Newly renovated with nice garden and all room provide air conditioning and TV with cable TV. Some room offer separate bathroom from sleeping unit. Convenient to go around to historical area and market. Free parking also available.

We had a great 2 night stay at Niwas Ayutthaya! The bungalow was tidy and we enjoyed chilling on the front terrace. The location is fine and walking distance to places to eat and drink, we walked from the train station which took about 30mins.
We had scrambled eggs for breakfast a few doors one way and hired bicycles a few the other way. Bicycles are the perfect way to explore the temples and park.
They have a fridge with drinks that you can access and leave the money in an honesty box. We enjoyed that and the complimentary chips to go with our beer!
It was a great stay. The owner is lovely and the place is looked after well. Would definitely recommend.

Very friendly owner. The bungalow we had was clean, had a good AC and a big bed. Not luxurious but comfortable. We were able to store our bags, take a shower, and use their bikes for free even after checking out. Would recommend if you are looking for a nice, quiet authentic place to stay in Ayutthaya. Within walking or biking distance of most of the big temples. Make sure to leave your bin outside if you don't want ants in your room.

It’s a nice place for the relation price-commodities, kind staff, a place with sofas to relax and free bikes.
It’s in the center so you can walk to temples/night market or take grab for a cheap price .
The room is simple and small with an air conditioner but a bit dirty, blankets were kind of yellow and the bathroom is private but separated from the room (inside building)
It’s a good place to spend 1 or 2 nights (it’s enough for Ayutthaya)

Value for money is excellent. Lovely place with beautiful garden. I like bungalow & enjoy good time on patio. Owner is very nice & helpful to discover Ayuttaya historic park. Coffee & bread is complementary... nice surprise..!!

Very nice staf, cute little room with everything you need. They did their best to make it look like a jungle. Would recommend. And you dont need a alarmclock, cause the birds in the trees will wake you up in a positive way. Also, the owner is very kind and will help you with anything.

The Checkin was smooth, I had booked through Booking.com and was hesitant about confirmation. So called from Bangkok, the owner assured its confirmed. (Pay at the hotel)

Room:
So We stayed for two days in the Bungalow. Nice ambience with a lot of garden space, my infant son liked playing in it very much and many small tanks with ornamental fishes. Comfortable bed and a decent sized porch with wooden sofas. Attached bathroom, water pressure was good. (major concern in Thailand as far as I have seen). AC was nice.

Location:
Frankly, that was the main reason for my booking. Its a stone throw away from the Wat Mahatat and Wat Ratburana and the main Ayyuttaya Archaeological park. You can comfortably walk to the main temples.

Coffee maker and the fridge was available in the lobby. There were three great soffas/diwan where you could relax after a day of walking/cycling around the temples.

The pleasant surprise was the owner. He had nice suggestions on which temples to prioritise and when to go where, as we were travelling with a kid. very friendly and accommodating, after checkingout on 2nd day, we went out to some temples on that day.
When We came back to the hotel to collect our luggage, he offered us a restroom and some refreshments. Very nice gesture.

We will definitely stay again in Niwas Ayutthaya, as we have many more temples to explore. Definitely Recommended.

Stayed here for three nights and recommend it if you're on a budget trip. Rooms are small and clean with a surprisingly good bed. Minimalist best describes the decor. There was a flat screen TV in the room but we never tried it because the free WiFi was so good.
You're within walking distance of the historic ruins and the owner has bicycles available too. No food or drink is available at the Niwas Ayutthaya but you can get a good breakfast across the street or a variety of drinks from the street vendor next door.

Very relax place with nice asmosphere in the garden. Room i stayed is Deluxe room with terrace which is on thr ground floor. Room is big and clean. Bed is very new and mattress is very good and i hardly wake up! I spent just a night there and went out for temple tour and the resort is just away from Wat ratchburana and wat mahathat for 5 mins. I like the garden here ans very quiet but walking distance to market and also 7/11 near by. Manager is helpful and polite with dauther stay in the property. The price is reasonable as per facilities provided. They just open he resort last month after renovation. Wifi is fast and have space for parking my car.I have good stay at Niwas Ayutthaya and definitely will stay here again for next trip in Ayutthaya. Hope next time they will ready to have restaurant on site.

I'm so impressed with the service here. Simple set up in the room but high quality of bed, linen and pillows is using here. New and clean place and cost 700-1,300 per night which value for money for me from what I got. Super nice location with walking to highlight of the city such as wat Mahathat. Resort have bike for rent. Wifi free and fast in all area with cable TV like HBO and AXN available in this small resort which I can't ask for me. Btw, the soon will have restaurant which will be very nice and cozy one for sure.

The hotel very classic and cozy and good design , very very clean all this area, wifi very fast, good air-condition :)

the owner is extra bonus he is so nice and very friendly always helpful :)

โรงแรมแนวไม้ ประทับใจในการใช้พื้นที่ วัสดุ ดีไซน์ โดยใช้บ้านไม้เก่ามาทำเป็นโรงแรมได้อย่างลงตัว มี 2 ชั้น และ มีบังกะโลด้วยค่ะ ส่วนตัวชอบบรรยากาศของโรงแรมเล็กๆ แนวนี้มากค่ะ

การเดินทางง่าย สะดวกเพราะอยู่ในใจกลางอยุธยาค่ะ แนะนำให้พักที่นี่เพราะใกล้ร้านอาหารอร่อยเยอะมากๆค่ะ

เจ้าของน่ารัก สุภาพมากๆค่ะ เราเดินทางจากกรุงเทพฯ มาถึงดึกราวๆ 3 ทุ่มกว่า แกรอต้อนรับด้วยรอยยิ้ม ใจดีมากๆค่ะ :)
