I could write a book about this place, but I will just list the HUGE problems. I booked (too quickly) a 70USD room with special promotion and I got : 1) 12m2 rabbit cage, 2) Dark room because view on the white neighboured wall, 50cm from the broken window, 3) Dirty place, with, on top, hair on nightstand, 4) No facility: no internet for computer but only mobile (for obscure reasons they seem to find normal), no fridge, 5) 10cm thick iron getting out of the mattress which is really dangerous 6) No material to hang, even to dry your towel, 7) The bed sheet was a big towel, 8) Disgusting trick by cheating on normal price and then pretending a discount. And with all that, the owner was really not comprehensive and didn't want to refund my 2nd night. Only good point, the location and the view from the little public terrace (don't expect to have easily a chair, too many people battle for the only table well situated)!!!

Pleasant enough place.. Yeah, basic and most definitely tatty around the edges, but man, the sea views and ambiance of the deck more than makes up for that! ... And it's central to everything too mai i g it decent value for what you get

This place was horrible worst experience I ever had in any hotel in hua hin or bangkok my girlfriend paid 900 baht for a room there was bugs kn the room it appeared to be clean and nice but was anything but that I demanded a refund from manager they refused sol they gave me another room and I thought it was better until I pulled off pillow cases there were so disgusting there was a cockroach in the room and little blood shot on the sheets deplorable 900 baht and not too mention walls are like fiberboard if you plan on making love both rows beside you will hear you never again ever I will make sure to tell all my friends and my thai ladies friends never to go to mod guesthouse here is the pics of the cockroach mold and disgusting pillow

It was i bad experience. We run away from that Guesthouse. Location was good. City center long the cost. Beautifull view from balcony (outside the room) Room it was really a bad experiance:on top of the bed full of insect and bugs, bed it was dirty, fan full of durst, toilet small and full of dirty on top the wc. PAY LESS DOESEN'T MEAN BE DIRTY ! STAY AWAY !

The location is perfect; central and next to the beach. It’s perfect to stay here just to sleep if you’re on a budget. No air con or hot water, but wasn’t really a problem. The bed could be better and some stuff should be renewed. But it’s cheap for a reason and it’s ok for the price.

This hotel very nice, Sea view balcony, The hotel offers a Motorbike rental service. Soft bed nice room And a good service, You can see the sun on the balcony. Have many Table for sit And Near beach, near restaurants

As others say, rooms not big but big enough. Some faults, but all irrelevant as you have as good as location as the Hilton at almost the same location, and staff friendly. We paid a lot as over Christmas and New Year but the bonus is watching a truly fabulous firework display, both sides of the jetty of the guesthouse. Take a bottle of wine and enjoy, just that worth all the money for the week!

Stayed three times there, this time with my parents. Nothing I could complain about. Good value, central location. Rooms were good and clean, maybe a bit small. A few times when they were full, I stayed in the guesthouses left (Fulay) and right (can't remember). Both also okay.

Avoid this place. I had made a booking for one night total of 900 baht. While arriving to reception I asked if it would be possible to stay another night, presumably total of 1800 baht. However, he summed the price to 2800, pretended like everything is allright and after very naive and sad acting phase corrected the sum. Staff is arrogant. Next door guest house is exactly the same like this one, at hafl price and nice staff.

I booked the most expensive room here and I was initially disappointed- same price as my executive room in Bangkok. Having said that, it grew on me. The location is excellent- a short walk to the Hilton and night life. This hotel is on the water with great upstairs views from the common tables. Please note the beach is a short 200m walk away- you can't walk from your room straight onto the beach. Would I return- maybe- it just depends on what else is on offer at the time. The staff are very friendly and helpful. The air-conditioning works very well and good selection of TV channels including A+ for the Aussies
