The guesthouse is located in the main highway road and is an easy 10 minutes walk far from the bus station.
It has clean rooms but very basic standards and simple breakfast. It's a good place for a short stay.

Set back down a long drive way on the main road, Baan Maitee isn't located as close to the main guesthouse/tourist area as other places. The standard of the rooms is well above average for the price though, and a good night's sleep is guaranteed. Mine was rather spacious, and had a nice view over over the large landscaped property, complete with little lake. It really does have a lot of charm. The staff speak English, and will be able to help you with any questions you have. Would happily stay here again.

Maybe I should have done more research before staying in this hotel...
I had volunteered in a sanctuary for 3 weeks before staying here so needed somewhere I could chill out before heading to Bangkok.
It's not that this particular hotel was bad it's just that there's not really anything around it and doesn't seem to have an atmosphere.
The beds are comfy, and for a backpacker it felt like a luxury to have a TV in the room.
There were quite a few bugs in the lamps which came out at night but other than that the rooms are great.
I was here for around 3 nights but had I been just the 1 night it would've been great.

Although we only stayed here for one night it was the best hotel we've had on our travels in Thailand. The owner is an elderly man who speaks near perfect English, is very helpful and constantly smiles. He let us leave a backpack there whilst we went on a 5 day jungle tour, even though we had a different hotel when we came back. The rooms are big, clean and have a nice feel to it. The breakfast in the morning was good as we were served eggs with sausage, at the patio overlooking a small pond. Amazingly it lacked in mosquitoes near the pond and the hotel. The locations is not in the center of town but on the outskirts which is rather annoying since Taxi's and Tuk-Tuk's are scarce in Mae Sot. Luckily it is a small town where nearly everything can be done on foot and there is a nice local restaurant close by.
