This is a budget hotel, so don't expect too much, It's ok for a short 1-2 days stay.
The room is small but clean, bathroom wasn't the best, walls were a bit dirty. The aircon worked very well, but it was dripping water in the bathroom, making the floor a little wet. The walls are very thin, I could hear the guy snoring next door, still I could sleep very well, I was tired and little noise doesn't really bother me, but it might be a problem for some people. Restaurant in the top floor was good, nice food and reasonable price. Some staff have limited English, but they are very friendly and do their best to help with anything, specially the guy at reception in the morning was really nice. Wifi worked very well in the room. Walking distance to the night market, also close to Swedagon pagoda, I took a taxi there for 2000kyat, and walked back to the hotel, it was a nice 30 minutes walk, found a KFC on the way back which had just opened. After almost 2 months travelling in Asia, a KFC burger went very well to be honest. There is a nice restaurant just to the right of the hotel, no nice looking but very good food. A mini market to the left of the hotel had better prices as well for water and snacks. Close to the hotel is also a ooredoo shop, selling Sim card, I decided to buy one and was very impresses, very fast internet, it's been very handy specially in remote locations like Inle Lake where the internet is super slow, and the ooredoo 3G worked very well, I recommend buying one if you need to keep connected, specially i the long bus trips. Anyway this was one of the cheapest hotels I could find in Yangon, it has pros and cons, but I do recommend for a short stay and if you're on a budget.

Good location in downtown Yangon, but as the city is so large, most places of interest are still a taxi ride away. The rooms are fairly small, but perfectly adequate, with good a/c, fridge and occasional wifi. Breakfast is pretty poor, a choice of fried noodles or fried rice, and our rice was cold when it came out. You also get tea/coffee, juice and fruit. They can arrange taxis to the airport or other destinations for you. We had a room on the 7th floor and despite being on a reasonably noisy street, we didn't hear anything at night. The bathroom is tiny, and the shower is over the sink. The a/c outlet is just straight into the bathroom and over the toilet so you get dripped on when sitting down !

The hotel does airport pickups for 15,000 kyat (about $12 US). The staff is very friendly and accommodating and is eager to help, whether that be setting up bus tickets, recommending places to see in Yangon, or suggesting a proper amount for different cab rides.
We stayed at Agga twice and had two different twin rooms, both on the 8th floor. If you are looking for a twin room, try to get 801 instead of 803. Both include air con, cable TV (not that you need it), private bath with hot water, breakfast, and a mini fridge for about $28 US. The difference between the two rooms, however, is that 801 is on the same side of the building as the hotel entrance, which means that it overlooks a very narrow, one way street which then means that there is far less traffic noise. 801 is also slightly newer looking.
On the opposite side of the 8th floor is the twin room 803. This room overlooks a busy, two lane road and traffic noise is clearly heard thought closed windows. The bathroom is also strangely arranged with the shower knobs directly to the right of the sink. So after brushing your teeth, for example, it is easy to forget and bash your arm on the shower knobs when turning away from the sink. The shower also took a little time to drain.
The restaurant is on the top floor (the 9th) and serves breakfast, lunch and dinner. The food was pretty good and reasonably priced.
They offer wifi but, as in many places in Yangon, it is spotty and unreliable.

We stayed from the 5th to the 7th of April.
For us it was very expensive so we expected a very good service. On the last day we were very disappointed.
Breakfast time was usually from 7-10 AM. It was not the best Breakfast all the time and the Guys did not speak English very well. We went up to the kitchen room and saw that there is buffet today. We were very happy until we came into the restaurant room. Everything was empty. The staff said “finish”. The Breakfast time was changed to “from 7to 9 AM” for this day (We came at 9.15). No one told us and we did not get anything to eat. Everywhere it was written from 7 to 10 Am. There were also many other people with the same problem, not a good reputation for a hotel and they did not care about you (Even if we had booked Breakfast). It is true that there are ants running on the tables, but just outside.
Also strange: they annoyed us to check out even 30 minutes before Check Out Time. When we left the room all the electricity was switched off (fridge, chargers) to save money….

Surprised by the positive reviews, maybe our stay was unlucky.

Lovely staff
Great location

Negatives
*Over priced for the rock bottom standard offered.
*Toilet broken
*Room damp and smelly, extremely tired.
*All sheets and towels heavily stained
*Bed smelt pretty terrible either not clean sheets or not clean bed. Requested to clean, still gave us poor sleep.
*Over blanket smelt terrible unwashed.
*We checked out a day early and ran as quick as we could can as going back to stay another night was too depressing.

A good location and friendly staff but the bathroom was full of mold, due to no window and poor water outlet from the shower.. we reserved for 2 nights but left after 1- no refund but we were willing to loose the money and upgrade.

We stayed at this hotel two times. We booked this place becuse online is advertises that you can pay with credit card. When we went to pay the first time the guy behind reception (I think the manager) said he was new and didnt know how to use the eftpos terminal. So we came back the following day to pay and he said that because it was raining we couldnt pay we only could pay cash. We ended up just paying cash and he charged us $5 per night more because he didnt use the right conversion. The second time we came back to stay we went to pay with credit card and the same guy told us that because it was night time we couldnt use it and we could only check in if we gave cash. After a little bit of a disagreement it turns out the eftpost terminal was working and we paid with credit card. Aside from this our room the first time was ok, the second room smelt like mould, was like sleeping in a box with no room to move. The breakfast is discusting, we ended up not even eating it. The plates are never cleared from the diners before so we ate breakfast at a table full of dirty plates while the staff stand around and talked. All the food was dripping with out. Perhaps good for just a cup of tea or instant coffee. I wouldnt stay here again, not due to the hotel itseld butthe dodgy staff member at reception lying to guests.

Stayed in this hotel for the last 7months (November'2015-June'2016), it almost like home, get good rest, good distance from the two main road, Anawratha & Mahabondoola Road, therefore away from the hustle and bustle of Yangon city, affordable budget hotel with clean rooms and complimentary healthy buffet breakfast. Short walking distance to all the daily convenience, supermarket, clinics medical & dental, restaurants, hospitals, railway stations and both dry & wet markets. Agga Youth Hotel very centralize in Yangon close to all bus stops/terminal in all directions of Yangon. Agga Youth Hotel's staff are ever ready to help and provide good service.

I liked everything in this hotel. I stayed 3 nights and I really enjoyed it. Prepare to be amazed with Myanmar culture and tradition. A lot of interesting sights and sounds. They key points in this hotel what I liked most are its staff - very polite and helpful and food - safe to eat compared to outside restaurant. To reach this hotel hire a taxi in the airport at 8000 kyats. Have a lot of patience because of the traffic jam in all tourists sights. I definitely return to this hotel soon.

It's suitable for short trip as small room and basic. The hotel is near Chinese market so you don't worry to find foods. It also near a super market, so if you don't know what should buy for gift you can come and choose some Myanmar snack. The room hasn't good soundproof. However, the internet at hotel is very slow and usually drop. You can buy other SIM and use 3G, it's also good idea. It's easy to take taxi when you go out hotel with reasonable price but you should't choose bus as Myanmar public vehicle is old, dirty, terrible. Moreover, it's hell if you're coffee addict because it's very hard to find a good coffee shop.
