After all ++ reviews i expected more of this guesthouse. Positve points: It is close to some of the hystorical sites ( but with all those histrorical sites throughout the city almost every hotel and guesthouse is near 1 or 2 !!). Rooms are spotless. Beds are ok for a good night sleep. Spotless bedsheets and bedcovers. Towles, toiletpaper, soap, shampoo and bottles of water (2 each day) are complimentary. Room should be cleaned every day. Free WiFi in the rooms. A/C rooms.
The rooms comes with fridge and tv (bbc, chinese mtv and13 thai channels), table, 4 chairs and some small furniture. They are about 4,20 m x 3,0 meter. Small hallway and a bathroom.
Bathroom is clean but need an upgrade. Lots of sewer smell from the bathroom because the outlet of the shower is directly to the sewer. We put a plastic bag in it and that worked. Sometimes big cockroaches in the bathroom.
Hot water 24 hours and good, strong shower.
There is a washing machine (6 to 7 kilo) available. 50 TB (incl soap). No dryer, so you need to dry it outside your room.
The guesthouse is situated directly to a street (no streetnoise in the rooms !) and so is the restaurant. A walk to the busterminal (busy part of the city) is 15 minutes and the railwaystation about 25 minutes.
So the location is not that great. we ate 1 time in the guesthouse (stayed 3 nights) but it is not comfortable with the street noise. There are a lot of guesthouses situated by the river with beautifull restaurants situated on the riverbank.
The food in the restaurant is not great and very small portions. I dont eat that much but after a main course i need to buy some extra food at the 7/11 ( 2 minutes from the guesthouse). The food has no thai taste and is to expensive for what they offer. Just go to the city or the railway station to eat some great thai food at the foodstalls for 1/2 the price or less.
Allthough their internet site tells you the room (a/c) are 500 tb for each night they charge 550 tb. extra bed is 100 tb. (no breakfast included).
Bikes for rent at 50 tb and scooters for 250 tb each day. At the station you get a bike for 30 each day (better bikes) and a scooter for 150 tb (also the bigger ones).
The people at the guesthouse speak a little english. When you want some info about trains and busses that is a problem. We wanted some info about busses to sukhotthai and chang mai. They gave us a paper with all the busses and timetable. But when we arrived at the busterminal to make the reservation they told us there are no busses going to those places. We had to go to Bangkok first. Took us 2 hours to figure everything out an in the end we bought traintickets instead.
Overall it is a good stay but the money they charge for the extra's and the meals could be less and with the lesser location makes it average. Next time i would not stay in this guesthouse again.

Good room to stay at for the price. Room and arear was clean. Good location, short walk to evening market, 7/11 and restaurants. Did not try restaurant on location, but seemed busy. When waking up early, there was a coffe stand almost next to hotel. Wifi was good at hotel aswell.

Check in is done outside. Reason, this place does not allow shoes to be worn inside the room. You have to sign an agreement to this affect. Not a big problem. Not sure what happens when it rains. Shoes can get wet left outside the door in heavy rain. Oh, and no lifts to the first floor of the two storey place. Reception girl speaks good English and is polite and helpful. Clean room, good double bed, clean linen, hot water, two sealed bottles drinking water in the fridge. You need to leave the room key at reception to get the room cleaned, sheets changed. No safe in the room. Bathroom open ventilation from outside. Can get hot in there on a hot day. Need to keep bathroom door closed for air con to work properly. Restaurant is ok. Coach to Mo Chit (Bangkok) only 100 metres away. Old ruins, reclining Buddah, elephant rides, eating places, night markets, all walking distance from Grandparents. Watch out for stray dogs. They are everywhere and some will bite if you get too close. I found the surrounding streets safe to walk alone during the day and night, as long as dogs don't get upset. English is a problem in places like KFC .Yes there is one there. This choice if you have had enough of Thai food. Did not see McDonald's (McThai).

The owners only want to make money. Start with roomrates. Website 500, they ask 550. Motorbike or bike rent is 60 % more then elsewhere in town. Food is just not good enough for what you have to pay, etc etc. Guesthouse is not in the city centre. to far from everything in my opinion.
Room are alright (size). Comes with A/C, fridge and tv (only thai channels !?!).
Lot of sewer smell in the room and even more in the bathroom. Horrible smell.
Staff is not friendly at all. They give bad advice about trips, busses or trains.
Staff can not speak english that well, thats a problem. Laundry --> they have a machine (50tb), no dryer. WiFi was not that strong (it is free).
When we leave we had to take the bus at 08:00 am. They just didnt want to make a breakfast at 07:30 for us because they opej at 7:40 and could not prepare it before 8. That was realy bad service.
I never come back to this guesthouse again. If you go to ayatthuya --> there are a lot of better and cheaper gh's at the riverside..

We stayed at this here for two nights. We originally booked for three, however we found that this was excessive and feel that a day trip from Bangkok would be adaquate, as after you have cycled around the temples there is little else to see or do. Two days max! No nightlife

The B&B is well located close to the ruins. The rooms are spotless, however the bathroom facilities are small and cramped, but the shower was hot and powerful. On arrival there was a massive cockroach in the room, the staff were quick and efficient with the removal and we had no more visits! The area around the guesthouse is dirty therefore cockroaches should be expected due to the open drainage.

For the price range that it is in we would reccomend this guesthouse.

We would also thoroughly reccomend a bar/restaurant next to the ferry to the train station. It is next to the smile bike hire and is run by the same people. Good food and very cheap

This hotel is right by the main attractions in Ayutthaya, such as Wat Maha That, Wat Ratchaburana and Wat Phra Ram etc. So the location is excellent.

Room was clean and tidy, no strange smells and plenty of luggage storage. Air conditioner worked well.

The room has towels, free toiletries a TV (with one English news channel), a fridge, western toilet and shower.

The double bed was comfortable and the sheets were fresh.

I like that the door to the room has functionality for you to put your own padlock as well as the normal key lock.

WiFi in the room was adequate.

Would come back here if I stay in Ayutthaya again.

A nice, clean and cheap guesthouse! It is located very close to the temples and restaurants. We stayed in a two bed/ twin room and had a good two night stay there! The cafe at the front/ at the street on the right hand sight is also lovely and has good food. We had pancakes and loved it. The staff of the guesthouse was nice and helpful, they borrowed us umbrellas when it was raining for example..

Grandparents Home is a nice restaurant and hotel in Ayuttaya. The room was spacious and clean. Everything worked well. The restaurant served high quality meals at budget prices. The family responsible for this establishment are exceptionally nice and treated me as a member of their family. It was a true pleasure to stay at this hotel

We only stayed for 1 night in ayutthaya but if we stayed longer we would book another night at this guesthouse for sure! The staff is really friendly and helpful. The rooms were way better than we expected, the bed was comfortable and the shower was also good. Restaurant is cheap and good.
The only downside was the music from the bar at the street, but even I, as a difficult sleeper, didnt bother too much.

As you might have noticed I'm really positive and would strongly recommend it!

One of the best stop over during our 2 months holiday .
The staff is very helpful , make you feel like special guest .
They are always available to anwser our questions with a smile ,especially the young lady Fang .
Good restaurant too.
About the room, i just can say that all was perfect. Clean ,spacious , cool " even during the heat of the day " ,and well furnished.
Bikes for rent right on site .good central location, for the ruins and also the minivans and buses for wherever you want to go .
We will be back .
