This is my second time staying at Phannu house. Such a lovely little spot. Clean and well cared for. Secure and easy to get around. Always had plenty of water for the room too. Highly recommend for anyone traveling to Mae Sot.

I was a volunteer at Mae Tao Clinic and stayed for 4.5 months. Initially my plan was to move into an apartment after the first month, but I decided not to, as I was happy with my room (though it wouldve been cheaper to move into a shared apartment).

7,500 a month for a "small" AC room, which is actually pretty big.
AC, wifi, ensuit (western toilet), fridge, 2 bottles of water a day, toilet paper and soap. There is a nice outdoor seating area with tables.

No safe, but the desk in my room had a lock for the drawer. They dont do breakfast or anything like that - but you can get snacks from the attached mart and they have a little cafe in the
"complex" too. You can rent bikes. They offer a "taxi" service to the airport. Casa Mia 2 is opposite (do breakfast), as is "Fishtank" (excellent Thai restaurant with English menu). Nearby laundrette and internet cafe with printing. In the central part of town.

The owners live in a separate building on site - I think an older mum and dad, 2 sisters (who run things) and a son. All very friendly and helpful, the sisters speak good English. There are also a few regular Burmese domestic staff who are also very friendly and helpful (Rooms are cleaned daily). Friendly night watchman at night time (he opens the locked gate for you if you come home late).

There were too occasions where the power to my room cut out - this was resolved promptly both times (electrician called). Same with when I had a problem with my shower (unit changed within 12 hours time). Wifi sometimes a bit temperamental, but I could most of the time stream videos etc.

There was a mix of longer term and short term guests. Since Mae Tao Clinic is at this end of town, there were Medical Students on elective.

I would stay here again if in Mae Sot.

We arrived to Mae Sot from Mae Sariang, first guesthouses we visited were very bad value but this one is amaizing, best value in this trip (2 months in bali/thailand) I saw three rooms, fan room 250 thb was nice but 300thb fan room was amaizing value, very big size, nice matress furniture, cable tv and small fridge. They also have A/C rooms at 400/500 thb but the 300thb room was already very nice (the 400thb is the same but with A/C)
Wifi works very well (they cut it one hour everyday to restart the router) and people there is very nice and helpfull. They also cleaned the room everyday, also they rent scooters for 150thb

I stayed here for 10 weeks and absolutely loved it. I had an aircon room and it was very quiet .....I was able to sleep without earplugs. The bed was very comfortable and the room regularly cleaned to a high standard. There are several places to sit out. It is perfectly situated ot the end of the two main streets and you can walk to most palces in less than 10 minutes. There is a supermarket 5 minutes walk away and Tesco Lotus is only a 15 minute walk. Casa Mia is right opposite for very cheap Thai and western food. The owners are very friendly and many of the other guests are doing interesting things in the town. I found the WiFi absolutely fine and could stream TV in the evenings.

I am a medical student who stayed at Phannu House for one month while on an elective at Mae Tao Clinic. It is run by the friendliest family, and I was happy with my decision to stay there.

The Phannu House was extremely affordable! It cost 4,500 baht ($127 USD) for the whole month in a single room w/ AC. They have a new policy that long-term guests pay for their water and electricity at the end of the stay. For me, this came to 424 baht ($11.97) and I had the AC on most nights. So, the total was $139 for an entire month.

I was worried that there might be a major downfall because of how affordable this place was, but there wasn't one. It feels safe, with a gate and security guard at night. The family who ran it was friendly and helpful- they were always smiling, and drove me to the airport on my last day, for the same cost as a taxi (100 baht). They are always sweeping and tending to the grounds, and are very accessible if you need help or have questions. My room was cleaned every three days and was comfortable, with a mini fridge, TV, small desk, and dresser. The bathroom had a western toilet, with a shower handle on the wall right next to it- an interesting set-up! The temperature could be difficult to control but water pressure was fine. There is no safe in the room, but I had no issues with anything being stolen. Wifi is free and pretty reliable-- there are 7 networks on the property.

I stayed in the back building and there are nice terraces, with a fish pond, on both the upper and lower levels of the building. I did have a rude neighbor who would blast music and chain smoke on the porch, but aside from that, it was a lovely little terrace which is great for meeting people!

The location is great- it is across the street from a really good Thai restaurant, a laundromat, and Casa Mia. It's between Mae Tao Clinic and the center of town- an easy bike ride to anywhere in Mae Sot.

One thing to note: they provide the first 2 bottles of water and 4 rolls of toilet paper that are left in your room, but after that, you have to buy your own. There's a convenience store at the front of the property, owned by the same family, and toilet paper is quite cheap (I think like 5 baht/roll), so it was not a huge problem, but did feel like something which should have been included. Again, it's so cheap and easy to get that it wasn't a big deal, but in the interest of full disclosure, I thought I should mention it. Don't let that deter you from staying here.

Thank you to the Phannu House for a great month! I would recommend it without hesitation to other long-term guests!

350 fan, 400 a/c, 500 "larger" during high season (near new year). The 400 baht room is a large room with a double bed, bench, desk with nearby socket, TV (awesome channels!), mini-fridge, and a western toilet and shower en suite. The owner / receptionist speaks English and is helpful with any questions. They have scooters to rent for 150 baht per day. I could easily live here. I wish I had stayed here longer instead of the past places I chose.

I stayed here for one month whilst volunteering at the Mae Tao Clinic and it was absolutely perfect! Lovely room, fridge, a/c, balcony and cleaned every 3 days. They do excellent deals for longer term stays. They rent bicycles and have their own mini market which is very handy. Can arrange motor bike taxis and cars for getting around if needed. Good end of town for restaurants and for getting to the mae Tao clinic or towards the border. Staff always smiling and very helpful for organising onwards travel etc. Really felt like home! Vicious stray dogs are a real problem in mae sot but there aren't any around Phannu - just a few fat lazy dogs lazing around on the ground who never bark! Stay here if you visit mae sot!

This guesthouse is well located near the city. It is quite easy to locate as it is on the main road. Just look for Phannu Mini market and the the entrance to this guesthouse is just next to it.

The rooms are quite large by a guesthouse standard and for 350bh during high season you can get a fan room with bath ensuite with hot shower. They are clean too.Wifi is available. This place has a nice landscape.

The owners are nice too, except that they a bit busy as they run the mini market in the front section as well.

I stayed for one night at Phannu House in order to extend my Thai visa at the friendship bridge at Tak Immigration office at the border crossing 6km away from the guest house.

As I have my own vehicle, I appreciate the private parking compound which is literally next to my room. The owner also rented me a moped for 150 Baht without even signing any papers or deposit, and I was able to get to the border crossing as well as around town all day easily !

The room is functional and clean, comes with hot shower and wifi, so overall great value for 400 Baht a night.

Excellent location, great base to explore Mae Sot and the surrounding area. Easy to rent bicycles or scooters [40 baht for a bike for the day / 150 baht for a scooter]. Even if staying for a long period of time the room is regulalrly cleaned, with a bottle of water and toiletries each day. Lovely sheltered communal outdoor area and good wifi. Rooms downstairs are naturally cooler. Monthly rate very good value.
