I could write a book about this place, but I will just list the HUGE problems. I booked (too quickly) a 70USD room with special promotion and I got : 1) 12m2 rabbit cage, 2) Dark room because view on the white neighboured wall, 50cm from the broken window, 3) Dirty place, with, on top, hair on nightstand, 4) No facility: no internet for computer but only mobile (for obscure reasons they seem to find normal), no fridge, 5) 10cm thick iron getting out of the mattress which is really dangerous 6) No material to hang, even to dry your towel, 7) The bed sheet was a big towel, 8) Disgusting trick by cheating on normal price and then pretending a discount. And with all that, the owner was really not comprehensive and didn't want to refund my 2nd night. Only good point, the location and the view from the little public terrace (don't expect to have easily a chair, too many people battle for the only table well situated)!!!

Pleasant enough place.. Yeah, basic and most definitely tatty around the edges, but man, the sea views and ambiance of the deck more than makes up for that! ... And it's central to everything too mai i g it decent value for what you get

This place was horrible worst experience I ever had in any hotel in hua hin or bangkok my girlfriend paid 900 baht for a room there was bugs kn the room it appeared to be clean and nice but was anything but that I demanded a refund from manager they refused sol they gave me another room and I thought it was better until I pulled off pillow cases there were so disgusting there was a cockroach in the room and little blood shot on the sheets deplorable 900 baht and not too mention walls are like fiberboard if you plan on making love both rows beside you will hear you never again ever I will make sure to tell all my friends and my thai ladies friends never to go to mod guesthouse here is the pics of the cockroach mold and disgusting pillow

It was i bad experience. We run away from that Guesthouse. Location was good. City center long the cost. Beautifull view from balcony (outside the room) Room it was really a bad experiance:on top of the bed full of insect and bugs, bed it was dirty, fan full of durst, toilet small and full of dirty on top the wc. PAY LESS DOESEN'T MEAN BE DIRTY ! STAY AWAY !

The location is perfect; central and next to the beach. It’s perfect to stay here just to sleep if you’re on a budget. No air con or hot water, but wasn’t really a problem. The bed could be better and some stuff should be renewed. But it’s cheap for a reason and it’s ok for the price.
