The hotel entrance is just a stairway and reception is a modest desk on the first floor landing. Despite first impressions the hotel is lovely. Our room was spacious. Staff were very helpful. We had an early start and asked for a packed breakfast. 15 minutes before we were due to leave there was a gentle tap on the door. We hadn't asked for a wake up call but the receptionist wanted to be sure we would not miss our bus! The only downside is the lack of a lift. No problem if you are agile but hard if you've got dodgy knees.

We enjoyed the central location of this stylish and comfy hotel. Under 10 min walk to Sule Pagoda and in an interesting, lively area. Lovely colonial architecture to photograph if you take a walk around - just look up! We stayed on Burmese Independence Day and every nearby street was having it's own block party with races, games and music. Fun rooftop bar Yangon Yangon just at the corner. Beds were comfy and water was hot. AC worked great. Breakfast was delicious and fresh, with good coffee. Yes, the stairs will make you huff and puff. Would stay here again!

If I’d go back to Yangon I’d absolutely go back to this hotel. Perfectly located in the centre of Yangon, close to the Sule Pagoda, the hotel is really nice and offers delicious breakfasts. Large and very comfortable beds, beautiful bathrooms, extremely kind and smiling people to welcome you and help whatever you will need. Would absolutely recommend.

We had an excellent stay at this hotel. Staff were helpful when approached and we used the in house tourist office to book inward travel which was handy.
As noted elsewhere be warned that the hotel has steep stairs but staff are helpful with bags so it's not a problem unless you have mobility issues.
Our room was basic but had everything we needed and was clean & comfortable. Bathroom (with soft close toilet seat ooohh) had a wet room style shower which is common in Myanmar so you'll just have to get used to it and this one didn't cause too much inconvenience.
As noted elsewhere breakfast was amazing and by far the best we had on our trip.
Location is great, walking distance to many sights, restaurants and shopping and taxis were easy to find out front.

This is a very nice property in a converted older building right in the middle of the tourist area of old colonial Yangon. It is directly across the street from the big Sule Square shopping mall, and only a block from Sule Pagoda. The location was just about perfect for what I wanted.

The staff members were excellent. Very helpful, very strong command of English, and able to give good recommendations for things in the area. The bed was comfortable, the internet worked well, and the shower was OK. The shower, sink, and toilet were all combined into one wet room, but I didn't have the problem of the shower spraying all over the place that I have at some hotels with this configuration.
I arrived a bit late, but there is late-night dining options right outside the hotel. The room decor was nice - some old-time heritage touches but plenty of electrical outlets and a work desk.

Other reviews commented on the street noise. I was on the second floor and didn't have a problem with noise - perhaps my visit being midweek helped with that.

The only negative about the place is that the stairs are extremely steep. As a heritage building, they have no elevator (and cannot logically install one). When I arrived a staff member carried my bags to my room, and it is a good thing that he did. I would have a difficult time navigating the steps while carrying my bags. They are really steep! Besides that, the hotel has a lot going for it and I would not hesitate to stay here again.

Never again should i be in Yangon.

only good thing is that it is centrally located right in the heart of the city and lovely warm staff.

This hotel is not meant for elderly people who has knee problem.

Hotel does not have a lift
hotel only accept payment via cash
very pricy for what it ha to offer
Hotel is located along the main road and therefore it is so noisy

Great boutique hotel in downtown yangon. Helpful staff, clean rooms, and great AirCon. Properties like these are being pulled down for concrete multistories (like the ones opposite). Visit whilst you can. It's a good deal.

Delightful small hotel, with friendly efficient staff. Excellent location on the Sule Pagoda Road. Opposite the hotel is the City Mart supermarket where you can purchase provisions (and also plug in mosquito repellent). The local buses also stop opposite the hotel. Taxis are readily available outside the hotel. The Sule Pagoda, colonial quarter, Strand Road are all within easy walking distance. The rooms are adequate, with air-conditioning and wet rooms.
The rooms are noisy because of the area where the hotel is situated, but you soon get used to the noise. The building is a typical old colonial style, therefore there is no elevator and the stairs are steep and narrow - all this adds to the charm of this lovely hotel.Would certainly return here.

Dear DD, Thanks for this very positive review though there is still rooms to be improved. As we also mentioned before, its original building structure does not let use lift and recommended by YHT (Yangon Heritage Trust) not to change its original character. Thanks again for reassuring on noises, we do hope soon the drivers follow the Rules on " NO HORN " in downtown policy. Very best regards James@Kyaw Thein Tun

Well it seems I am the first to review so I will try to be extensive. Heritage opened in June and has kept many original features. The location is very central, on a busy street. It helped that I remembered the exterior photo from their website for the taxi driver. Check-in was smooth and friendly. There is no lift so guests need to be able to walk to the 4th floor for breakfast (not recommended for senior or disabled).

The room I chose was Double with Street View (on a soft launch deal). It wasn't large but it was clean and contemporary. Small, modern bathroom and a great hot shower. Whilst the lively street view was great, the downside is it can be a bit noisy, including early morning, so I would advise to weigh up what's more important. Taxis are at your doorstep, Yangon has no practical transport -lots of traffic jams! Market shops, dept store, restaurants are walking distance and Chinatown a little further. Sule Pagoda is 5 min walk.

Breakfast was simple but ok. Staff were friendly and helpful. Sadly the wifi was awful, but I'm told it is across Yangon. I got 1MB hotel wifi, but 9MB with a 4G SIM which is what I used most of the time. I would also recommend the hotel respond more quickly to email enquiries. I nearly booked another hotel because 24hrs was too long.

Yangon is a heaving city that is still awakening from the past, so you are on a developing, third world experience. There will be challenges. If you want a tasteful boutique hotel that is centrally located I can recommend this one!
