Stayed there for 3 days with our 5yo daughter.
Location:ok, slightly uphill (not very convenient if you have heavy luggage), just at the foot of Kyomizu-dera temple, 10-15min walk from Gion area. Very quiet at night, super touristy and noisy during the day.

This ryokan nabs top slot as favourite of our whole trip. The owner (Emi-San) greeted us with a huge smile and proceeded to point out all the best places plus the best hanami (cherry blossom viewing). Following her instructions we went to Kiyomizudera...More
Although Kyoto received us with a thick rain and we were kind of dissapointed and tired after the Shinkansen journey from Tokyo, Eimi (the ryokan's owner) received us with huge energy and good humour (even though it was 7 pm).

communicateed via online as well. We didn't cimmunicate with hanakiya directly. From the airport we took a taxi. The driver didn't know the place so it is always handy to bring the map and address with japanese translation. it is near the temple/tourist spot.
We found the main house and the owner was there so she accompanied us to the annex. the road leading to the annex is quite hilly so it was quite challenging to roll down our suitcases.
well, we had a nice time there as it was a nice experience to stay in a traditional Ryokan/japanese house. The owner is fluent in english and very helpful.
enjoy your stay :-)
