The Inn is located on Sherriff Street which doubles as the Newell Highway. There was plenty of free parking at the front of the Inn plus an undercover parking area.

Stayed one night in a large room that faced the back of the Inn. Our room was furnished with a queen sized bed (comfortable) with small bedside open cabinets on each side of the bed as well as wall mounted reading lights. There was also two single armchairs, a desk with a chair, a small square dining table with two chairs, wall mounted flat screen TV, minibar, microwave, electric kettle, iron and ironing board and an open hanging area.

The bathroom was also large with plenty of space for toiletries on the vanity and a walk-in shower with a rainwater shower head. Unfortunately the shower pressure was poor.

There was a small balcony with two chairs but no table.

WIFI was included and worked OK.

Overall the room was clean although the bathroom was showing its age.

The only other negative was that our room had an interconnecting door with the room next door and our neighbours were obviously deaf as they continued to have the TV on full volume until late in the night.

The Inn is in a good location and within a 10 minute walk to the shops, hotels, cafes and restaurants.

Staff at check-in were pleasant. Did not see them when we checked out.

Great meals in recently refurbished restaurant. Unlikely to find a better meal in Forbes. Staff very friendly and ambience relaxed and cosy. Highly recommended. Had prawn and calamari schezwan fried dish and crispy skinned chicken. Both excellent

This place was perfect for a one night stopover in Forbes. Short walk to town for restaurants, clubs, pubs and shopping. Room at the back with lake views so very quiet and comfortable. Lovely balcony with 2 chairs. Everything you need for a short stay. Room was very spacious with toiletries etc.

We were staying in Forbes to visit the Elvis Festival in nearby Parkes. Check in was fine. As soon as we walked in I noticed that the single bed had been slept in. The queen bed had fresh sheets, but the single bed sheets had not been changed and the bed had not even been made. It was dirty with food stains on the sheets. Luckily my daughter didn’t join us on this trip. The queen bed comforter had white stains on the underside of it. The mattress was hard and plastic, like sleeping on a jumping castle. The bathroom had multiple dead bugs on the floor and had a lot of mould in the shower. I’m not surprised as there was no fan in the bathroom so it was a sauna in there every time you took a shower. The toilet seat was very yellowed from age and the toilet brush was just thrown on the floor. The hairdryer had an inch of dust and grime on it. The sofa was covered in stains - I didn’t even attempt to go near it let alone touch it.
Due to the festival, everywhere else was booked out so we had no choice but to stay as we had driven 5 hours to get there. We were charged $190 per night, even though their website states $150. When I told the man at reception about the room on the Friday, he said he would let the cleaners know. When we checked out on Sunday morning nothing had been done. Luckily I brought antibacterial spray and wipes, along with my own pillow. I definitely left it cleaner than it was when we arrived. Not where near worth the price we paid to stay there, and will definitely never stay there again.

This place is disgusting. There was blood stains on the pillows, god knows who what white stains on the blankets, hair in the shower and blood on the toilet. We left after an hour. Unable to get refund as there was no one at reception. Wasn’t worth the wait just wanted to get out of there!!

Sadly Forbes has little choice in modern accommodation of a high standard. After being abused by the appalling feral manager in Reception I checked Tripadvisor and found this dreadful man has been insulting guests for some time! He is so unhappy and angry I cannot imagine why he is still working in hospitality.

We booked a few weeks earlier and requested a luxury room with a river outlook. We were given a room facing the highway. The website does not indicate that the motel is on the busy highway which has a constant steam of trucks going by.

While my husband was working in Forbes for the day, I checked in but my polite request for a room change was met with unbelievable rudeness and laziness by this slovenly and shabby looking manager.

This man snapped at me complaining, huffed and puffed and threw a key at me for Room 20. I asked could I see it and when he said "NO" I went ahead to look it with him in hot pursuit trailing me. It was a horrible small musty room overlooking an industrial site.

It seems the nice rooms overlooking the river were all taken by a group of men working on a project who had a long term booking and not available to tourists.

As another reviewer mentioned appearances are deceptive. This place is relatively modern but has other deficiencies apart from this rude manager. The dogs caged at the entrance are off putting. They seemed to match the gruff and sloppy demeanour of the manager. The room had a balcony which could not be used because it overlooked the highway and the noisy traffic, and there was no fly screen.

The undercover parking did not have any access to the motel, guests have to walk across the outside car park back to the entrance and then to rooms. The open gauge metal exterior fire escape stairs are off putting. Other things not up to scratch were the absence of milk for tea making in our room, odd not matching cups and water glasses; and the shower in a narrow bath tub with a silly interior window and Venetian blind, the cheapest quality of shampoo/conditioner and tissues.

I would have overlooked these things if this manager had been polite, friendly or just plain civil! Best to avoid Forbes and stay in Orange which has many beautiful places to stay and unlike Forbes a very helpful Information Centre.

This was an experience never to be repeated!

Outward appearances are deceptive. I expect a lot more than this for the price. For starters, the gent at reception should get rid of the rugby guersey, have a shave and brush his hair, might make him look a bit more professional. Its also not a great idea to have your hunting dogs caged up in what used to be a disability parking space, right in front of everyone. Poorly designed metal stairs and balcony that overlook warehouse back yards is not very inviting. The rooms are spacious but door to bathroom needs a fair heave to open and close as it doesn't seem to fit the space. Flat Screen TV is very small and no screen doors on balcony exit so you get eaten by mosquitos from the lake if you leave glass doors open. RSL across road was a godsend, with good meals and friendly staff. Could be a top motel but it looks like owner employs his redneck relatives to run the place so customer service is not paramount to this mob.

Booked for two nights. There was a large group of us who were in town for the camel races and the Manager informed us he would charge our family room at a special rate due to the fact that we were booking so many rooms. We had 5 in our family so we were informed that we would be given a 'family room'. Little did we know that this just meant two rooms interconnecting and that we would be charged $120 per room per night! $480 later! Also their website states in flashing red writing $99 per night. When I questioned this he stated that was a midweek special even though the sign outside the hotel says '$99 per night Sun-Mon. Our group will not stay here again.

This place was a complete let down. For the prices they charge per night it should be 4 star, however it is no better than 2. Definitely overdue for a refurbishment, the TV was very small and had wires hanging down the wall to the plugs, the fridge was noisy, the toilet dripped all night (closing the door only slightly helped), the shower had no pressure, the bathroom ceiling fan didn't work (that must be a hazard) and the towels were so old they were frayed and splitting along the edges. All the rooms are on the 1st floor and there didn't seem to be a lift, just the fire stairs. And the desk staff just didn't care at all. Overall the worst night I have had anywhere for the price. Keep away.

Having been to Forbes a number of times in the past we always stayed for the day only then traveled to Cowra to stay overnight. We only stayed in Forbes this time round due to this hotel and was extremely surprised at how great it was. I am very difficult to please and will not even put my foot in the door unless the place is of high standard. Our room was extremely clean and spacious. I always look at the tiny things that give away a room that is unclean and this room had been cleaned wonderfully. For example both the couch and the bed headboard where not made of material so did not have germs and dirt trapped in it, which is very important. The place smelt of nothing showing it was clean. I happened to come into my room while the owner's mother was finishing off a few things and she was well kept and clean and took extreme pride in her work. It was a massive thing to see her take away our used cups etc to be washed in the dishwasher (as I asked her where she was taking them) and not like cleaners usually do and rinse them in the bathroom sink only to return cups with germs on them. This place not only was comfortable and had a lovely view and a minutes walk to the lake but for me it was honestly clean to the point that dirt could not be trapped and live here. The sheets were perfectly white and crisp. The fridge was clean. The bathroom and toilet were also spotless.
They even thought up front and do not have closed smelly cupboards where your clothes hang it is open so your clothes do not have a damp smelly smell. I cannot fault this place and my husband breathed a sigh of relief as I am extremely difficult to please and would rather stay in my car then enter a place that is not perfectly clean and up to my standards. Also before we checked in we asked to see a couple of rooms and there was no hesitation or problem in doing so. I will have no hesitation at all to stay here again. Do not hesitate to stay here it is a lovely comfortable stop but more importantly it is very clean and safe.
