I was able to stay for a week on a ground floor unit in the middle of the condominium building. It was a two bedroom unit that was clean and organized when we arrived. The unit's kitchen was a bit shabby and outdated, but was well outfitted in accessories to use for family cooking. The bathrooms had been recently remodeled nicely. Closets were ample size and beds were comfortable. I did feel the price was very high for the size and amenities, but we were just a few minute walk to the beach for convenience. The unit also had beach towels, beach chairs, sand toys and fishing poles on hand.

Great place! Just a short walk from the beach…The condo was comfortable & clean. We used the kitchen lots & it was well supplied with utensils etc. The pool was really nice to come back to in the afternoon, after beach in the morning. We did have some trouble with the wi-fi but it seemed to work okay after we reset it. The door lock/key to get in was a little tricky. We had to wiggle & jiggle it LOTS every time to get in- that was a little bit of a pain. Other than that the place is great. You can’t see the beach from the condo but it is a VERY short walk. The walk is down a little narrow path & you are at the beach in no time. The washer/dryer were nice to have in the condo. We also ate out on the screened in porch for breakfast. It was a great stay. Our family loved the location!

In August I will once again be staying on this property, however, in a different condo. It is quiet (a roof deck to watch the stars and sunsets), outside pool on the property, close to the beach, convenient to all local food, shopping and at the half-way point to Captiva. Being a smaller condominium there is very little, if any noise. Closed in lanai, spacious inside, easy parking. If you prefer privacy and a very short walk to the beach, this is definitely the place to look into.

To start, we have been here before. Never had an issue with the inn. However, this time was different from the beginning. We arrived at 2:30 p.m., we had to wait until someone came to the office. No big deal. However, the employee snapped at us when we asked to check in because check in was not until 3:00 p.m. Strike One. She could have handled that differently. Could have given all the check in forms and asked to wait until 3:00 p.m. We came back at 3:30 p.m. and it took close to 20 minutes to check in. We finally checked into the condo B6. These condos are not cheap and you expect better service. The common area (i.e., living room, dining room and kitchen) is nice. The condo has a spare room that has a small washing and dryer. You can leave your beach stuff here and not drag sand into the condo. However, the beds are horribly firm. To the point that we would wake up with back pain. Not enough bath towels. If you advertise accommodation for 8; then you should have 8 bath towels. Not enough pillows either. The kitchen has little supplies (i,e. one paper towel, no extra toilet paper, one coffee pack, barely any garbage bags). The kitchen did have pots, pans, and other basic kitchen ware. We have stayed in other condos and cabins; and basic supplies are available. Strike Two. We came back to find someone had parked in our designated spot. When we went to complain, the front desk stated they cannot due anything about it since they do not manage the condo building. While we understand this; at least give somewhat of a solution. We had to go a second time to be given a temporary parking spot. Strike Three. I highly recommend staying at the actual inn. Not the condos they somewhat manage. Also, management needs to be made aware of the rude front desk person. A negative first encounter can set the tone on your vacation.

This is a nice, well maintained condo with one big problem: parking. When we checked in we were assigned a parking space but not given a parking permit. After returning from dinner, another car was in our space. There were no other spots on the whole property and the office was closed. We ended up pulling off in the grass but woke up the next morning to find a note on our car demanding that we move our car. We inquired at the office. They tried to be helpful but told us they were not contracted by the condo owners to manage parking. We were given the name of a property manager who told us "not her problem". At one point one of them suggested we park overnight at a convenience store up the road. Really? At $300+ plus per night we expected a parking space somewhere on the property. Perhaps the condo owners will want to address this problem if they expect return renters. We won't be staying here again. Sanibel is a wonderful place to visit with many, many places to stay. Parking is limited in many areas of the island but in any other place we have stayed it has been well managed. I regret that we had to spend our precious vacation time dealing with this problem. Renter beware.

I can't say enough about how wonderful our time was at Susan & Andy's condo!
They are the most hospitable people; whether by quick replies from Susan, or a phone call from Andy. Their condo was so well-stocked, and made for an enjoyable visit!
The beaches are beautiful, and we are so pleased with all aspects of our stay! (Except the no-see-ums, which were only an issue at sunset time.) :)
We plan on returning, and highly recommend B2 Breakers! 🌊🐬🌴🐚☀️

Waterside Inn / Breakers West
Unit B4
I would call this a dump, but that would be unfair to dumps everywhere.
Where to begin?
The following was disclosed to us ONLY at check-in:
-This unit provides ONE roll of toilet paper for your stay.
-ONE day’s supply of toiletries as soap/shampoo, etc.
-NO housekeeping during your stay, only AFTER your stay (I hope)
-NO beach towels are provided, even though it is a beachfront property!
We took our grandchildren for what was supposed to be a fun beach weekend and ended up most of the time shopping at the local general store for items that should have been provided.
Building has flying bugs EVERYWHERE!! By the thousands. Most were lined up like a dark cloud by the elevator waiting for you to enter or exit. Also, huge carpenter ants and wasp’s nests along the walkway.
Granddaughter would cry at night because she wanted to leave “this bug place”.
Elevator is slow to open and fast to close hitting me in the arm a couple of times and scaring the grandchildren to the point where they refused to go on the elevator and always took the stairs.
Parking lot as stated in a previous post is teeny-tiny with assigned parking spots. We lucked out as there were not too many people staying there while we were there. Extremely difficult to maneuver into a parking space. Easy to see that if the place had been full, parking would be an issue.
Extra pillows in the closets had NO pillowcases on them or anywhere to be found in the unit. Communal pillows? Nasty!!
Unit states it sleeps six, yet only FOUR towels provided. Luckily, we had a laundry room so we would wash the towels every day.
We had a 2-bedroom unit. One room has a queen bed and one room had 2 twin beds. The room with the twin beds was obviously the kids’ room. However, the bathroom for that room only had a shower. VERY difficult bathing small children in a shower.
Kid’s room had no TV and you can see the holes on the wall from where the TV had been taken out.
TV in the Master bedroom had 2 remotes and no instruction on how to use them. We tried but were unable to turn tv on.
We have been coming to Sanibel for years. Too many nice places on the island that provide the expected amenities/toiletries for anyone to waste their time with this place.

My family of four visited Sanibel-Captiva on August 11 - 13 and found this wonderful apartment-condo C2 at Breakers West with a colorful, cozy, bright decor and very comfortable beds with easy access to the beach. The owners Susan and Andrew made sure we had access to all of the information needed to make our stay perfect!! We can wait to get back!
