This feels (and is) a proper family run hotel. The rooms are in cabins in a well laid out garden and are decorated in flamboyant local style. The beds are comfortable and the lighting is excellent (possible to read in bed!) The shower rooms are large with lots of hot water. Nice touches include mosquito coils lit every night outside your room. Breakfast is taken on a platform over the canal (clogged with water hyacinth) Service can be slow but the local squirrel provides entertainment whilst you wait. Difficult to find and limited local restaurants for an evening meal but plenty of street food

This hotel had friendly staff who greeted us at the entrance and took us to a river-hut in the garden for the usual sweet orange-cordial welcome drink. They also helped book a driver for the next day. The setting was nice with cute gardens and stone landscaping. Despite being next to a river, there weren’t too many mosquitos. Breakfast was good – an omelette, nice toast and fresh bananas. Would happily stay here again.

We spent 5 nights in the hotel and we've been very happy.
The accommodation has everything you need (it has air conditioning, which is the most important) and it's cleaned. If, like us, you have a room on the street side that it will be very noisy during the day but bearable during the night.
The staff is lovely, polite and helpful.
The breakfast was more than I expected: noodles, eggs, fresh fruit, bread, coffee, tea...
We rented from the hotel both the bike and motorbike. The traffic could be scary at the beginning but, when you understand how it works, going around by motorbike is much better than taxi or bicycle. We visited U Bein's Bridge, Inwa and Sagaing by motorbike. If you decide to rent a motorbike consider wearing a mask for the pollution.
The only downside I can see about the hotel is the service phone (I think it was located in the staff room) ringing at any time, which woke me up more than once very early in the morning. That was very annoying.
Overall, I certainly recommend this hotel.

The bungalows provide a good basic accommodation with nice local interior decoration. The bathroom however needs serious renovation, old pipes, only cold water for the sink and a non-working drain that leaves the whole room under water after showering.
You can easily walk to the palace and Mandalay Hill, but restaurants are nowhere near the place.
The family is very friendly and kind, breakfast is solid and served in a nice spot beside the small river.

Wow, what a great small hotel. Very friendly and helpful service, rooms and gardens are amazing. The hotel and its gardens are immaculately kept. Breakfast was great, very good selection of food. Staff cannot do enough to make your stay wonderful.

Nice family homestay localized not far from the royal palace at the center of Mandalay. The rooms consist of bungalows. They are nice, clean and full of practical accommodations (except maybe for a mirror in the room itself bit it's merely a detail). The cleaning is done daily.
The breakfast, although not the best we had in Myanmar, is good: coffee/tea, eggs, toasts, fresh fruits, served on a small terrace next to the river so relatively calm.
We rented bikes (2000MMK/day) and a motorcycle (13000MMK/day, fuel included). Our host also booked.our bus tickets to Bagan for us without taking any profits for him.
But what we will always remember and what made the whole difference with other places, are all the attentions they have for their guests. They offered us water with the bikes or the motorcycle we rented as well as some wipes. They brought us some watermelon whenever we came back to the homestead. And when we left with the bus, they offered us 1L of water, a piece of cake and a banana each for the trip.

This place gives you some nature quiet moments in a trouble town of motorbikes and lots of traffic.
We enjoyed our stay. The bungalows are cozy. The breakfast is good. Squirrels at the terrace where breakfast is served enjoy you in the morning time.

The hotel is family run and they are extremely kind and hospitable. Ultimately this is far from a luxury hotel but for the price you pay I think it is pretty good, room was reasonably spacious and clean, aircon worked great, food was tasty and fresh. The location was good for us as we were able to walk to many attractions including the teak monastery and Mandalay hill.
The decor is a bit bizarre and there is some need of repair e.g. broken tiles in the bathroom. The room was not well lit. Wifi is slow and only in the lobby, it comes via the owners 3G phone!
All in all we felt what we got for the money was very reasonable.

We spent four nights during the worst heat in Mandalay and were very happy to stay at this place. Nice rooms had AC, there was a wonderful spot to have dinner and whenever we needed something the absolutely friendly and helpful staff helped (the hotel is family run). They even brought us free fresh fruits and a fan when we had dinner. The food is very good as well. Just the internet is a bit slow. Overall it is a wonderful medium class hotel. I can absolutely recommend it!

Nice relaxed place, runned by a very kind family. Beautiful breakfast area. Hidden gem in the crowded city! Clean and spacious. Good price value and nice staff, although it would be recommendable to learn the staff more English, you feel at home!
