I would give this property 3 1/2 circles due to few drawbacks. Let me start with good aspects. The property is located 10 min away from the centre of Ubud so it is away from busy town centre. Would like to express our utmost gratitude to the Tepi Sawah Resort and Staff. We stayed 3 nights (only wish it had been longer) 17th Sept - 20 Sept 2011. We stayed in an upstairs Batuan villa with a small balcony overlooking rice paddies. Large room generally clean, but the walls could do with a good scrub. Beautiful gardens with a great pool area. A new spa was being built while we were there, so massages etc were not available. The staff were friendly and helpful. The breakfasts were delicious...

Lovely big open setting. Salad Nicoise was poor - unrecognizable ground 'tuna', small quantity and little taste. Thai spaghetti was OK but small quantity and little flavor. Prices were OK though. Did not lodge there.

Stayed in a lovely villa at the end of the property, with a large balcony & sunbed overlooking the neighbouring rice fields. Room was clean and roomy, good aircon unit and a bath/shower. Tepi Sawah is a really nice place to stay. Lush and green gardens with a background of rice paddies. We ate twice in the restaurant which was reasonable (be careful of the mozzies if you eat on the outside tables of the restaurant). The breakfasts are really good with a nice range of food. We stayed at Ubud 201 and the room was beautiful. Loved the outdoor shower and the balcony which overlooks a paddy field. Every morning at about 6+, we would hear birds chirping, ducks quacking, roosters crowing. It felt like we were in oasis :) The villa is away from the town so it is rather quiet. Had a very late check in at 1Am. Came in the lobby and had receptionist waiting to take me to my room. We stayed 2 night at this hotel....our room Ubud 201 was magnificent a beautiful huge room with a huge balcony looking out on rice paddies and a sensational open air bathroom.
