Firstly, the positives of this hotel are the location and cleaniless. It is right across from the beach so everything is easily accessible. Now onto my rather bitter experience at this hotel. First, some of the hotel staff quickly grew agitated with a rather frightening attitude after we raised our concern with the room. Before booking, you should be aware that there is a nightclub on the fifth floor of the hotel and, due to its proximity to the beach, live music played till very late into the night. This raised a lot of discomfort as music pounded into the room, making it very hard to sleep at night. There is also almost zero water pressure in the bathroom shower, and very inconsistent water temperature. Although the hotel may be comfortable in price, I do not think it is up to a 4 star rating. Of course, if you are not expecting anything at all and is tolerable of almost no water coming out of the shower, this hotel might be for you.

This was a very hotel for the price. The location was amazing, i don’t think you can be closer to the beach in Patong. Comfy bed! The big pool is private for only the pool side rooms and the other pool is a little small. Was told that is closed at 11, the bouncers from the upstairs nightclub tried to kick us out and said the pool closed at 8. However we didn’t listen as they are not part of hotel staff. The hotel staff was super helpful and always greeted us. I would defiantly stay here again.

This place was gross! The superior balcony had an entire metal spindle falling off, rusted out.bathroom towel rack was hanging off, no safe, air conditioning smelled very bad & the pool was disgusting ..& stairs had broken tiles everywhere. Not safe at all. They showed us 3 rooms, all with basically the same issues.also not very clean either! Ugh.not even worthy to be on any listing, frankly! Pictures are NOT what this place looks like. Pretty sure the pictures are 30 years old! We demanded our money back & after contacting the booking agent we did receive a full refund. Holiday Inn just around the corner was amazing! Go there...

Upon checking in we were given an upgrade to a room with a semi private pool. The room is air conditioned, clean and bright and had been freshly painted. The washroom is clean with plenty of hot water for showers. The crisp white linens and bed are comfortable and welcoming after a long day at the beach. Breakfast is included in our stay and ordering from a menu is a nice change from buffet style breakfast. The main pool is small but with the beach across the street and our own semi private pool this was not a concern for. The staff are friendly, very accommodating and are always busy cleaning. The hotel is directly across the street from Patong Beach which we overlook from our balcony. Great shopping and restaurants within walking distance. I would definitely stay here again! Ideally located across from Patong Beach in a relatively live area, and now renamed Modern Residence, This hotel has a lot of potential but a few areas need attention. The lift is very frustrating. Several times waited between 3 and 5 minutes to get up or down, particularly mid day when staff/cleaners seem to be using it a lot. The top floor with the pool, gym and bar is out of service for renovations. It's a shame because some nice views up there to the beach. My room was spacious enough, bright and clean but had that mouldy damp smell upon entering; that smell you can often get in cheap establishments in Asia. The bed also was rock hard, the firmest mattress I've come across in years, not particularly to me liking. Apart from that the room had all the amenities required for a pleasant stay. WIFI and AC worked well and the shower pressure and temperature control were fine. Staff were helpful and friendly enough. It's a shame there are no balconies to the rooms as that would have been a great selling point with the beach across the road. Would I stay here again? Probably not until they finished the current upgrades/renovations.

Do not book this hotel. Their customer service is atrocious. Their telephone number and email address is wrong on their website.
I booked a room with them through agoda, but I fell seriously ill the night before my flight from pattaya to phuket and couldn't travel.
I immediately tried to call them from my hospital bed to cancel my booking, but their telephone number is wrong. I tried to email them, but their email address doesn't exist.
They have refused to offer any refund, even though I had a very valid excuse.
I have lost 9,000 baht, because of their no refund policy.

I don't quite like the hotel. The floor is dirty, dusty and sticky. The pool is dirty by seeing it. I love to swim whenever I go for a vacation or staycation but this time i don't get to swim throughout my stay here. The mattress is hard. The shower head water is so little. Location wise is ok. That's all.

I paid for 4 nights but could only stay for 3 due to flight changes. I asked for either a refund or an upgrade as the hotel wasn’t busy. The staff just chinned this off and I received neither. They weren’t particularly helpful. The AC unit broke and poured water everywhere. Don’t be fooled by the photos. Once there you’ll see why. Surrounded by seedy massage joints and Tuk Tuk drivers constantly harassing you for trips. Patong itself is dirty and quite expensive actually.

If I could rate this Hotel 0 stars I would. We booked this hotel and left the exact same day. Hotel staff were extremely rude and unprofessional. After we were not even greeted with a smile or a hello, we paid for our room and were then told after that there was no hot water in the hotel. We had asked them why they didn't mention it to us before we had paid and asked them for a solution. Their only solution was 1 days free breakfast for 1 person. We found this interesting, because just as we had arrived there were 2 other families talking to a hotel receptionist asking for a solution and yet they still didn't mention it to us. No idea what the rooms were like but after the service we're glad we didn't stay. They also mentioned hearing rats in the roof. A 4 star hotel with no hot water and rats everywhere. No thanks! We went to the bloc hotel instead which has been great so far and includes breakfast at the coffee club. Would definitely recommend!

There are a very small pool on the rooftop on 5th floor. More like a very Big bathtub rather than a pool. But good for a Nice cool off when using the rooftop, which not many do when having the most amazing beach just across the road. I Can highly recomend this hotel, see my review. Regards Lars
