Firstly, the good. Good location in colourful Poblacion (close to the heart of Makati but keep alert) and reasonably priced. Good friendly staff who go out of their way, Nino, Marlon and Leo (Nino in particular gave me great help when ING Australia had suspended use of my ATM card given its overseas use even though I advised that I would be overseas! lol). Good security (steel security door) and good value. The bad....upper floors can only be accessed by stairs which resemble the steep climb to the death face of K2 (to say it is somewhat steep is an understatement). Nimble young folks and families could do it but it was a great strain for older folks like me despite the fact that the friendly staff were happy to carry my bags upstairs. Secondly, the internet there must be run by evil spirits - you would get connected and the internet would fade and disconnect, or refuse to connect repeatedly. There are many other alternative internet options (different routers for different floors) however you would get the same bad internet experience over and over again. Whilst there is no great internet even in Manila, at the end of the day the internet here was a very frustrating experience and a great difficulty if you absolutely required it (which is most of us). The rooms were so so and came with air conditioning and were about right for a budget stay.

The place is okay but no amenities. You have to pay for extra towels and blankets and pillows haha unlike other hotels that its free. This place is okay for two. I think you have to pay extra too if you request them to clean up.

I had a great stay at this place. The members of the staff are very helpful. The place is very clean. the rooms are well lighted you can do your work inside. its also very near rockwell - less than a kilometer. Food is available nearby. im definitely recommending this place to my friends.

The San Agustin Residences is our home away from home and is THE BEST budget hotel in Makati. My only wish is that as a BIG AMERICAN, I wish the mattresses were thicker. However, it is a budget hotel and despite the desire for a thicker mattress, what can one expect for the incredible low price. Simple, clean, SAFE......We have a very long relationship with the San Agustin and live in Bohol. We always refer people to the San Agustin.

Had this place for 3 nights with my classmates, as we took an exam somewhere in Makati around October of this year. Rooms are neat and spacious but the Jeepneys' noises during mornings disrupt our sleep. It is quite close to a road, so honking vehicles can really be heard. This place doesn't serve food, I believe. But it's okay because it is located near a lot of fast food, restaurants, and budget eateries alike. They have a rooftop where you could chill, and enjoy the view of Makati's skyscrapers during nighttime. Their staff are nice and polite :) I like the place, but I totally wish they had an elevator because our room was up in the fourth floor..haha

We stayed here for our first night back in the Philippines. The place was very clean, the room quite comfortable, and the staff very responsive. It is one of the more affordable places to stay in this area of Makati. The only downside is the noise coming from Makati Avenue. There is a karaoke place right across from the hotel and men were singing well into the wee hours of dawn. If you want a budget place close to restaurants, an interesting night scene, and don't mind the noise, this will be perfect for you.

Very close to A Venue, Burgos street (pubs, Korean resto, bars, convenient stores) and a mall (Century mall). Clean room and friendly staff. Good place to stay for backpackers.

Yes it’s true, there are noise. Noise coming from vehicles outside. Which is still acceptable for us as we stayed in 3rd floor (minimized noise). If you’re looking for a real quiet place, book a hotel!

It was a first to stay within the urban areas and spent an overnight with a partner. It was not my thing, specially spending some bucks wherein you could go on a camping in near provinces in Manila. Though i love hostel and inn vibes but this would only apply when i go out of the country. I must say the facade was cool, more of a boutique hotel. Go up your rooms could be tough for elderly and only applicable for urban junkies and active backpackers. I have issues with the floor inside our room, its sticky and bathroom was bathe with chlorine so it felt like it was pretending to be clean. but overall if you're a foreigner or came from the province, and opt to go on a challenge this could be a thing. but i suggest to venture on other options. i was deceived by its facade and photos showed on its website and never thought i would be disappointed in some way. But thank you anyhow at least i am aware what to expect.

We stayed here for a stop over night and the place was extremely clean and comfy! Great for one night! Right in Makati and therefore good for exploring. They also offer good transport. Just quite noisy (Karaoke next door all night). Very friendly and helpful staff!

My partner and I have stayed in this place a couple of times, and I am always satisfied. It's a cheap place, but a very decent one, with air conditioning, daily housekeeping and a nice and comfortable bed. It also provides guests with a safety deposit box for valuables.
