Detailed Reviews
Access: The entrance is off a side street from the main road, it is signposted and easy to locate.
Staff: Friendly and multi-lingual, with 24/7 presence at reception.
Room: I was on the 4th floor and facing away from the main road. Compared to other hotels used during my trip this was the largest one and I was ready for a little more space - all be the hotel is just somewhere to wash and sleep! The bed was comfortable and nightwear was available from reception, along with toothbrushes/paste, razors, combs, etc. There were shutters on the window which were highly effective at keeping the daylight out and light switches for all were conveniently located by the bed. Two chairs and a coffee table, along with kettle, tea, and a fridge were provided. The room was clean and tidy, with fresh towels and the bin emptied daily and one main clean during my 4 night stay. I was solo occupancy of this room, had there been 2 of us, we would have had room to move!
Laundry facilities: There are 2x washing machines and 2x dryers on the second floor, I did not need to make use of them it would have been handy but I never found them available. I checked at different times in the morning and evening.
Hands free travel: The hotel arranged this for me, completing the form and making the process very easy. Undertake by 10am for next day delivery.
Location: Suited my needs perfectly, I knew I did not want to be by the main station, this was walking distance (for me, I like to walk and observe what’s going on around me) to many of the areas I wanted to explore. Numerous Metro and Train Stns within a few minutes walk for when I wanted to go further afield, Osaka for eg.

This hotel is in an excellent location just a few minutes walk from subway stop Kyotoshiyakuso-Mae which has an escalator up and down and a small mall called Zest. Lots of eateries and shopping nearby in a bustling neighborhood.
I stayed here 6 nights and the first room I was given was a small windowless closet with a 15inch step into the bathroom. Being old with bad knees I went down and requested a different room which after a small discussion of giving me a stool to get into the bathroom and me saying “nope” to that I was moved to a much nicer, bigger, room with a window to the street and a flat bathroom entry. Appreciated the care I was given but I also saw Ryokan type rooms and gorgeous suites so be aware of what you book here.
The staff speaks great English, they have a water dispenser and microwave in a shared space off the lobby so you can save some cash on food and stuff. The lobby is also comfy to do work and they store your luggage with ease. All in all once I have had a room I could use I was very happy here!
It can get a little noisy but not badly IMHO. Would stay again!

I stayed here with my family (my wife and 4-year old daughter) in November 2022 for 4 nights and we had a comfortable stay. If you are a tourist, then you will find this hotel pretty convenient for sightseeing. Location is perfect. It is pretty close to a bus and taxi stand and also the train station isn't very far from the hotel. You will find plenty of restaurants bakeries, coffee shops & convenience stores nearby. If you are Indian or like Indian food, then there is a good Indian restaurant just 50 meters away from the hotel.
We booked a superior twin room (with 2 single beds and 1 sofa) that is meant for 3 persons and it was spacious, especially if we compare it to the other hotels where we have stayed during our Japan trip. Most of the staff of the hotel is good. A special thanks to Mr. Sunil. He was really friendly & helpful. He helped me to transfer my luggage from the hotel to the other hotel in Osaka.
Now, let's talk about the few negatives. There are many bakeries & coffee shops around the hotel, but it would be great if they could've offered the breakfast. Hotel doesn't have any restaurant, but it would be great if they can add it in near future especially for the breakfast. Another thing that I didn't like that on the day of checkout we were little and they charged a penalty. I guess we made it to the reception at 11:45 P.M and they asked us to pay JPY 1000 for that because the standard checkout time is 11:00 A.M. A 4-year kid was staying with us and that made the things slower than expected for us. I know as per the rules they were right, but it felt little odd because we have never experienced it any other hotel we have stayed so far. Anyways, we have a wonderful stay and we would love to stay here again.

If you don’t mind the noise levels in the rooms (you can hear someone blowing their nose next door) or the lack of climate control, or the smell of smoke - but want a very good location, then stay here. They only clean your room on the 4th day of a stay and the raised bathroom area is not ideal and is cramped. The toilet makes a lot of noise and will awaken anyone. The room is very small, which is common in Japan, but the doors in the room and the furniture layout make for a game of twister if you are more than one person. Staff was detached and a bit cold, they were so absent that we almost missed our train because the taxi they called never came. Plus the cleaning staff made a lot of noise in the morning pushing their vacuums around the hallways. On my next trip, I will be staying in this area but at a better hotel.

The convenient location is the biggest attraction at the beginning. The room is a clean and spacious one. There is a big common area with drinking machine and microwave oven for the guests having simple meals.
The staff are nice and polite. I feel happy when they greet me.
I have good impression and experience here but some points to remind. Points to be attentive as follows:
The desk is not a big one and the TV also on the desk. It is not that convenient when having make-up or writing postcard.
The coffee table with two chairs is funny. Just check the photo. However, I think leather is better than cloth for cleaning?

The hotel is far enough from the main Kyoto train station that we got a taxi (Uber), but it's close enough that we used the metro or walked the rest of the trip. (It's two subway rides from Kyoto station plus about five blocks.) Check in was easy and fast. It was cheap enough to stay that we got single rooms. The rooms were average for Japan. The bathrooms were a little raised and the shower/tub had very high sides. Otherwise, the rooms were fine and we were able to sleep well. The location has a lot of places to eat and shop nearby. It's located right near a major street. We got a one hour extension to check out for a thousand yen. Overall, I think we got a great value!

Location is the best in Sanjo Kawaramachi and the staff are so professional. Rooms are so spic and span and everything we needed is conveniently within arms reach. Kyoto Shiyakusho subway station and bus stops a stone’s throw away from the hotel front door.

The price corresponds to the quality. I took the standard without breakfast. The room is small, but everything you need is there. Also a comfortable, albeit small, bathroom. You don’t have to take anything with you from bathroom accessories, because... everything is there and even more.
The bed is comfortable, the linen is clean. Internet is ok.
For smokers there is a separate corner at the entrance to the hotel. Very comfortably)
The staff is responsive and polite, they helped with baggage delivery.
The location relative to the main attractions is equidistant. We were satisfied. Thank you

Good location, Large rooms and beds and friendly staff, but that’s the end of the pros list.
The beds were uncomfortable & the pillows were terrible, the room was hot and stuffy with no way to change the heating, we asked for a fan but never got one. It was incredibly noisey, both from the street and other rooms, which the hotel knows since there are signs up apologising for the noise.

Strategic location with a bus stop in front of the hotel, very convenient. Nice modern style, good cleaning and daily change of towels. Small spaces just for those who want to leave their suitcase and visit Kyoto and surrounding areas.
Very nice extras available at the reception and restaurant recommendations.
