Pros
1) Location is excellent. It is less than 10 minutes away from the airport and near to Old and New Bagan. Walking distance to the restaurant row.
2) Rooms are modest but clean hence rates are affordable.
3) Staff can speak decent English. Actually, most of the locals in Bagan can speak decent English.
4) Service is friendly and efficient
5) Swimming pool is a good extra amenity

Cons
1) Rooms are in need of a basic renovation. Otherwise, rooms are acceptable just don't expect 5-star interiors.
2) Buffet breakfast is good but quite limited

Overall, I would still recommend this hotel if you are only after basic services and amenities.

The hotel is in a good location and I would reccomend the place mainly for that.
The staff is helpful but there is a lack of personality from the service.
We reached at 10 and the room was not yet ready so we thought to find already our luggage in the room when we came back at 7 pm - instead they were still laying in the reception area.
I recommend instead the hotel next door called Oasis

Hotel, Real nice. Entrance, lobby, in local style. Room looks nice an the quality of your night rest is good. Breakfast,self service, with local and western food,near the beautiful swimming pool. Will go there again. People very kind.

I enjoyed my stay here and certainly will stay again. The staff are friendly and helpful. It is well located. Some temples are within walking distance, if you like to hoof it. Tuk Tuks are always available. It is near restaurants, a bank is a few doors down, and the post office (if you send post cards) is across the street. The rooms are clean and comfortable, the price is very reasonable, and they have a small swimming pool, if you care for an afternoon splash. An excellent breakfast buffet is included. The restaurant is also open for lunch and dinner. Don't miss their tomato salad! I cannot answer questions related to COVID, as I was there just before the pandemic exploded.

I traveled solo and stayed in their dorm for 2 nights. Was quite surprise to receive such good values for the price. The hotel was lovely with the pool, green and traditional decoration. Our dorm room was large and clean, so is the bathroom.
Overall, the stay was pleasant. Staffs are friendly and helpful even English is a bit limited (I'm relax about that because we're not native speakers). I will choose them again if coming back.

Please be advised that all of Room Aircond are not enough capacity . Staff are nice but can not fix it . Worse experience. We check out that night and transfer to nearby hotel, Bagan confort hotel which rooms were newly renovated and good A/C. Resonable price but poor customer services.

My wife and I stayed in the hotel for three nights total. We got off the bus at 430am and made our way straight to the hotel, they let us book a room but would not let us in the room even though it was empty, Fair play though, totally understand. They were kind enough to let us in at about 1030am and it was much appreciated, and although I accidently booked the wrong dates (early morning booking through Expedia on my phone; totally my mistake) they helped me and sorted it out and we we're all good. Beds were hard, pool was cold, breakfast was great for the price! Bathrooms we're nice and room was large, (superior I think?)

Would stay here again.

Paid $50Aud a night or so.

It.s funny to observe that we had difference as I am the one who should calm down.

Yes I was not really happy because I asked to the reception before booking if the swimming pool would be available the next day and they did not say no.

Yes - the swimming pool was a very important choice in my stay. I live 3 1/2 hours away from Bagan so guess what: we don't have the same expectations. You may find it very shallow to stay around the swimming pool during the day.

As you mentionned the hotel is new. May I observe that the swimming pool is green, probably greener than Inya Lake btw. The rooms are smelly ... Some more than others... Yes - it's a new hotel.

So overall hotel management is very poor. Still at 40$ per night it is worth the price during low season but by slightly upgrading you can get much better hotels which we did as temperature is around 40°¢

I would like to highlight that not only I speak loud BUT I also explain to the swimming pool engineer how to clean such a dirty pool - empty the pool, brush and fill it again.

And yes I do write a review a bad review because I expect the hotel manager to do much better.

Hate to complain but we stayed 7 nights and it was littered with incidents. Firstly I emailed days before asking to extend our stay a night early as agoda was not working. They said no problem you can do it on arrival. Upon arriving they said we would have to pay nearly $10 more for the room, even after I showed the email from them saying it would be ok.

Then we rented e scooters from them (at a higher price than in town) and within 3 and a half hours the battery died! We were in the baking heat exploring the temples. We had to push it for over half an hour in the heat until we can to somewhere where they could call the hotel for us. We then had to wait 45 minutes for them to arrive (even though they said 10 minutes). We were quite annoyed that our day had been ruined so went back to the hotel and asked to be partly refunded for the full day price we had paid. After much discussion and arguing the receptionist said they could only knock 2500 kyat off. It wasn't about the money, but their sheer lack of care at the fact that they had obviously sold us an e bike that was not even half charged, and it had ruined our day exploring the temples. And then upon check out they didn't even offer the e scooter discount when we settled our bill!

Every time the cleaners came in the morning they left the bathroom absolutely stinking of a sort of drainage smell! It was so horrible! Don't know what cloths they were using but it was just vile.

The bed sheets were not changed in the whole 7 days we were there (I accidently made a pen mark on the sheet when writing on the first day which is how I knew).

On the first day our bedside lamp had no bulb, we asked for one, he came to inspect it and we never saw him again. We asked for more toilet roll in the morning, and had to ask again in the evening as they hadn't brought any.

Stale bread served in the morning, and my noodles were cold one evening.

So many bugs around the pool, you will get eaten alive without bug spray.

There are much better places to stay nearby.

Originally I was supposed to stay here 3 nights but due to a light failure at the Bagan airport I couldn’t arrive on my first day because the airport was closed.
I booked my room in advance and the management didn’t want to refund me that first night . I have sent 2 e mails to the head office manager miss Su Myat and she didn’t even reply me .
Unprofessional and bad service .
The hotel was for the rest nice and they have a pool where you can cool off from the sun . The rooms have a smell though

Yes, but not allowed to fly drones over certain sites like temples and over archeological areas in Bagan.
