outrageous and really bad business!
2). The rooms do not offer TV or WiFi. You have to go to the main house for that. We were told that the idea is to force people to relax, read and talk to each other. While I get (but do not necessarily agree with) the TV part, sorry but in this day and age, many people read (or watch TV) on their iPads. Also, most guests staying at the property are mature enough to make their own decisions about when they want to interact with each other and how/when they want to chill, alone or together. We were relaxing and trying to finalize the next leg of our stay after dinner and the fact that my husband had to get dressed and go to the main house to complete the WiFi transactions to do this, rather than being able to do from the comfort of our room, was just not something one anticipates, or appreciates, in this price category. Based upon the previous negative, our guess is that this has more to do with cost than anything. Bottom line is that this is indeed a beautiful property but unfortunately these two (in our opinion, self destructive) management decisions interfered with what would otherwise have been a perfect stay and a rave review.
