Love Beach Villas 2638 renovated condo! Sleeps 9 comfortably. New everything, floors, appliances, renovated bathrooms, furniture and mattresses. Love the short walk to “town” to have dinner, ice cream, drinks and best sunsets in the world.
If you want access to amenities you have to rent through South Seas and not a 3rd party (vrbo, king fisher etc.). Condos in South Seas rental programs can only be booked through South Seas and come with access to amenities; fantastic golf course, beach chairs with towels and umbrellas, pool with chairs, towels, trolly bus and iconic tiki bar. Houses, timeshares and condos not in South Seas rental programs do not pay into the very expensive construction and maintenance of pools, restaurants (2 reopening in fall 2024), water park (late 2025) and spa/fitness center (late 2025) or even roads, security or resort staff. While it makes non program guests mad to not have access to amenities it’s a choice the condo owner made and they can join the program anytime.
Such a fabulous place, can’t wait to go back! ignore the haters that rented through 3rd party and didn’t read the fine print.

We stayed three nights in a room in the Bayside Villas in the South Pointe area for a conference. The rooms were pretty clean. The only thing I noticed was some mold in the bathroom under the soap dish. Our room faced a small marina and had a screened in porch. The only noise we heard was the occasional osprey. The kitchen was stocked with utensils, pots, pans, plates, cups and glasses. We had stopped at the Publix on the mainland right before the bridge leading to Sanibel and bought food, including a freezer bag for cold items since check in isn’t until 4pm. We changed in the main check in area and went to the beach. The conference rate included resort fees and the aqua colored wrist band that allowed us to use the pools (too cold, though), get towels and use the beach chairs. If you walk to the beach (South Beach area) across from the check in area and walk leisurely right toward North Pointe and walk down around the northern tip of the island and back to Bayside Villas along the road it will take you 2 hours and 15 minutes. We saw all sorts of waterbirds and very few people. The shells were much better down this way than if you walk south from South Beach. We ate once at Doc Ford’s Rum Bar – buffalo chicken sandwich and a fish sandwich –both were good. They closed at 10 pm on Friday night in January. Employees of the resort are pretty friendly. There is an app you can download to see the Trolley that runs from South to North Pointe and back again all day long in real-time at each stop. If I was staying for vacation I would rather have been in the North section. It takes about 30 minutes to travel from the south check in area to the mainland and then an additional 30 minutes to the airport. There is a gas station right outside the airport to fill up when you are returning rental cars. There are no or few ubers/lyfts, but are other car services available if you set it up 24 hours in advance. There is a Starbucks close to the check in area at the south border of the property.

We booked South Seas as a winter escape and got what we thought was quite a good deal. I was skeptical after seeing the yo-yo reviews of 1 star to 5 star reviews so post-trip I was eager to come back here and leave a review myself. We stayed in the Harbourside hotel and yes, I do see what people are saying about updating. On the plus side, the room was clean and spacious and stocked with coffee, toiletries, and anything we would need. But, yes, it also needs updating. We are not fancy people, but some simple things like a coat of fresh paint and some new carpet would make a world of difference in the perception of quality. That said, the view from our room was wonderful as it looked out into the marina. It also appeared that there was substantial construction happening on the opposite side of the hotel so it seems all these "rooms need updating" feedback has been taken seriously. The location was perfect as we could walk to the pools, close to a trolley stop, close to the beach, close to golf, close to everything South Seas has to offer.
Outside of the room needing a small amount light maintenance, we thought South Seas was delightful. The staff was friendly, the on-site and poolside food was actually fantastic which was a pleasant surprise. You get the full resort experience with towel service, chairs provided at pool and beach, poolside service for food and drink. The children's pool was perfect for our daughter, shallow with zero entry or extra large steps for children to play on (kids love pool steps don't they!?) and we all adored the water slides. We fished off the dock and caught plenty of fish.
As far as Covid safety, masks were required in all indoor areas and we were easily spaced out in outdoor areas so we had no concerns.
I would recommend South Seas and I would come back again. We had a great time.

The grounds were enjoyable, but the lodging is equivalent to a college apartment. This is not what I expect for over $600/night. I suggest management stay a night a Fairmont or 4 Seasons to realize what guests expect for that sort of money. At the very least a warm shower at the end of the night, but no...each room is equipped with a 30 gal water heater. My kids each got 5 minutes of warm water before the hot water was done.

I have stayed at South Seas many times through the years and am a huge fan of the property. We did read the reviews since COVID hit and went in knowing some things would have limited hours and no housekeeping while there. With that being said the check in process was very easy and we were able to get an early check in to resort room 1836 which the front desk employee said was one of her favorites due to the view out onto the bay and intercostal where the dolphins and manatees frequently are. My opinion of the room is my biggest complaint from our stay there. Keep in mind we paid close to $450/night for 2 queen beds which we knew going in would be our accommodation but the overall condition of the room was fairly poor. Furniture stained, head boards discolored, dressers and tables outdated and bathroom with paint peeling and slow draining tub and sinks. To top it off we put out all of our snacks and drinks on the desk only to find them covered in sugar ants later in the day. We did not complain about the room knowing that there were most likely limited options and our view was beautiful.
As for the grounds they were beautifully maintained as always, beach in good shape and chair/umbrella service was prompt and attentive each day. Pool service was good and yes pool was busy but if you didn’t want to be in a crowd then there was plenty of room on beach. Ship provision store service was good each day and breakfast sandwiches or subs for lunch were good options. Lunch at harbor side had both good food and service. Friends played golf and said course was in good shape and attendant helpful. We rented a pontoon at Jensen’s which was a great day with many dolphins at Cayo Costa and fished, rented paddle boards and wave runner as well as visited several restaurants off site for takeout.
Overall we had a great time and resort is managing through these times as best they can but I definitely would suggest they take this time to upgrade the harbor side rooms while they have reduced occupancy as the price does not warrant the hotel room condition. Grounds still beautiful and service fine everywhere.

Arrived at 5:20 pm to check in....our room was not ready. The room was supposed to be ready at 4 pm. We were told it would take around 40 mins to get our room ready and they gave us a voucher for $100 at the harborside b & g.
We then went and hung around the marina (which is near our room) waiting for our room. About 45 minutes later we got a call saying our room was ready. The girl never gave me any keys, and over the phone she told me I didn't need them, they would be in the room. When we got to the room, it was locked. I called the desk and they sent someone down to open it and give us keys.
When the bellman opened the door, he said that this room hasn't been touched, and would not let us enter. We stood around outside for 5 minutes and when he came out he told us that he had a different room for us. It was across the resort, so we followed him. Again when we arrived at the room it also wasn't ready. So we had to stand around outside for another 20 mins while he cleaned that one up. 2 and a half hours after arriving we finally had a room. The room was very nice except that the cable tv in the bedroom didn't work, it would only pick up broadcast tv.
On Monday, we called to ask if we could delay our check out a couple of hours since we lost so much time on the first day and make use of the resort a little longer. We were told that we were given a voucher for our arrival problems. My wife reminded her that we were given a voucher to compensate for a 40 minute inconvenience, not a 2-1/2 hour inconvenience. She was very snotty and did not extend our check out.
I am probably going to share this review on Google, Travelocity and Facebook.

First, the good. Marina staff is awesome. Opening server at The Pointe was a treasure, & sunset beach staff stellar.
That's all the good. When reserving I asked if all restaurants would be open and was assured they would be. Not so.
Entered the room, the phone and safe didn’t work, and there was no TP. I called from my cell phone to let them know.
Upon return to the room TP rolls were tossed in the room, not placed upon the roller.
Next day I received via text a survey. I was honest. The rep wanted to speak to me so I went to the check in. I met her and she asked if I could call her with my concerns. I asked if she might have a piece of paper and a pen so she could write them down. Seriously?
Told her our room was not serviced the day before. Was told that they were social distancing so there would be no housekeeping. This was not noted on the website. $500/night room and no housekeeping? How about a card in the room stating, ex: “Your room is scheduled for service between X and Y. If you would like your room serviced please insure the room is vacant at that time.” Rooms are cleaned in between bookings, so their rationale makes no sense.
$500/night got us:
no clean towels
no shampoo or soap replenishment
no emptying of trash
no linen service
no place to eat a breakfast inside
no fine dining venue
A tram that showed up every hr, not 20 mins as told
a ship’s store that was selling tuna and chicken salad 3 days past date. Save your money. Never again.

This place was a dirty disgusting mess. Our shower drain was clogged, our dishwasher was broken and they told us at check in that there was no maid service. This was a bait and switch. We booked direct by calling them and specifically asked if there was daily maid service and the booking agent said yes. Do yourself a favor and stay at a hotel or somewhere that maintains cleanliness of the dwellings. The grounds were lovely as long as you were outside and away from the building. The building had garbage in the hall and towels littered all over the walkway as you literally had to clean your own room and throw the towels and trash in the hall. They also don’t enforce the no smoking rules. People were smoking in the room next to us and outside in the common areas. I would not return to this place without a written guarantee of daily cleaning service. Clearly they don’t honor their verbal guarantee. They also post a “low price guarantee” on the website but you will find the rooms much cheaper on Air bnb. And they won’t match the rates. Buyer beware on this one!

As your comments note, our resort, like many others, has paused daily housekeeping service for our stay-over guests and while we appreciate the disappointment this may cause for some, we hope our visitors take comfort in knowing that this change has been made with the well-being of our guests and colleagues alike. I visited South Seas this past weekend to celebrate my boyfriend’s birthday. Honestly, I was a bit apprehensive given the recent and multiple negative reviews. I’m happy to report it was an overall great visit where we were able to enjoy.
The grounds are well kept and there is something for everyone. The staff we encountered were friendly as well as attentive. We were very well taken care of by Carlos at the tiki bar by the pool. At some point we needed a wine opener and went to the front desk and were helped right away. They do take long to answer the phones, but I imagine they may be short staffed because of Covid.
The room for improvement comes with the cleanliness of the Harbourside guest rooms. I found two hairs on our beds, the remote control wasn’t cleaned (dusty and sticky), there were a few insects in the tub, and the ceiling fan hadn’t been cleaned in years it seems (layer of dust). It’s a good thing they leave you a roll of paper towel and a cleaner to be able to clean yourself if needed- but, I would think during a pandemic they should be more meticulous about the cleaning situation. They should also update and upkeep the rooms as the bathroom counter for example was in need of paint and some of the walls could also use fresh paint too. The bathroom, where the toilet is plain- it could use a painting or two to spruce it up (not a big deal, but just a suggestion that would make that area more pleasant).
Speaking about the pandemic, the resort does have hand sanitizer available at key spots and they sanitize the pool chairs and you can tell they are taking precautions on the common spaces. All of their staff were wearing masks. Being able to check in at the gate was a plus as it was speedy and we were able to go straight to our room. Don’t expect the guests to be wearing masks though (except maybe to enter a restaurant or store), it was very much business as usual for the guests, but the good thing is there is plenty of space for you to distance yourself. We went on a busy weekend and did have to be mindful as the pool area can get crowded. The beach area was excellent and there are plenty of chairs and umbrellas.
One negative thing I have to share is when we checked out, we never received a folio. After leaving I have called the resort multiple times requesting one to be told I will receive it in 24 hours or the same day and I am yet to receive it. If this is important to you, I would make sure you obtain a folio while you are there.

After a cancelled trip due to covid, this was the perfect getaway. Rooms and kitchen were spotless, grounds beautiful, and everything about the islands made us feel naturally safe and appropriately socially distanced yet very comfortable. Nature at it’s best!

Would highly recommend booking before you arrive. We tried booking ours 2 weeks prior and the resort rental was fully booked and the one outside of the resort only had three days availability for us. Perhaps depends when you are going. They are really fun way to get around and explore the resort and captiva.
I remember the tennis villas are 3 miles to the activities you mentioned, I am not certain where the marina villas are. The marina is very close to the activities, like pool, golf course, slide, so if the marina villas are by the marina, you wouldn’t need a golf cart. Hope this helps, their map should answer that.
