I picked this hotel for the special traditional Korean style Ondol room. I wondered how the heating floor works and feels. I agree with some friends of mine that such kind of room is actually too hot unless the windows are open. I kept the windows slightly open all the time, making the temperature just perfect. There was no bed but bedding on floor, like the Japanese futon. It's very comfy, not hard as I thought. After a whole day long walk, I like to put my legs between the floor and the bedding to relax and relieve the tension. For the 2 night stay, I could sleep very well through the night without break. There's no table in the room and I always had to move around near ground zero level, quite inconvenient and tired, but it's a special experience somehow.

Though the hotel and room are rather dated, that doesn't matter. It's clean, functional. I particularly like the vicinity which is quiet, safe, convenient, not touristy (I am afraid of staying in Dongdaemun or Myeong-dong which are too touristy and noisy).

About the staff, I think there's much room for improvement. At the front desk, the young man is nicer but speaks poor English. Communication is a problem. The older man speaks better English but is indifferent, poker face. He refused to connect a line for me to cancel my original booking at another hotel in Dongdaemun (I learnt that it's free of charge if calling intra Seoul for a few minutes). He asked me to use the charged telephone kiosk at the hotel entrance instead. He added that it should be me who do the cancellation as the booking was made by me, not him. Finally after he had seen me quite stupid in locating the tel kiosk and counting the coins, he was willing to use the hotel phone to call and pass it to me to talk for the cancellation (haha, I should more and better use my stupidity in the future).

But overall, as the price is too good (W53,000@), location good, great value for money, I still highly recommend it.

Stayed here last year for 5 nights. Did not want to spend a lot of money, so if you need economical hotel in center of Seoul, Kaya good be ok. Do not expect to see something special, you get what you pay for, you can not find anything nice for 50dollars in the middle of megapolis..Room was of the normal size, good Tv set, bathtub full of cracks..For the next time would prefer to pay more and choose another location..But at the end it is not worst option for those who wouldn't like to spend a lot

Definitely the location is great if you are going on the early morning DMZ/JSA Tour with the USO and Koridoor only feet away from the hotel. You can crawl out of bed and get there in two minutes. Great for the Korean War Memorial Museum as well. Subway stop is close, tons of restaurants and coffee shops....including American businesses. The rooms were very warm, and it appeared that there was only air conditioning in the hallways. Bathroom was clean. New beds may be in order...seems a little old. Staff spoke some English, but not enough to help me with some travel plans. They were nice and courteous though, including our Maid. Very sweet.

I was looking for a cheap and central stay in Seoul. Since you often get what you pay for, I did not expect much in the price range around 40 Euros- but even that is too much for the Kaya...
First, on the positive site- the staff is friendly and the location is perfect (three different Subway Lines in walking distance!). That is it. Now the negatives. Even though the cleaning staff tries very hard they have no chance to get the rooms clean. Everything, from the bed to the bathroom smells after cigarette smoke. The air condition is throwing little ice crystals on the bed, the refrigerator is like the TV is approximately 20 years old and loud (have to unplug it during night), the corridors and rooms are very dark, the wireless internet has a very bad reception (almost not working). The room size is average, at most. To all the Hotels I went in my live I found only a few which were providing insect repellent and this was the first one I had to actually use it in the bathroom. The "Escape Rope" looks very scary, especially considering that the windows seems way too small to slip through them in case of a fire.

All in the entire Hotel needs a complete renovation from ground up. The staff deserves to work in a much nicer place.

This is a nicely kept, clean, basic property. Stayed 4 days in a Western style room. The staff is helpful and speaks English. It is in a great location, a few minutes walk to 3 subway stations (Namyeong line 1, Samgakji lines 4/6, Sookmeyung Women's University line 4). It is easy to get to places like Itaewon (2 stops) or Myeung-dong (3 stops). A great place to save money while enjoying and exploring Seoul.

Stayed here jan 2013, for 10 days,, my mom, me an infant and a 9 yr. old son. We stayed at a double room and were not charged extra which is really very good for us travelling on a budget, and wanting to experience more of their culture view more sights worth seeing and dine like the locals... Food is not a problem in this location tons you will see in the streets, at the back alley you will find your way to metro station, paris bageuette has fresh bread to offer, if you cross the street youll find a convenience store.. Side of it has daiso store were ou can buy almost everything at an affordale price... Hotel staff is fine though not very responsive.. Well its ok as long as they give me maps and directions, sign language is alright. Clean bathroom.. Just a fine room to stay rest and sleep... Dont forget to visit war memorial just a walk away from thehotel exit from the front of the hotel cross the street turn right pass by us embassy then youll be there in no time..my 9 yr old son loves the experience.. If you happen to be there during the winter go to city hall and you can experience outdoor skating.. Theres none in Philippines (outdoor skating) so its exciting for us

We stayed here 10 days, average price for our twin room (1 single bed and 1 double bed) was about £ 40/night. Located near 2 subway stations, but also on the route of the bus from the airport (6001) with a stop almost in front of the hotel. As mentioned in other reviews, loads of restaurants around the hotel. It is a 10 minute walk from the war memorial and if you want to go into town, see the palaces etc., I never took the underground, just walked there. Wifi was ok, but there also 2 computers in the lobby for guests. Room was fine. No complaints at all. Went also near the hotel to a karaoke bar. Loads of shops, coffee bars and what not all around the hotel. Can highly recommend it.

We had stayed at Kaya for a week, The Hotel location is brilliant,very close to subway station(about 5 minutes walk).What can I say about Hotel?The staff are very good.We didn not eat at Hotel,as there is hundreds places to eat around it,for a better value.Also rooms need painting badly,and cleaner should concentrate more on carpets..Towels and bedding were changed daily,and water was restock in fridge.We had a great stay in Korea,and would love to go back one day!If you are on a budget this Hotel is for you!

I usually get it right booking hotels reading tripadvisor but this one was off the mark. Front desk confirmed they don't have designated non-smoking room when I asked for one. And I was so wrong when I thought the in-room air purifier would help. The room stank of cigarette smoke the whole night! It was horrible and I even came down with respiratory allergies which only clear up after I left the place.
Would not recommend. Subway wasn't too close with a 10min walk crossing busy intersection.

This is my number two go to budget hotel in Seoul. It has a good location so you can get around the city easily. It is reasonably priced so you can spend money on the sites, shopping, and food. It is no-frills, but it is a good budget hotel. If you want more go to a high end hotel. I always find I can sleep well here. I don't find the beds too hard.

Kaya Hotel is located near Rainbow Hotel. I like Rainbow a little more. Both are pretty much the same, good budget hotels.
