I stayed one night in this villa with my friends. Then I think this villa is suitable for gathering with family or friends, because the atmosphere is calm and there is no noise here. The facilities are complete there are several rooms, one swimming pool, kitchen, bathroom, and parking area. Unfortunately, the shower at my room didn't work properly at that time. The location is in Ubud, then I could reach some great restaurants easily.

Stayed for 5 nights in a three bedroom villa with swimming pool and kitchen. Very nice and clean place to stay. Carpark was a bit small though, but fit ours with no problem. Very polite and attentive staff. They all speak English. Location wise, it's not in the centre of Ubud, but walkable.

This charming villa is located just 2 km away from Ubud town. So it is walking distance to town, a bit hilly though. Finding the villa is a bit of a hassle. The villa sign is very tiny and the lane to get to the villa is even tinier. I suggest to ask your driver to contact the villa manager for directions. It is very near to many of Ubud attractions. Very convenient indeed. As you reach the end of that tiny lane, the reception is on your right. The reception is very friendly and helpful. You will enter the villa compound through a typical Balinese doorway. The minute I stepped inside I felt very calming with the garden, koi ponds and the pool. The size of the compound is just nice for the 6 of us. With 3 bedrooms, 2 bedrooms on the ground floor and 1 on top of the reception area. This bedroom has a beautiful view of the padi fields. The living or dining area is also on the ground floor near the pool, with a kitchenette complete with some appliances, stove and a fridge. We didn't cook at all here. Breakfast is provided with 3 set menu, which is very helpful to fill us up before we step out for the day. I must say the garden can be better look after like others I've been to in Bali. All in all, we enjoyed our stay here. I will come back.

I choose the property because it is relatively closer to Ubud Writer Festival, esp to Neka Musium the main program location. I could just walk easily. Alo closer to many restaurants, the iconic resto like Mozaic, Cuci Italiana, and Nuri's grilled ribs The property has only around 8 villas, and that's why service can be personalized. For me that off set the standard room quality. This does not mean room is bad, no... it has AC, large space, with sofa, has balcony overlooking garden and pool, clean. Only the bathtub drain is not working well. Luckily the bathroom is also large.. so instead of showering in the bathtub, you could pull the shower rod and have it outside bathtub. Sorry.. I am particular when come to bathroom and toilet. The receptionist (Bli Kadek) is wonderful person. Help me find scooter rent, car rent, and negotiated for us. The lady in dining room is also very attentive, prepared foods to our liking for breakfast, and even willing to get them served in our balcony. Note that the property is not easily visible from the street. The phone in the web did not work, as I arrived post midnight. The sign in the street is very small and cluttered with many other signs. But google map finally helped. It has small pool, quiet and one could enjoy breeze, and cooling off in the afternoon. Good to relax, while reading

I should say that this hotel has every possibility of being amazing, if management can overcome some simple issues. It is beautiful and located just a short walk from the Writers Festival HQ and overlooks a great ricefield. It is a long walk back to the centre of Ubud. Firstly, this hotel is difficult to locate. It is where google maps suggests, but there is a tiny sign about 10ft up so you need eagle eyes. Pleasingly, the hotel is located down a long narrow alley so you get off the main street and noise. On arrival, the check in young man seemed a bit blase. He only wanted one of our passports and no cash upfront. We had hired the three bed villa and one extra room in the general hotel. They seemed not the least aware of the second booking but happily enough provided a key to a room. The three bed villa is gorgeous. Two rooms on ground level are huge. The third room is up a narrow flight of stairs located above the office. My friend who stayed in that room said she could hear the office phone ringing, staff coming and going, and smell their cigarettes. There was no hot water in any villa room on the first day/night or second morning. The first excuse was to just run it for a few minutes. Then it was "I'll check while you are out at dinner". When we were getting ready for bed it was "not sure, will look into it tomorrow " (no alternative shower arrangement given). The next morning (still cold) they were "waiting for the engineer". There was hot water at the end of the second day. Equally on the first night I jumped into bed and realised it was just a sheet. I had to request a blanket. There is no longer a restaurant on site though they will make your simple breakfast. Eat out for everything else. There is no safe for your valuables, and the rooms aren't particularly secure. There was no power in room 1b for a few hours one day and the upstairs villa room's a/c didn't work for about 24 hours. The rooms have no flyscreens and far from fitted, so expect bugs at night. There was no servicing of the rooms while we were there. Dirty and wet towels were not removed, beds were not remade or even just straightened. After returning back to the villla one afternoon a girlfriend found two blokes sitting inside the villa grounds, looking like they were just hanging out there. Given we found a bong in the adjoining store room, it's evident why they were hanging out there! Staff were inattentive, lacking in proper training and it was all a little "Faulty Towers". There is opportunity to improve but beware if you book here.
