We stayed at Myint Myat Guest House from 26 - 27 Sep and 30 Sep - 01 Oct 14. It's really a nice experience with this property. Of course, there are both strengths and weaknesses.

Satisfaction
1. Helpful and friendly staff and speak English very well; especially the receptionist.
2. Location is ok ... You just spend around 2000 - 3000 Kyats to take a taxi from the guesthouse to Sule Pagoda, China Town, Shwedagon Pagoda, Karaweik Lake or Scott Market, etc. ... Or you can make a better deal if you are good at bargaining ... Or just enjoy your leisure walking.
3. Spacious and tidy room with basic facilities.
4. Service is quite good
- Warmly welcomed by the owner and the staff.
- When we came back to the guesthouse for the 2nd call, we do not book early check-in but we had a room for refreshment and they served us a warm breakfast with bread and omelette.
- We can order more bath towel or hair dryer whenever we need.

Dissatisfaction
1. Location: It's just a WOW if you take a cab in Yangon because of terrible traffic jam ... it may take around 30 minutes just to transfer from the Scott market to the guesthouse. There is no rush hour in Yangon because traffic jam is all around from 06:00 am till 08:00 pm or maybe later.
2. Room
- Some rooms have no window so it's quite stifling if you stay in this kind of room.
- Some rooms have window but cannot be opened and locate near to the street; hence, it's stifling and noisy.
- It's better to book a room with window and locate at the back of the guesthouse ... however, sometimes, you may be disturbed by the noise from the train passing by the guesthouse.
3. We booked TWIN rooms but they assigned DOUBLE room for us. Anyway, it's not a big problem for us ... HOWEVER, for those who prefer to stay in a TWIN room, please make a special note to them to avoid any inconveniences later.

Overall, because of the helpfulness and friendliness of the owner and staff, we just keep a good impression about Myint Myat Guest House when we leave Yangon.

The request was for a quiet room on booking with Agoda but received a very noisy room as the window was fronting the communal/breakfast/PC area. Thin curtain so very light at night as the communal lights stay on until after midnight.

No wifi in room or Guest House public places (this was advertised on Agoda with wifi in each room). The reason for no wifi was the "rainy season". There are 2 communal PCs for use but you have to wait for one to become free, sometimes over an hour. However, staff will let you use the office PC if required.

Good breakfast of fresh coffee, toast, jam, butter (and served a fried egg 2 out of 3 mornings).

Staff are very friendly, helpful, and manager/owner (?) organised a cheaper taxi to the bus station for us.

For $20 USD for 2 single beds, this is the best budget option in Yangon.

PROS:
- Basic clean bedroom and bathroom
- Staff with basic English
- Basic breakfast included in open eating area with great views
- Elevator to 7/8th floor where guesthouse is located

CONS:
- Basic room is small with minimal floor space

We have spent 2 separate nights there, one upon our arrival to Myanmar and one at the end of our trip. In general the staff was very helpful, place was clean and overall very good value for money. Night number 1 was spent in a Standard Double room, it was a corner room with a window - this room had extra hard bed, so much so it gave us a backache. Night #2 was in a Superior double, had no windows but felt a bit fresher, newer. Bed was better this time.
Breakfast was basic but included in the room, so no complaints there. Location wise it is about 15min walk from the 'centre', but that was actually better as it's a bit quieter. There is mexican (?) bar/restaurant dowstairs next door, I highly recommend this - great coctails and western food, if you feel like you had enough of rice and noodles ;)

Really great guesthouse in downtown of Yangon, easy walk to rail station and Sule pagode. It is situated on 7th and 8th floor, so room are quiet.

Rooms and whole hotel is clean and cozy. Bathroom is was adequate, maybe little bit dated, with toiletries. There was hot water.

Breakfast was little bit limited, there were fires eggs, fried noodles, toast and jam, but fine with me.

The staff were helpfull and friendly. Their English were limited but there were not problem to discuss necessary things with someone. We booked bus ticket to Chaung Tha via them. They offered us to use shower before our departure to bus station, because it was night bus. We were also able to leave our luggage on front desk after check-out.

We stayed there twice during our trip to Myanmar and had a great time. Their staff is very nice and helpful. Breakfast is very big and tasteful. Rooms are a bit smaller but very clean and comfortable. Common bathroom is very big and clean. They also have a nice view from the terrace.

I stayed here on my first night in Yangon and liked it so much I returned for my next to last night . The rooms are spotless , the beds are extremely comfortable and the air con is a god send in the heat of Yangon . This is great value for money and the staff are extremely helpful and accommodating . The location is perfect . Wonderful guest house and top service from the staff .

I stayed here with my daughter late October.
I'm afraid that I cannot say very much in a positive way about this establishment. I booked it through a booking web site where it was presented as providing some pretty good facilities. I decided to splash out for the Superior Twin Room that looked very good on the web site. To my dismay when we arrived and were shown to our room we found it did not match up to the facility that was advertised In fact only 2 of the 12 features were available. After 2 hours of debate with the Manager we settled for a compromised unfinished room that at least had some space, windows and
air conditioning. Be it with one glass wall and door opening onto the reception area. Not ideal with the shared bathroom arrangement. I found the manager to be un-compassionate and uncompromising to the situation.

The only positive I can offer is that the reception staff were very friendly and genuinely tried to help us out. It's a shame that the Manageress does not understand the importance of customer satisfaction. I will not return to this Guest house.

All I can say is beware when you book and pay online for this hotel. You may get a lot less then you bargained for.

Clean, friendly staff, good breakfast. Stayed in the ladies dormitory with a big mirror, and a spectaculair stupaview! Good lockers, clean sheets after two nights.
Very good shower and free watertap.
Wifi very bad.
I would definately recommend this hotel!

The staff were very attentive, gave me free breakfast on the day before my check-in and lots of info about the city.
Dorm rooms are immaculately clean and so are showers. Great roof terrace that looks over the city for breakfast. Strong wifi connection when i was here :)
