If you have to overnight in Mae Sot and have your own transport then this hotel is a good solution. It's a long way from the centre of town but the rooms are well-furnished, the staff are friendly and helpful (the receptionist speaks good english) and the outdoor restaurant is delightful.

It is a very new resort and the staff were really helpful. Everything was spotless and although the hotel is not finished there was no noise to disturb us. The swimming pool is well situated and at a very useable temperature. The breakfast was chicken fried rice with coffee and tea available, the service was again very good. Family run with typical Thai friendliness. This hotel has a theme which it is farming based and shows how local and typically Thai farms run, there is no foul odours. However they do keep fowl with chickens, ducks, geese and even turkeys, the first living turkey I've seen in Thailand. The farm consists of rice growing and harvesting, quite interesting.
Unfortunately the location is such you need your own transport, no taxi service and not within walking distance of the main towns. Language also could be a problem unless you speak Thai and they are already trying to remedy this. I certainly would return.

Before travelling to Mae Sot did a lot research; read all reviews and Rai Maneethip website using Google translation - I may be wrong but I understood that it was is set up as an educational establishment that has accomodation, hence classrooms around the grounds .Being adventurous I always look to stay somewhere different and glad we chose Rai Maneethip it is definitely not for everyone, is difficult to find (take the road south opposite Mae Sot hospital look for the 2nd sign after a couple of kms as per my photo its on the left, so turn left there - the lane is paved and takes a few turns then becomes dirt track carry on until junction another sign turn right follow around a few bends look for gateway on right) - We had booked for one night but liked it so much we stayed another, we brought our own food as other reviews advised they are not set up to cater. No choice at breakfast; 1st morning we were given boiled rice with fried egg on top and some sliced kiwi, second morning, rice soup and help yourself to bananas. We had disturbed nights due to; noisy parrot, strange smells coming from bathroom and noisy people outside until 1am - but we would come again as it is different, beautiful, fantastically relaxing during daytime and we found staff to be very good acknowledging the weaknesses. So if you have your own transport can accept this is a very different type of accommodation (read their website ) can bring your own food or can travel the few kms to Robinson or somewhere else to eat, can bring earplugs, you might need them , helps if you can speak a bit of Thai (or Burmese ) then personally I would recommend it - we would come again!

First off, the location was terrible if you like to eat or explore your surroundings. You can call taxis but they charge tourists 5 to 6 times the actual cost and don't have meters in their car. The advertised chuttle has to be booked in advance so they can get a driver so it isn't practical for daily use. The only other options are motobikes and bikes. I am a partially disabled 40 year old and this is not a good option for families or people who don't know how to ride or like motorbikes. There is no restaurant at the hotel and I only grabbed a couple of good meals my entire time in mae sot because of this.

Even worse was my experience at checkout. The staff was very helpful but did not know how to use booking.com in their system so we were not sure if my credit card was charged or not, and we couldn't find the owner, and no one else knew how to do it either, so obviously very poor management and training. I had a tuk tuk waiting to take me to bus back home and had to leave. I left my business card and told the staff to give it to the owner and have her call me when they figure it out and I can give my cc info again on the phone or wire transfer. When I was at the bus station, she called me harassing me and implied I should come back. I explained that this was poor training and management on her part and I would be happy to settle up but I cannot come back and advised her to work out the processes at the hotel. This morning i received a call from the staff saying that she doesn't accept credit cards or money transfers, so I asked what she wants to do. They didn;t know so I asked for her to call me again and still hasn't called. In addition, she blamed me for not knowing the payment systems at her hotel!!!! HELLO, I don't work there or trip booking.com so...that shows you how bad the customer service, respect, and concern was on her part, even when the staff and customer are trying everything to resolve the situation. So, nice property, but you will go hungry and you will be ripped off by taxis if you leave the hotel. In addition, After 11, you are on your own and the hotel is locked up so I hope you don't get hungry or thirsty. A shame. I travel there once a month for business and this is the first and last time I stay at Rai Maneethip.
