I’m giving this place five stars because, for its location, it can’t be beaten. You can see the spray from the falls from the lawn, zebra and giraffe wander the property, and the whole design is just so elegant. Most* of the staff are amazing. Boyd, in particular, deserves a medal for the help he gave us. He drove us for our transfers from the Zimbabwe airport and on our trip back we had a major issue with another car crashing and blocking the one lane over the bridge into Zimbabwe. He got out and helped move the crashed car (no one was hurt) ensuring we made our flight on time! He had also had helpful but not pushy suggestions for activities we could do. The lady on the activities desk was also very helpful and efficient organising a helicopter ride and lion activity for us with really short notice.

The rooms are well appointed but there are mosquitoes. This is to be expected given the location and they do have mosquito nets and spray. Just something to be aware of.

* There were two staff members who did not impress me. Firstly, the dinner waiter asked for an extra cash tip when we had already given a very very generous tip on to our tab as he said he didn’t want to share the tip with other staff. I don’t expect that kind of solicitation in a hotel like this.

More disappointingly, we had quite a few issues with our reservation which was not handled well by a member of the reservation team. Initially, we had booked with booking.com but after getting a scam email from hackers who had accessed our booking from that platform, I then re-booked and paid through another company. When I emailed the hotel to check that our transfer was still in place, I was told that we had no booking at all. I asked them to double check because I had paid and was quite bluntly told nope, no booking, they could look into it later. What? Two rooms at $1500 each and someone was looking into it down the track? No. I looked into it myself and we did have a booking and it was stuff up in the system somewhere. Given the stress this caused, I would have expected some acknowledgment of this on our arrival - a little apology note, a fruit basket but nothing. The same person was equally unhelpful when I emailed prior to our arrival about booking activities. I had asked for information and wanted to specifically book a helicopter ride in advance and she just said the activities desk could help us when we arrived. Again, this is not a cheap hotel - I expect more assistance when I ask for it. We had one day at the hotel and I wanted to lock in activities. She could have even pointed me in the direction of their website which was more helpful than she was. Note, this unhelpful staff member is not the same person who works on the activities desk.

Overall, it’s a lovely property and most of the staff want to help you - and you can’t beat the location!

What a way to arrive at a hotel, as we turned onto the entrance drive, there were two majestic giraffes welcoming you to the hotel. Then came the drumming, dancing and singing by a group who were enthusiastic and fabulous, followed by the hand massage and cool drink.

We were taken on a golf buggy to a beautiful, well appointed room with balcony looking out at the Zambezi river, zebras wandering around the gardens, baboons in the trees.

We had a lovely butler, unfortunately, i can't remember her name (it started with Kam or Kab), thank you especially for replenishing the insect repellant in the room (a nice touch from the hotel).

We could walk to the falls as many times as we wished and what a sight it was.

The hotel is very colonial, a place to simply be - peaceful and a genteel way to start our South African trip. Staff are very helpful and extremely friendly - thank you Alice and Gilbert.

There are a few little things that could be fixed to ensure a full five star rating - we always ordered wine by the bottle, but it was rare for a waiter to be on hand to pour the wine after the first glass, there were never any nibbles brought with the wine which is odd for a 5 star hotel. Once we ordered Rose wine and it took an age to find it, the main bar appeared to have none and in the end Gilbert from the beach bar found it for us.

Despite the rooms having lovely balconies, you cannot sit and eat there. We ordered food to our room and all of a sudden the baboons appeared, it was quite scary the speed at which they arrived! Perhaps it would be wise to put some sort of wire mesh around the balconies so you can actually eat in peace.

Another is the internet connections at reception, particularly when trying to settle your bill. It is embarrassing when your card appears to be declined for no other reason than the connection. I must admit the staff were very apologetic but it is not what you expect from a hotel of this calibre.

That said Dorothy's team do a fab job and the things mentioned above can all be easily fixed.

Thank you Team Royal Livingstone, we had a lovely time and would not hesitate to return.

I really can’t say enough wonderful things about my stay. Even before I arrive I exchanged emails to ensure my arrival and stay at the resort would be special. At the airport I was picked up by a driver and with a beautiful SUV and taken to the river where I boarded a water taxi to take me to the resort - it’s an additional charge, but so worth it. Upon my arrival I was greeted by a few team member who graciously welcomed me. Everyone, I mean everyone was so warm and welcoming, always a smile and a welcome. The GM personally welcomed me, excellent touch, and my room was special, large, bright and sunny and the separate tub and shower was an unexpected touch. I ate all of my meals at the resorts, either at the restaurant or room service. Everything was delicious. The animals roaming the grounds are unbelievable even though you’ve seen the pictures. It’s a very easy walk to get your ticket and entrance to Victoria Falls. When I planned the trip, I did some upgrades thinking this would be my only trip to Victoria Falls. After my stay there’s an excellent chance I will return.

beautiful location within walking distance to the Victoria falls but restaurant food needs to be improved
and over priced, Zebra, antelope and giraffe roam freely around the grounds. the walk to the falls is very pleasant. Umbreles and rain coats are provided for protection against the spray.

We arrived early for our stay and we were greeted very professionally by the lady at the front desk. Our check in was flawless and she kindly took us by the golf buggy to our room.
There was a glitch with the door key card which eventually was sorted out by around 7 pm but a bit of a nuisance as we had to get house keeping to let us in during the day. The room was very good and spotless apart from mold in the shower, not a good sight especially when paying top dollar. The toilet felt loose on the wall, hope it doesn't fall off one day with a large person sitting on it

The surroundings and décor are amazing and staff always cleaning and sweeping.
I guess where we felt very let down was on the amount charged for firstly the room for the night particularly because we were on local rates. We had come up from a local luxury lodge out in the bush and decided to try this place for a comparison. One night was equivalent to five at the bush lodge which was amazing

This is where it fall apart.

Firstly the costs of bar fridge mini drinks, K195 for a nip bottle where down the road at the supermarket the same is K200 for a full bottle, I know paying more is usually acceptable but this is a total rip off. The other local hotels were very reasonable on the bar prices. We decided to have dinner at the hotel, again, for a bowl of pasta and stewed Lamb we paid K420 for something under local costs probably cost about K30 to prepare. A fillet steak at the previous lodge with fresh veg and fries was K145, and beautifully prepared. Desert was amazingly presented but totally insanely priced for us locals. There was no garden salad as they had no tomatoes and or lettuce, you only need to drive down the road to a local market or grocery shop for as much as you want to buy or need.

Break fast was just awful, soggy microwaved bread basket, stale pork sausages and all piled up on a plate.

The following night we stayed at a top hotel in Lusaka which was extremely comfy, very clean and way nicer, Breakfast was a fresh buffet and a far cry from the mush at the Livingstone. The cost for the night was also 25% of the cost of the night at the Livingstone and that was at their standard rates.

If you are that desperate to be seen in very prestigious type surroundings but with no regard to value, then this is the place to be. I must say again though, the staff are extremely pleasant and obviously love their jobs but for value as in food and beverages, stay here if you want below average food and value for money.

Would never step foot there again if ever passing through to the falls, over priced and not good value. Last year in top tourist spots in Venice and Slovenia for example, pure value for money in comparison

We arrived at The Royal Livingstone for a short stay! (what a mistake, we should have stayed longer)
Greeted by a live performance of dance and song to then be guided through to the lounge to be checked in.
Upon arrival we were given a refreshment towel, homemade iced tea (which tasted amazing) to then be greeted with a wonderful hand massage! I genuinely have never had a check in like this.

We then met Connie, guest relations which checked us in, guided us around to inform us about the restaurants, dining times etc - they have a 24 hour bar!

We got a buggy to the room which admittedly we did have a very small issue with, but Connie jumped straight in and rectified it really quickly With no fuss at all.

The staff here are amazing, nothing too much for them. The grounds, spectacularly maintained with zebras, monkeys, giraffe’s and impala’s all roaming around freely.
The hotel is only a short walk to the falls, which again is easy to get to from the hotel.

Dinner at The old drift is a la carte and is very tasty!
We had wine, helped chosen by the sommelier, Lucky!! Who definitely knows his stuff. He even convinced us to the Gin Bento Box...and I’d also recommend this too!

A cocktail mixer was arranged for staff and guests to attend. Here we met the general manager, Laurie and the executive GM, Bora - he is well travelled and so was able to give good recommendations for other places and is just generally an all round good guy!

The morning of check out, a breakfast in the jetty was arranged as a surprise.
Waited on hand and foot by Brian! Again, nothing too much trouble. He took photos, organised champagne, breakfast to be cooked and hand delivered to us! Connie came and checked everything was OK, which is obviously was!

Laurie needs to know that Connie is the best asset he has in this hotel! She was amazing and honestly cannot express how great she was, whilst at our stay at The Royal Livingstone!

We have staid at Anantara Hotels elsewhere and expected luxury - we were not disappointed. We only had 3 nights at the Royal Livingstone but found the location great, right beside the Zambesi river and only a 10 minute walk to the Falls. All staff were attentive and very helpful. Our room was first floor of a block of 4 rooms (2 ground level and 2 above). It was both comfortable and had plenty of space. The view from our balcony was of the river and when drinking our early morning cuppa we could be sure to see monkeys, mongoose family and impala grazing below us. Hornbills were always going from tree to tree near the pool are which was ably manned. We had a Butler service (every room did) and our were very attentive and would book tables for the evening and arrange trips if we wanted them. We had been concerned about mosquitoes but had no problem at all. The only thing that could improve would be free water outside of the rooms.

I have always admired The Royal Livingstone Hotel by Anantara since i was younger, for its prestige and design. I was lucky enough to be invited over as a travel influencer to experience the hotel first hand, and i will be honest (not that i was sponsored), the Hotel surely does maintain it’s Royalty prestige! I didn’t complain about anything as the staff was always a step ahead of me. The food is Delicious! The premises are clean and constantly maintained, the view of the Zambezi river and the smoke from the Victoria Falls is breathtaking, and the activities attached to your desired stay are satisfying! I definitely recommend your next stay during your visit to Livingstone to be with The Royal Livingstone Hotel, you’ll get value for your money.

From the moment we arrived to being dropped off at the airport, we were impressed by the Hotel,the staff, the surroundings, the animals, the location, the rooms, the food,the grounds, and of course The Zambezi River and Victoria Falls. The Royal Livingstone is an exceptional Hotel with exceptional service in an exceptional location. Definitely will return!

We enjoyed our stay thoroughly at the Royal Livingstone, having no prior knowledge of the hotel. From our arrival at the airport, our experience was seamless, predominantly a result of the exceptional service. Every staff member made sure that our experience was as pleasant and comfortable as possible. We were met immediately at the airport, and whisked to the hotel. Our room was beautiful and every amenity was present. Yes, animals abound throughout the property - zebras, baboons, giraffes and more - all through the day and night. Te food was wonderful and diverse. But back to the staff, they do not hover or overwhelm but instead are simply present to ensure that you have the easiest holiday possible. Nothing seems difficult, they just want to make everything easy in a really genuine way. I cannot say enough positive comments about our experience - In particular, Dorothy (room divisions manager) went our of her way to make sure that we were satisfied, and Edward always was present to respond to our every need. Dear Valued Guest, Thank you for your message. We do have other places in town that are friendly. Next to the Royal Livingstone is our sister hotel, AVANI Victoria Falls Resort. We are 5 minutes apart and you can have dinner there. We have exciting dining options including Boma Dinner, A once-in-a-lifetime immersive cultural experience – under the African Skies.

We stayed at the Royal Livingstone for 7 nights and had all our meals at the hotel. We had fresh salads with meals as well as fresh fruits at breakfast. No problem with ice in the cocktails, either. The hotel provides unlimited filtered bottled water in the room. It is safe to eat and drink at the restaurants in the hotel.

We landed in VF Aiport and applied for a Kaza Univiza on arrival in Zimbabwe. This visa allows multiple entry between Zimbabwe and Zambia as well as a day trip to Botswana. Cost is USD50. This stamp requires a full empty page on the passport. The entry/reentry between countries does not use up many pages. Small rubber stamps are used. We were there in Sept 2024 and traveled between Zimbabwe and Zambia multiple times plus a day trip to Botswana.

"Make sure you have a visa for both countries, you can do that at the airport when you arrive. It cost us extra, not a lot, but more time."
