This facility ran by owner and warm to welcome customer since the first step. If you are looking for place to stay in the center of the town, nice and convenience and safety with cctv and staffs at the front in reasonable price, consider Sansabai House in Korat.My staying for 2 nights was impressive and enjoy good food that available at the hotel. Definitely come back

A nice clean room with hotshower, refrigerator, free wifi and a small balcony.
I paid 380B for a A/C double room, but they have 270B fan rooms as well.

Located on Suranaree Road, the heart of Nakhon Ratchasima where there are many sonteaws to get around.

Many local restaurants nearby and 7-11 is on the opposite side of the place.

All rooms are non-smoking, and there is a smoking area downstairs.

Quiet and clean rooms with good value, recommended.

My partner and I couldn't believe how great our room was when we were first shown into it. We were paying 450B/night for a luxurious hotel room! For the price we had AC, a fridge, daily housekeeping, daily free bottled water, a balcony and a great bathroom. The room itself was perfectly clean and very large with very strong wifi. We loved it! There are numerous floors at Sansabai but even on the top level the wifi was still very strong and worked perfectly well. The staff were lovely, so friendly and helpful, despite speaking very little English. The guesthouse is located in the heart of the city not far by tuk tuk from bus terminal 2 which all the long distance buses use. It makes a great base to see the city. We loved Khorat itself- the only foreigners we saw were expats who lived there. Because of its lack of tourists it was wonderfully hassle free; we were able to walk the city without being bothered by endless tuk tuk drivers and watch as daily life went on as usual. Everyone we met in the city was lovely- some of the friendliest Thai people we've met on our travels. Phimai and Phanom Rung can both be visited as day trips from Khorat and staff at Sansabai were only too happy to advise us how to get to each.

I stayed here twice. Once going north and the second time on my return south. It's for sure one of the nicest hotels I've ever stayed in (in terms of cleanliness and friendliness of staff). There is a strict no-smoking policy at the hotel but they have an area outside for smoking. As a smoker myself, considering the price of the rooms, the location and the staff, the no-smoking policy is not an issue.

7-11 opposite and 2-minute walk to bus station 1. Motorbike taxi 40bht to bus station 2 about the same to Big-C.

They sell food which is pretty much the same price as street food (40bht a dish)

We decided to try book accommodation close to Bus terminal 1, so leaving us not far from the impressive T21 and the city centre square. We had already looked at and were not impressed with the Tokyo Hotel next door. From walking in and seeing a clean spotless reception area, a very helpful daytime receptionist who spoke great English and let us see all rooms, this place gave a great first impression. The 450B great value rooms on 2nd and 3rd floors, are clean, plenty pillows, clean sheets, hard but comfortable beds. There's a good size fridge, decent air con a large ceiling fan overhead, bathroom with hot shower. Free bottle of water provided each day and a very good team of friendly Cambodian chambermaids. Sleep quality very good, but the Royal Thai air force from about 8.30am to 9.30am seem to like to wake everyone up in the city with their low flying manoeuvres. There's also some 300B rooms on the top floor but they don't have air con fridge or hot water. We looked at the 550B rooms on 2nd floor which had twin beds and a little more room, but decided the 450B rooms were best value. The breakfasts for about 65B were adequate toast margarine, jam, scrambled eggs and coffee and served in a nice area towards the back of hotel. You could get hot water for free from reception area if you wanted to take your own tea/coffee and cups. The daytime lady receptionist manager was really helpful, spoke great English and had a wealth of experience from working in Phuket hotels. No problems and no extra cost for my Thai girlfriend coming to stay with me for the last 2 nights. There's a 7/11 just across the road and another one close by. The bus station with buses to Bangkok less than 200 metres away. The advantage being close to the bus station is that many of the cities Songthaew buses begin and end their journey at the bus station and therefore go past this hotel. We caught one from near the hotel too and from the Bung Ta Lua water park about 4 km away. Price only 8B per journey. The impressive T21 is about 10-15 minute walk away with the Big C extra also in the vicinity on the busy main road.
To sum up then for 450B a night it's hard to beat for value this clean friendly hotel.

This weekend I spent one night at Ban Sansabai and I wil be back. The cleanest hotel I have seen in Korat. The staff I talked with were suprisingly good in english and so friendly and helpful. Wifi was strong and really good, bathroom had same standard as you would expect in Europe. I will use it every time I want to stay in town for a night or two.

They have a lot of different room to choose in this place. We choose a double room in the back building with AC and a small balcony for 450 bath a night. The room was big and clean. The staff don't speak english very well, we were trying to tell we wanted to stay for one week and asked for a discount, but the receptionist didn't understand at all. After a few days the owner (?) asked us to move to another room for two days (and move back after 2 days) because she had a booking for our room. That other room would be 550 bath, and she didn't agree on us paying the same price as our original room. Well in that case, we are not going to move anywhere (and back), it was their problem not ours.
But beside this, it was a fine place to stay, good location, lot of streetfood around.

Sansabai Guesthouse has a homey vibe. I checked other hotel/service apartment nearby and did not like the ambiance only because I prefer to stay in guesthouses than hotels. I stayed here for couple nights before I went to Buriram Province and came back after a week to stay for 4 more nights just to relax. The receptionists may not speak English well but they try. They try to help as much as they can. I've always had the airconditioned room for 450 baht. The room has TV and fridge which are great, the bathroom with hot shower is nice, there is a closet and little table with couple chairs, the bed is comfortable, the little balcony is useful for drying some clothes. I just love this place! I will definitely stay here again and highly recommended.

We stayed here for 3 nights.
And price/quality this place is hard to beat.
Rooms are nice and comfortable they have also a little balcony.
In our room the hot shower was working perfectly.
Location is quiet central in the city and there are a fey street vendors closeby the hotel selling good food and there is also a 7 eleven across the street.
There is a strict non smoking policy in the hotel.

Overall a very good place to stay!

Excellent location for the lost traveller heading for the North-East. Also, try the food next door.

Only downside was the cold shower, but that was also refreshing. 300 bath a night is a bargain, we ended up staying for three.

"We had a room at the back of the hotel which was quiet, the front of the hotel is on a busier street, but not much happens in Nakorn Ratchasima after 10pm anyhow!"
