Small resort a little bit ouside the center. Standard, but clean. Nice terrace, but if you smoke it is unpleasant because the terrace is partly roofed. Breakfast less than average and nothing for westerns.

This is an Western-style motel where you can park your car in front of your room. Rooms are side-by-side in two low-end buildings, with a central open-air but covered reception annex sitting/eating area. The motel has its own tuk-tuk service with a very colorful vehicle for transport to/from downtown (no fixed schedule, by appointment). All rooms have fast wi-fi, a spacious bathroom with a separate shower and bath tub, an enclosed half-covered outside room in the back (for smokers), a large TV, and a huge and comfortable double bed in a huge and spotlessly clean room. The A/C works full force, so had to switch it off for the night in order not to freeze (visited in July, rain season). Only negative is that the walls with the neighboring rooms are paper thin, so ear plugs are needed. The breakfast is included in the price but is nothing to speak off; a choice of noodles with condiments, rice porridge, or (toasted) white bread with marmalade, Nescafé, tea, and juice. There is plenty of food offer outside, at the entrance of the road. They also serve evening meals, with an English-language menu available at the reception counter. The staff are extremely helpful and kind, and go out of their way to make you feel comfortable with service levels that surpass the already Thai standard. Only very basic English is spoken but it doesn't constrain neither stay nor service. Nice touch: as my visit was in the rain season, I found a free large umbrellas every morning at my doorstep to walk the 30 meters to the reception/eating area. To find the place, follow the signs to the Im hotel; it's in the same street, about 200 meters to the right before the Im hotel (the motel name is in Thai). It's a quiet location, so no industrial banging, yelling, heavy traffic, or early morning call-for-prayers. The guests are predominantly Thai, with a mixture of small tour groups, private couples and young families.

I say "next to perfect" only because nothing is perfect. This was as close to an ideal stay in a hotel that I have ever experienced. Believe me, I have been to all manners of places and stayed in all manners of hotels and inns in my travels to all the continents of the world except Antarctica. I arrived very early one recent dawn from Bangkok on the overnight coach with my cousin. We had a confirmed pre-paid booking through Agoda (incidentally, I can highly recommend Agoda, I have used them for years and they have always provided impeccable and reliable service). At that early hour, no room was available. Mind you check in was not until afternoon but what floored us was that the staff was apologetic that we had to wait. Given that this is a sort of motel type property, many guests check out at breakfast time so they thought we could get a room around 9. But instead of making us wait, they took us in the hotel transport to another property owned by them. There we showered, rested and they then transported our luggage to Baan Kiang Chan while we were out with a local relative for lunch and a tour of this fascinating frontier town. We checked in later in the afternoon. The hotel provides its transport - a sort of tuk tuk - to guests free of charge to go to the town center and even farther afield. We took it to the Thai-Myanmar border. As a gesture of gratitude, we paid for the gasoline and gave a tip to the driver who was a hotel employee (a very nice and amiable young man called Lulu). The room was spacious, clean and very pleasantly appointed. The wi-fi was fast and excellent. The breakfast was adequate although wit such an amazing array of eating establishments in town, we just had coffee and a bit of snack before heading to the market area. At the end, we felt as if we had just visited relatives. The owner waved us goodbye and we thanked him for a wonderful stay. Baan Kiang Chan is outside the town center but it is a blessing, at least for us. It was nice to relax in a quiet oasis after a visit to a hectic and frenzied and colorful frontier town. And what a place to visit! And what a fascinating place to stay!,

We had Room 105 and 106 near the front office, with easy access in unloading baggage directly from car into room. The rooms are large and clean. Beware however that in some rooms air-conds cannot be adjusted in temperature. The staff are friendly though some do no speak English well. Breakfast is adequate while I suggested to the manager to add a salad/veggies. This motel is in an alley about 300-meters from the main city road but there's a free motor tricycle taking you places as requested. Overall, it's a great value budget motel with a nice yard.

Booked 3 nights, stayed 2 weeks! We had volunteering work In Mae Sot but wanted to extend at this hotel after the 3 days as the staff are excellent; they truly go out of their way to help you with anything you ask.
The hotel is about a couple of kms into town but an easy walk. If you don't fancy walking, the hotel provides a free Songthaew. We arrived at the hotel in the evening just before 8 but still drove us into town so that we could buy some dinner.
The room is large, clean, serviced daily if required, and includes everything you need. There's a private patio with a table and chairs for your personal use. Wifi can be a little slow if the hotel is full (usually weekends with locals) but otherwise, works well. Wifi works in the breakfast area if you so wish to use it there.
Free buffet breakfast is very good with eggs, rice, a Thai dish, soup (or Congee depending on day), toast, tea, coffee. etc.
As mentioned above, the location is a little out of town but we didn't find this a problem; it's quieter than being in the centre of town.
