Stay in a villa with private pool on the ground floor. Excellent location for visiting shops and restaurants on the main street without being disturbed by noise and traffic. The house has a patio with a television, dining table and kitchen which are difficult to use but the environment has an unquestionable retro charm. The bedroom, with a canopy bed and mosquito net and a large bathroom with shower and bathtub, complete the offer. It cannot be compared with a modern hotel because it is a choice that retains some of the flavor of a more peaceful past, distinguishing itself from many identical and personality-free offers of modern hotels.

Stayed in one bedroom villa with private pool located at rear of property. Very quiet and peaceful location. Villa was comfortable though is showing its age in many ways. It does need some money spent on refurbishment but it did not impact on my enjoyment of my stay. Whilst it contains an outside kitchentte of sorts it is dated and I would not use it but why would you need to as there are so many options of restaurants within minutes of the villa do yourself a favour and enjoy them. Note there are very narrow and steep steps into the villa courtyard so these may pose a problem to some people.
Villa staff were friendly and respectful of privacy. The location of the Villas may attract me to stay again though there are plenty of other options in the same price range which may be more updated and refurbished.

I admit; we weren't the easiest guests around. In our group of 4, there were several complications which saw us switching back and forth from a 2-bedroom villa to a 1-bedroom, and then back to the 2-bedroom. I'm extremely apologetic about that.
This is probably the cheapest that you can find in central Seminyak if you're looking for a villa with a private pool. The irony, however, is that we didn't even make use of the pool during our 3-night stay! The water didn't seem all too clean, and after 9 or 10pm at night, the water becomes stagnant. And there were many mosquitoes buzzing around our villa so this was not too re-assuring.
Terrible wifi connection; hotel staff on the first day told us that wi-fi wasn't available in our rooms, only in the public areas. However, when our friend arrived the next day, another staff told her the opposite. It didn't really make a huge difference I suppose, because the wifi access was extremely intermittent and this made it rather difficult to be contactable with our friends and families back home.
Breakfast orders were also mixed up on the 2nd day; staff insisted that we'd all ordered the same thing from when we first checked in, however we clarified that we'd changed the orders later in the night and the receptionist had also noted down our orders.
Overall, nice villa design, friendly but not the most efficient staff - if you're looking for a pool villa smack in the middle of Seminyak i.e. close by to all the restaurants and shopping areas, then this is the right place. Just don't have such high expectations.

We booked the honeymoon package for our honeymoon and on arrival for told that we were getting none of the package. No dinner no massage no transport and not even breakfast. Room only. Then upon entry into the villas it was so rundown, mould all over kitchen including fridge and drinking tank. Dirt in cupboards. The deck leading to the room was rotted and had to watch where we stepped. The blinds in the room were broken, the air on didn’t cool the room. The bathroom was old and dirty with the shower handle corroded and falling off. This is just a quick run down. Unless you are 18 years old and want cheap cheap I would suggest not to stay

We had rooms 18 and 19. From room 19, loud barking dog, music and voices from outside the Villa complex. No chairs to sit on to watch TV. Empty can of flyspray left for us to deal with mosquitos. I was moved to Villa 11 which was much quieter but still a nearby loud barking dog woke me twice that night. Timber venetian blinds faulty and don't close. Kitchen facilities and refrigerator are outside in the heat with the mosquitos. Light switches in courtyard are poorly positioned.Thatched roofs let in hot air, noise, mosquitos, and other creatures including whatever it was (a squirrel?) which left its poo and food in my bathroom. No drinking water provided. No tissues. Internet drops out.The bathroom has no air-conditioning and has heavy sliding door which must be closed at all times to keep the rest of the interior cool. Bathroom vanity-tap sprays everywhere, as does the shower faucet.Shower floor didn't look clean.The courtyard area at entrance to each villa is a dangerous mix of steps/bricks of varying heights. This whole complex is pretentious. It looks great but is far from it. We had booked for three nights but left after one night. I wouldn't stay there again if I were paid to do so. Management apologised for our many concerns but not even a partial refund was offered on our unused nights.

The location is 10 out of 10 and having a private pool was a total luxury. Breakfast was offered but it wasn’t fantastic but for the price of the nights accomodation m, we still did great. Our biggest concern about the villa was the air conditioner didn’t work the best and with the high ceilings the room ended up very warm. The staff were very friendly and helpful.

From the staff, food, cleanness, service, restaurant at the resort, main pool, and the transfer/shuttle service.
Thank you so much for an incredible experience, we stayed in the honeymoon villas for our anniversary. The villas was absolutely stunning, value for money was definitely 5 stars! The villas are located right on walking street taking away the hassle of getting cabs/scooters or walking to far back to your accommodation!
Reception were even kind enough to let us check out almost an hour late (1pm) with no additional fee. The villas also have onsite 24 security with a massive boom gate out the front checking all cars coming into the villas putting your mind at ease.

My husband and I had reservations to stay here for the last 2 nights of our holiday in Bali, it seemed like a good choice due to the location and we also wanted to try staying in a villa. The welcome at the hotel was not great - no cool towels or cold drinks - and we were told our room wasn't ready. We went and came back an hour or so later and were shown to the villa. We were really disappointed as the villa had not been cleaned properly - there was hair on the sheets, the sink was dirty, the sunlounges were faded and filthy, and the kitchen was old and unclean. For the amount we were paying, it was definately not worth it. Also, the pool and bar in the middle of the complex was desolate and lacked atmosphere - not inviting at all. We ended up checking out and went to another hotel. The location is great however the facilities and service do not match the prices this hotel is charging.

We stayed at the Royal Villa for 5 nights, the villa has a nice and clean private swimming pool but dirty towel, dirty toilet seat, dirty and stain mosquito's net, lounge chair. The refrigeartor was empty, cockroaches under the sink and ants all over our kitchen. If you dont care all those things I mentioned then you will probably like this villa otherwise stay away since this is a 5 stars property. We paid 5 stars, so we expected cleanliness to be included but it wasn't. Also the property does not have a restaurant.

I spent 12 nights at the Amasya, and it is nicely located, only 10 minutes walk to the beach and much of the nightlife and shopping also in walking distance. The villas are beautiful and cosy, offering both style and privacy. It is magic to hang out in the pool or take the breakfast outside. Also the free-standing bathtub is memorable.
If I would have paid USD 180 instead of USD 500/night, I could recommend Amasya unconditionally. Given that it was the later amount, I would have expected a better service: - 3 out of 12 nights there was no breakfast in the room - the small toilet could often not "swallow" (you get the point). Despite reminders, it took several days to fix, and the problem reoccured. - Satellite TV, but no flat screen. - Internet was only available in the micro-lobby (basically sitting next to the receptionist) and in the public bar area, which is actually a nice place to hang out and have a swim in the bigger pool. Unfortunately, internet in the bar area was only working during three out of 12 days, which I find unacceptable for the price.
If you walk on the road along the beach (on the town side of the street, there are some villas that go for around 180-300 USD, where the above-mentioned problems were not reported by other travelers)

Ditto on Ed S's response. Each villa has it's own "main door" with your own key that is separate from your room's door key. Do note that the Villas are located in a busy tourist district of Seminyak. Check the Villas location on Google Maps.
There are more places to choose from in the Seminyak area.
