Tripadvisor’s approach to reviews
Before posting, each Tripadvisor review goes through an automated tracking system, which collects information, answering the following questions: how, what, where and when. If the system detects something that potentially contradicts our community guidelines, the review is not published.
When the system detects a problem, a review may be automatically rejected, sent to the reviewer for validation, or manually reviewed by our team of content specialists, who work 24/7 to maintain the quality of the reviews on our site.
Our team checks each review posted on the site disputed by our community as not meeting our community guidelines.

This was a last minute booking and they only had a studio villa, which sleeps 3, we are a family of 4. This was fine as we were desperate as most places were booked in Devonport as we were leaving for SOT the next morning.
This room was super clean, well stocked, and all round comfortable! The owner made sure my son had fresh sheets and blankets (as he slept on the lounge) I would definitely recommended this place. The bathroom is pretty much new, kitchen clean and super tidy, the owner seems to put alot of pride and effort in to this place.

The hotel is very good, spacious and clean. Defitely worth more than what you pay for. This place is located at a good location, short 10 min drive from the city but provides excellent views of Tamar river. All the facilities provided including kitchen, dining area, living room, all great. Beds are comfy with blanket heaters for warmth.
Overall, it gives you more than what you expect!

Contactless checkin very good, room tidy and spacious. Linen good quality and plenty of of it. Facilities tired - one of the ceiling lightbulbs not working, tap in the kitchen sprays water everywhere, soap holder in shower just about off the wall, not a single SOFT surface - not the beds which were like rocks, nor the sitting room chairs. No bowls,in the kitchen to have muesli for breakfast. The on site Vietnamese restaurant was good value.

This property advertised wonderful views of river and mountains. This was a joke as a glimpse of the river over the rusted roof in front of our room was all we could see. The car park was littered with leaves and rubbish. Advertised as Villas we saw it as a room in a very run down Motel. The room itself was reasonably spacious but the furnishings and decor were really unappealing. The bed was really uncomfortable. The kitchen equipment was old and some of which you really wouldn’t want to use. The frypan was so disgusting we couldn’t use it. The property is reasonably close to Launceston but you do need a car to get into the City. Would recommend you look at alternatives.

Large room with a decent kitchenette. Quite comfortable but very very basic. In quite a good location because easy to get into Launceston and to get out to wineries etc. The accomodation itself is quite difficult to enter off a very busy road - a tricky entrance. Also quite a bit of road noise. Overall very average but comfortable enough.

Check in advice was bad, no gude to things to do in area or wifi/restaurant we had to do all the asking. 2 nights if we wanted more tea n coffee we had to buy. Restaurant shut at 7pm (never known a restaurant to open for 2 hrs). Too far from city to walk to go out for the night. Won't be back

This place was spacious & self contained. We had 4 kids with us & needed the sofa bed and bought our own cot and we fit comfortably. Close to everything we wanted to do and see. Only thing is a little noisy being on the main Rd. Not overnight but early morning etc. Beds were a little firm for our liking also but that's just preference .

served a purpose, small playground for the kids (swing), outdated but they are very welcoming and accommodating. The hotel is a bit of a hike from town, usually if i am needing to stay in Riverside I would prefer the pub. Not a bad option at the villas, no real complaints.

We arrived early not expecting to get into our room, but were advised that the room was available, which was great as we had a fuction to go to at the Tailrace Centre across the road. The studio was very spacious and well maintained for a 3.5 star property and also with great views of the river. We only stayed for one night, but found it to be a very central location. I would recommend this motel.

Stayed for a couple of days and had no problems during our stay. This was our second stay in the past couple of years. The room and all amenities were clean and operational and parking was easy. The bathroom appeared to have been recently upgraded. The views from our room on the first floor were a bonus this time. The manager was friendly and helpful with our enquiries during our stay. I still recommend this motel as good value whilst staying in Launceston.

Yes, ground floor accommodation is available, not sure about how wheelchair friendly they are though. Best to contact the Villas. Good luck.
