You need to be 21 or older to rent a room, or if you are between 18-21, with parents consent.

Good morning! Well, there are no guest rooms on the first floor. And all of our rooms have a queen size bed. Hope this helps to answer your questions. Have a great day!

There is central air conditioning, but in addition each room has a window unit and also a fan. Have a great day! :)
