Ubatuba is a small town tucked in between the Atlantic Ocean and the Serra do Mar hillchain--there is very little space for construction. Most hotels are small, and since room availability is low the owners tend to increase the room rates to values way beyond reasonable.

I was charged an insane rate during new year's eve: 250 USD a night. This is way too high for this place. All rooms are dark and shabby with old green painting and tiny moldy bathrooms. My AC unit was broken. They advertise wireless internet, but that only works in the lobby area. The guests will consume food around the pool area and the trash accumulates during the day because the staff don't collect it.

I would recommend this place during the low season and for travelling solo or with friends. If you go as a couple check out the hotel (pousada) across the street for a much cleaner and brighter room. Better yet, try to go to North to Picinguaba or Paraty.
