Absolutely loved this place! All of the staff were so kind and welcoming. The rooms were really comfortable, especially the beds. Some free water offered in the mini fridge which is always nice and a delicious breakfast in the morning. I also really liked the location, pretty walkable to get to some of the main parts of the historical park or close to the bike rentals if you'd prefer to use those. All in all a great stay!

We were really astonished, after many regular rooms that we stayed in in Thailand, to find this place with traditional Thai houses and rooms. The experience was unforgettable, the service really great - the owner really goes an extra mile for her guests, which you will see once you arrive. Location is close to night market and key attractions and there are bikes available. Price is good and breakfast is included.

The best lodging in Ayutthaya in its price range. One of all-around best places we stayed anywhere in Thailand or Cambodia, in addition to being the most charming, by far. Definitely one of our favorites in S/E Asia.

The house is very warm with unique Thai architecture a lot of dark wood everywhere. The rooms and numerous balconies and patios are all very comfortable, inviting and relaxing.

The hostess is one of the friendliest and most helpful of any we encountered anywhere in Thailand and Cambodia. She speaks English pretty well and is more than happy to help you with transportation, restaurants, scooter rentals, massages, directions, or learning Thai.

Breakfast was consistently good and convenient.

Before staying here, we had reservations about the bathrooms being downstairs. Any reservations we had were alleviated as soon as we got to LCV. The bathrooms are large, comfortable, clean and private. The stairs leading to the bathrooms are relatively guarded (visibility-wise) and private as well. We ended up having no issues whatsoever with the bathrooms being downstairs.

The location is extremely convenient--it is relatively central to the sights and is on the same street as a 7-11 and the local night market.

We will look forward to returning to LCV next time we are in Ayutthaya.

We loved this place. We stayed here 1 night and it was perfect. The location is good, the house itself is amazing (all wood on the outside and surrounded by a moat), the beds comfortable and everything very clean! Despite the fact that the house was in a traditional style the AC worked perfectly and was strong, the wi-fi was good, and we didn't encounter any mosquitoes.

The best part about the stay is the staff - they are so helpful yet also laid back. As soon as we arrived they suggested the boat tour and arranged it for us - it was a great introduction to Ayatthuya and the price was the same as if we had booked it on our own. If they hadn't suggested it then we probably would have missed the opportunity to do it (as we were leaving the next afternoon). The lady who serves breakfast is so attentive and sweet! We only regret we didn't have more time to stay with Fon and Ake and learn about the water festival!

One thing to note for those who are disabled or have a hard time with stairs - the bathrooms are down a set of stairs (private but just not ensuite) so it's important to consider that. For us it wasn't a problem at all (nd the bathroom was very spacious and clean!

If you're staying in Ayatthuya, this is the perfect place!

We had made a booking online and paid for 2 nights in this place, we had also gotten a booking confirmation. So we were surprised, to put it lightly, to find the hotel completely deserted when we arrived around 7pm after a long bus trip. There was no one there, gates locked, lights out. We were definitely at the right place, given that there was a big sign. We knocked, we waited, walked around, knocked and waited again. The end of the story was that we had to improvise and find some other accommodation which was not at all easy since most reasonable places were already full and, of course, it was getting late. Funnily, we got a cancellation email today charging us the full price since the room rate was non-refundable. Of course, we objected and are now waiting for the story to be sorted out. So in short: don't go to this place! You may think that not that much can go wrong with a confirmed booking---we learned otherwise! And who knows, maybe this place is not at all in business anymore (but still accepting bookings)

It is amazed that we have never received any contact from you either via phone or email but you have placed negative comments about us through a few sources without cross-checking the facts with us. First of all, your credit card has never been charged by us. It is a standard process of that online booking agency to get customers’ credit card numbers for guarantee. We have never retrieved any guest’s credit card number for our use. If you receive any statement from your credit card company/bank, please forward to us for our further examination. We normally receive bookings from our guests well in advance with enough time for us and our honourable guests to send several email correspondences for payment process, directional map, discussions/advice on travel options, and others as enquired by guests. With those advance correspondences, guests receive an advice that there is an ongoing construction next to our gate on Rojana Road side. A convenient entrance is currently on Soi Chokesetti side. This is for personal safety of all guests. However, because your booking is only one day before an arrival date, it is nobody’s false that there is not enough time for any email correspondence to happen. We place a sign advising guests to use another entrance. We also put a large signage with contact phone numbers on Rojana Road side. We are so sorry that we have put every possible means to help. All guests who unintentionally went to that entrance (by taxi or tuk tuk) were finally able to find their way to another entrance. A few groups of our guests did not have any mobile phone to reach us: they walked to nearby neighbours to ask. As a small, friend-like B&B operator, it is depressed for receiving a negative review, the worst one, because someone did not put his/her best effort to help his/herself but the blame finally went to us. Regarded as rational persons by our acquaintances, we keep asking ourselves: If we were a 300-room, 5-star hotel with one entrance temporarily closed, would we hire a staff to stand by near the closed gate to tell a one-in-a-million guest who could not find a way in? At the end, customers are always right. We are sorry for your inconvenience. With your situation, we decide to close last-minute bookings (three days in advance) through that online booking agency to avoid this unlikely situation to happen again. Hope you enjoy the rest of your trip in Thailand.

Very friendly and helpful hosts. I was not bothered by having to go downstairs but then again, I never wake up during the night. My partner does, and he thought that 2 nights was about right. I would strongly advise to bring 50% DEET insecticide with you as the house has a beautiful surrounding pond. We shared breakfast with a stork, and woke up with birdsong. A truly beautiful place!
Tip: when going towards the centre, turn left at the gate - you will avoid some scary stray dogs.

We stayed at the guesthouse for 3 nights just after our arrival to Thailand for a 3-week vacation. Though it was the first place to stay it was one of the most amazing little gem hotels we've ever been before in Thailand and other countries.
We (a married couple and a friend of us) reserved 2 Standard rooms and were more than satisfied. The construction of the house is unbelievable. It seemed as if we were living in a kind of ancient museum house with a small door with high sill leading to both of our rooms (see on the picture).
Though the bathroom was downstairs it didn't cause any inconvenience for us as 1. It neighbored the room of our friend. 2. The hotel is so small that even in the case of 100% occupancy you won't expect to be bothered by strangers. The bathroom itself was spacious, with hot water and good pressure. There were some basic facilities such as a soap, a shower cap and some other included.
The room was very clean and cosy. It was our first experience of staying at the guesthouse after 5-star hotels we used to stay in on the Southern islands but we didn't feel much difference from the point of room quality, cleanliness or equipment except that there was no swimming-pool or fitness centre which actually wasn't something we were looking for in Ayutthaya.
The Wi-Fi signal covered all the hotel territory and was good enough to call to our relatives via Skype.
The territory of the guesthouse is very green, with beautiful plants and flowers. There is a spacious leisure zone in front of Standard and Interconnected Standard rooms though the private balconies in front of our rooms were more than enough for us.
There is plenty of fish living in the pond around the guesthouse which we were able to feed every morning with toast-bread. It was a real fun!
The staff of the hotel as well as the owner were very helpful and friendly, e.g., the owner took us to the bus station with his private car free of charge in order to help us arrange our further trip to the north. Also, the lady at the reception suggested her help in writing our preferences as to dates and time of trains/buses for the rest of our journey in Thai language so that we were able to talk to cashiers at the stations.
The location of the hotel is very nice, along the calm street though in the middle of everything you might need. There is a 7/11 just half a quarter away from the hotel, several ATMs and a night food stalls-style restaurants on the square in front of 7/11. The food and atmosphere is very Thai there, and it is fresh and safe for your stomach.
Also, the guesthouse's staff knows a number of very good places to eat in 5-10 minute walk from the place. So, ask their advice for anything you need!
We would definitely love to come back to Luang Chumni again and consider it to be a real micro-luxury hidden in the mainland of Thailand!

My girlfriend and I found this hotel the culmination of everything Thai: simple, genuinely friendly, beautiful, and embarrassingly cheap.
The accommodations are basic but very clean, and all rooms are like traditional Thai houses, you feel like you're visiting a palace and the king just put you up in his guest house in the garden! The ideal place to visit all the temples, and do follow the owner's advice: he rings up a friend with a tuktuk who will drive you around the city and outskirts, the whole day for a few hundred bath, recommendations and fun included.

To illustrate what these people understand by hospitality, 2 examples:
- we arrived very late by train, night had already fallen. We rang up the owner on his mobile to warn him we'd be checking in in about 15 minutes (after 22h he is no longer there). He proposed to come and pick us up from the train station, no need for a tuktuk. He was there 10 minutes later.
- the next evening we were taking the night train to Chiang Mai, so we asked if we could check out, leave our luggage and come and pick it up around 20h. On his own initiative, he proposed that "since we only arrived late anyway and had not been able to enjoy his hospitality for a full 24 hrs" to come back to the hotel around 18h, check out late, take a shower, and then he'd drive us to the station.

'nough said ;-)

We would not doubt for a second to recommend this hotel to all our friends. Unless you have a thing for marble lobbies and American breakfast buffets.

This traditional styled lodging is a gem. The price was super reasonable for the charming private rooms; my son and I shared adjoining suites and we really enjoyed having our own little sitting room for morning coffee. The woman who checked us in was cheerful and helpful with directions around town. The ample breakfast in the main house is sufficient to get you going for the day, and they were willing to accommodate alterations to their egg menu- they cook them up for you when you arrive in the dining room. A nice sized fresh fruit platter is also brought to your table. Because we arrived in the cool, dry season (December), the pond around the place was dry and the grounds, although tidy, were a missed opportunity for a real oasis. Fortunately, that meant mosquitoes were not a concern. Would definitely recommend. The only drawback was that the bed was a bit hard for my middle-aged bones, but linens were clean and crisp, and ample clean towels were provided along with bottled water in our own little mini-fridge. We were really glad to have stayed here.

Wij waren erg bang dat wij gestoken zouden worden, omdat er zoveel stil staand water aanwezig was. De kamer was mugvrij en om het bed was er klamboe aanwezig, super fijn!
