I stayed at Broadleaf for a week over new year 2019/2020. I absolutely loved this place, it was clean, comfortable and welcoming. I stayed in the one bedroom villa it was nice and quiet and surrounded by beautiful lush gardens the villa was very spacious and well fitted out for cooking at home including a BBQ on the balcony. The owners have thought of everything, there is a laundry room, beach towels, snorkelling gear and I think you can even borrow bikes. The car that came as part of my package was a great small run about that was economic on fuel and very reliable. Overall i highly recommend staying here and I will definitely be staying here next time I'm on Norfolk.

From the moment that we arrived at Broad leaf to the day we left the villa, we felt we had come home. We began by being welcomed by the manager, left a mobile phone that worked on the island, with her emergency contact number, a torch in case of power cuts a small radio, an umbrella. All these little things grow into completing perfect holiday accommodation. The villa was spotlessly clean and easy to relax in, cook and just sit on the deck overlooking the garden. We will return!

Lovely clean convenient place to stay with everything you need. This is located in a good part of town that has easy access to restaurants, cafes, and tourist attractions. There is no electric oven but the unit had gas cooking hotplates and a Weber barbeque. There is a washing machine for use for laundry facilities.

We were greeted by Imogene, a very helpful & pleasant onsite manager. Unfortunately she was the bearer of bad news - no hire car available despite booking & paying for this back in May 2022. Before a private replacement was found to use for 2 days, it was advised that at further cost to us we could pay for the 1 & only taxi service then get reimbursed by Broad Leaf! This company should have been directly billed for this & not expecting guests to pay again for their poor service. Having only 4 cars for a 6 villa property doesn’t add up!
Accommodation was tidy but needed maintenance & cleaning. Lovely setting.

Our stay here was very disappointing and not up to our expectations.
The Villa was quite dark and dingy and had very basic amenities. eg the complimentary coffee was in a tiny take away sauce container and there were no condiments (shampoo, moisturiser etc) in the bathroom. We had to ask for soap as they had forgotten it. There was no couch in the living area; only two straight backed armchairs, so it was not at all comfortable when watching TV or reading a book.
The villa had a tiny balcony which looked straight into dense forest-so no view whatsoever (not even of the gardens). We felt as if we were still in suburbia back home, not on a beautiful island.

We stayed there only the one night and then sourced beautiful accommodation at the Islander Resort, which had the best views on Norfolk and which was much more what we were looking for. We thoroughly enjoyed the rest of our visit.
If planning to visit Norfolk Island, we would not recommend accomodation at Broadleaf Villas, unless you are happy to accept a fairly basic standard.

The setting was beautiful and not far walking distance from town centre, restaurants and cafés. The villas are a bit dated but have all you need fir a eelaxed stay.
There is car parking available as having a hire vehicle is a must to get around the Island.
Imogen greeted us at the door and was available at all times if we needed help.

On arrival to this beautiful retreat, we were cheerfully met by Jo Jo. She gave us all the info on our accommodation ( + laundry facility) and Island info. Handed us a free mobile phone for the length of our stay - leaving her contact number if we had any problems. Amazing!

Our villa was very clean, spacious & well maintained. Great location, walking distance to restaurants & village shops. Also, a lovely walk down to Kingston and Emily Beach.

However, still quiet, private & tranquil - an idyllic place to stay for our wedding anniversary.

no contact when arrived,promised phone never got one,midweek clean never happened,manager uncatactable,cockcroachs in kitchen and bed.
not enough fly screens,had to stay extra two nights because off weather stayed at paridise fantastic place,wes offered $25 coles voucher as compencation for what would have cost us $250-$300 expenseses,10 months later still no prper appolagee or voucher.
stay somewhere else.

very good experience, the apartment was clean and neat and set in a lovely garden setting. The transfer and hire car were all there as arranged and Jailene the manager was absolutely fantastic, particularly when our flight was cancelled and we had to stay an additional night. She arranged extra accommodation and a rental car to tide us over, very appreciated.
The villas are centrally located to shops, restaraunts and attractions, stronly recommended

We stayed here for 5 days in February. We had originally planned to stay for 2 days, but then decided on a longer stay and required 3 extra days at the start of our trip. JoJo kindly obliged, and was able to include a car with our stay for the full 5 days. When we needed the car for a few hours longer at the end of our stay she helped us with that too. The accomodation itself was nice and had everything we needed. It was also very quiet and private with a balcony that overlooked beautiful tropical gardens. It was great having a laundry to use.
