Really good location, near to the beach, very clean, parking available and nice friendly staff/owner. Bed is comfortable, shower works well - sitting area idea for an evening. Overall good experience.

Very clean and quiet rooms with a good air conditioner. Lovely pool area to relax around and unwind from a busy days sight seeing. Breakfast was very basic. You could constantly refill your water bottles at the communal area which was fantastic. Over all a very enjoyable stay.

Pros Exceptionally clean, tiled room, beautiful garden, nice aircon, impressive toilet In a quite and peaceful area Cons Overpriced in 1200 baht for triple room with very little breakfast Not happy with tripadvisor and booking website The breakfast really turned off us 3rd bed's mattress was broken Far from night market Beach nearby not nice Advice for travellers: If you are visiting Hua Hin specially in low season, dont pre-book Walk-in rates are better

Clean rooms and clean bathroom, very kind and helpful owner, good and quiet location, not far from city centre, reasonably priced, good breakfast buffet, friendly staff. If you come to Hua Hin, check out this place.

Seemed like a really great place until it didn't. The so called "laundry service" ruined some of our clothes, and when we talked with the owner about it the service-mindedness was completely gone. He blamed his staff and said they aren't his responsibility (even though he personally was the one to give us the instructions for the laundry service), he said there was no way he could compensate us for it in any way at all, and suddenly stopped understanding English in the middle of the conversation in what I assume was just a way of trying to get us to give up. We also noticed a few old blood spots on one of the sheets. While some facilities were nice (bikes, pool, the boring but better than nothing-breakfast etc.), the owners attitude when we simply showed him the ruined clothes just totally destroyed our impression of the place. For 900 Baht per night you can get way better service at other places!

The best part of staying here was the friendly owners Tom & Sao. They made us very welcome and they were very informative about the local area. We arrived on A Sunday night and he advised about the weekend Market and suggested that we should not miss it. We were glad that we went. When it was time for us to move on he organised bus and ferry tickets for us. He also organised a tuktuk to take us to the bus stop. The Guesthouse is situated on a quiet street but is minutes away from the beach, shops, restaurants and bars. It has beautiful gardens with lovely trees and flowers where the rooms are situated The rooms are large and clean with a large fridge,free wii-if and A/C. We took full advantage of the washing machine and we could put our washing out on the drying area in the garden. Included in the price is a continental breakfast but if you wanted a cooked breakfast you could at a extra cost. We will be recommending this Guesthouse to all our friends. Tom and Sao gave us 5 star hospitality that you would never get in a 5 star hotel.

Easy check in , great location within walking distance of the beach. Simple breakfast included with extremely helpful staff. Small swimming pool to cool off after a hot day. A very quiet hotel because there are only 10 rooms here and away from Soi 51 down a side street. Wifi and clean aircon rooms. Also have motorbikes to tent for 200 baht a day.

We stayed three nights in this nice property, located in a quiet street. Our room was pretty big and very clean. There were lots of furniture to put our stuffs, a table, a fridge and a well-worked air-conditioning. Our only complaint would be about the pillows, which were too big and hard. Breakfast was very generous because it was an all-you-can-drink and all-you-can-eat buffet with croissants, toasts, fruits, juice, hot drinks, cereals. It was served from 7am to the time we woke up: we really appreciated to not be in a hurry on mornings. We also had the possibility to have a drink, to refill our bottle of water and eat something for free all-day long. This guesthouse is pretty well-located, very close to the beach and restaurants. There were also free bikes available for guests. Last but not least, it was also possible to use the washing machine for free! Sao, the owner, was very kind, smiled all day long, and made our stay really great: thank you very much! So why did we put a 4-star rate? First, the stray dogs stalking in the area. We love dogs, and always have good attentions for them [especially in Thailand]. The owner told us those were not aggressive, which is pretty true, but they come around growling and baring fangs, and you feel neither secured nor comfortable even when you are not afraid of dogs. Second reason was the WiFi. Connection is quite reliable, but upload level was the poorest we had in our entire 8 months travelling around Asia. We run a website and it was impossible to upload anything. It is just good to use google and play clash of clans.

Little, but nice & calm hotel with kind manager and staffs. Resonable price for rooms. Free wifi with good speed, safe box, free bikes, free laudry, and free simple breakfast are included. It' alsi located in the center of the city.

It is located at Soi 51 at Hua Hin. Beach is just 2 min walk from the hotel. The hotel is good. Room size is ok. AC works fine and the bathroom is good. However, the safe deposit box had a big issue. Not working initially. After the manager came and fixed it, it could not be opened on the next day. The breakfast is very basic. Bread, Butter, Jam, Noodles,Fruits, Juice and Tea/Coffee. Egg if you ask for it. However the manger was very helpful. When we requested him to book a taxi to Bangkok airport, he suggested to take the bus as it will be a much cheaper option. He actually went to the bus station and booked the tickets for us. But the swimming pool is really small.
