Wow! My friends and I were speechless when we first arrived. The view was A.M.A.Z.I.N.G! We stayed in the villa and had the most wonderful time. I would recommend Nikos Villas without hesitation, and am already planning to come back! The staff were so very friendly and helpful. Every suggestion they gave us was great. We ended up dining almost every day at one of the restaurants Sophia suggested - it was delicious! We watched the sunset on the tip of Oia the first night, but the rest of the time watched it from the comfort of the hotel, because indeed the view is better at the hotel, and especially at the villa's deck, if you have the villa! You get the sunset plus the view of the town. If you stay here, do yourself a favor and let them arrange transportation for you. There are standard rates for taxis, and they simply arrange the ride with a taxi company at the standard rate (no up-charge). It was very convenient to arrive and have a driver waiting for us and bring us right to the hotel. The location was perfect! We were so close to a grocery store, ATM, many restaurants, and the touristy part of Oia, which is oh so fun with continued stunning views, great shops and tons of restaurants. And for you foodies, an added bonus of Nikos Villas is the proximity to Finikia, the local village right next to Oia. In Finikia you will find amazing local food! And I'm not talking hole in the wall kind of places. I'm talking traditional Greek gastronomy in places with a super cool ambiance. This hotel is also right on the Fira-Oia walking path. We took the bus to Fira (bus stop right outside of hotel) and hiked back to Oia, and it was one of my favorite activities in Santorini. It was fun to come "home" to my hotel as I was on the path. And it felt great to jump into the pool after hours of walking. If you can get the villa, I HIGHLY recommend it. You will not regret it. My only hesitation in saying that is that I'd love to keep this place a secret!

Oh, and they seem to be very responsive to suggestions. For example, one reviewer mentioned this isn't a "robe and slipper kind of place." Well, the hotel has robes and slippers in the rooms and we LOVED having them! Another reviewer mentioned the place could use an electric tea kettle. Well, we had the prettiest electric tea kettle I have ever seen, and we used it every single day. A few reviewers mentioned the owner. The original owner has passed away and his niece, Ria, now owns it with her cousins. She is absolutely lovely and takes such great care of the place. I really enjoyed talking to her and hearing a little about the history of the island.

Lastly, the housekeeping staff was excellent. they did a fantastic job of keeping our place tidy and welcoming. Thank you!!!

It has been just over seven months since we had the pleasure of staying in Nikos Villas in Oia. Sometimes it takes time to thoughtfully reflect about an experience, and so now I wanted to write a review.
My wife Sonja and I did a lot of research on hotels in Oia. We looked at amenities and price and reviews because we’re not experts and certainly not seasoned travellers. We decided on Nikos Villas and were not disappointed. Sometimes an event or a day or a place or a hotel leaves you with something over the long term, and Nikos Villas did that. We have talked about how our stay in Oia was made a great one because of the people we met at the hotel. Everyone was so warm and welcoming, when we arrived Sotiris made us feel so welcome and took us up to the lobby, and Sophia greeted us and made us feel like kings. She took us up to the room which was magnificent, it had a kitchen and a separate bedroom and every morning we were treated to the greatest breakfast ON OUR BALCONY. We had everything we could have wanted and if something wasn’t there we could have asked for it to be there the next morning. As soon as we settled in we spent a few hours at the pool just admiring the view, and George treated us like family, he became a very special person during out stay. We met Ria and Dimitris while we were there and even some family members who came to help out. Sonja and I may never have the good fortune to return but we know that we will always remember the good times and the people from Nikos Villas.

Stayed at nikos villas in Oia.
The staff is really helpful specially Demitri he was the best.
The location is perfect.
Pool area is truly peaceful.
Breakfast options were enjoyable.

The beds were a bit too hard. Some ants playing in the room but nothing crazy.
The shower is a bathtub with a handheld handle. I didn't like this much but not a problem. They have a shower by the pool area with shampoos and all you need.

I'd recommend you eat dinner her too because I'd more affordable than the restaurant in the city center of Oia.
But buses to Fira are also easy to take and cost 2 euros.
FYI taxis never give receipts and are expensive...

We spent three incredible nights in this phenomenal hotel! We were blown away from the start when Matina began what turned out to be the most impressive display of customer service we have ever experienced! She led us to our perfectly appointed yet traditional Greek decorated two bedroom villa. Unlike most places in Europe three bathrooms were spacious and the air conditioning freezing! The kitchenette was and added bonus. However, the huge private balcony overlooking heaven on earth (Oia) put it over the top. Matina introduced us to the poolside bartender Andreas who also delivered impeccable secure each day as we chilled by the pool following our daily activities.

Each day, a fabulous and huge breakfast was delivered to our patio where we enjoyed the view while savoring the food.

By far though was the ever present to help us with whatever we needed Matina. Dinner reservations, excursion reservations, towels for the beach, bagged breakfast for our early morning journey the day we left, finally coming in early to wish us goodbye and safe travel!

The accommodation alone would make us consider a return. The service guarantees we will be back!

Imagine having a postcard view of Oia and its blue domes while having breakfast on your own balcony. Then imagine watching the amazing Santorini sunset from the comfort of your own balcony... Need more? Imagine you are 15-minute walk from the Oia famous and overcrowded pedestrian zone and village center and yet in a quiet area hanging over the cliff.
If you really need some down to earth handful of details, here you go: the room was very comfortable and surprisingly sizeable, consisting of a living room with a couch which can be used as an extra bed for 1 person/child and a sleeping room with extremely comfortable bed. There is a small kitchenette, equipped with everything you need if you really want to do your own cooking. The bathroom is small but sufficient. Besides, you don't really spend much time in your room when you are on Santorini, right? Then, there is a nice swimming pool and sufficient amount of sunbeds and lots of seating space to watch the caldera and the sunset every night. And finally the hosts: Sophia was great in providing us with all of the information, maps and everything we needed - thank you! I wish we could stay longer, Nikos Villas is the place to be!

My wife and I decided to spend a few days in Greece after our cruise ended. By chance, we booked our stay at Niko's Villas and Suites. What a find, almost as good as finding buried treasure! The staff is so friendly and accommodating that you feel that you are with family, not in a hotel. Dimitris, Matina, Fo and the rest of the staff are the best. The rooms are mainly on the smaller side; but who cares, we weren't there to stay in our room. The location is perfect. It is just a short walk into the main area of Oia, which is great. It means that you don't have to deal with the daytripper cruisers that flood the streets during the heat of the day. The views of the caldera are spectacular, and you can watch the sunset from the terrace or you patio sipping a great drink made by Fo. It is a beautiful and easy roundtrip walk to Fira if you choose. If you want to do something, you just have to ask at the front desk and they will arrange it. For eating, there are 50 or more restaurants and tavernas within a 10 minute walk. We are already planning to go back next year and hopefully beyond!

We had an unbelievable experience staying here! The staff was amazing, very hospitable and went above and beyond in every way. The room was impeccably clean, beds were comfortable and linens were high quality. The sunset view is the best in Oia! No need to venture into town, you can watch the sunset from the pool area with a clear view of the sunset which is incredible. The pool was lovely, with poolside service of food and drinks. We can't wait to come back again next year!

Loved our stay at Nikos Villas! The staff were extremely friendly and accommodating. They carried all our luggage, mapped out the area for us, and provided recommendations. One day my wife was roasting in the sun and a staff member ran out to give her extra sunscreen and aloe (thank you Flo). They did all of this with a great attitude and smile every day. Highly recommend asking them for dinner recommendations / reservations.

In addition, the room was very comfy. Beautiful pool for relaxing. The views were stunning!

Our family of four had a pool view apartment. Breakfast on our little terrace was a lovely relaxed way to start the day. The pool was a real treat - Oia’s streets are so cramped most pools are much smaller. A reasonable 15 minute walk into central Oia. The view of the caldera from the terrace is stunning - made even better by an excellent cocktail list!

Excellent customer service. We had arrived to Santorini to find the Airbnb villa we had booked a year before had accidentally been given to someone else. We were stranded at the ferry port with no one to pick us up and no place to stay. The staff at Nikos Villas swooped in to help - providing a transfer and a beautiful cave suite at the last minute with magnificent views. They also called our rental car agency as our rental car had been given away, and aided in our dinner reservations. Not sure what we would have done without their kind assistance and we recommend staying at their hotel wholeheartedly!
