We were thoroughly charmed by our stay at the Kabiki. The staff were friendly and helpful with good English, the location was central and secure. Our family room was spacious and cool, with bunk beds partitioned off from the main room. Although its only a small hotel, the gardens and pool were lovely. The Kabiki staff were very friendly and accommodating to our family's needs. The location is good, and it's remarkably quiet for being in the city. Lots of shade trees help make it comfortable. We would return.

A lovely quiet boutique hotel very close to downtown Phnom Penh. 10 minutes walk to the Royal Palace & 10 minutes by Tuk-Tuk from the FCC club on the River (a great spot for that early evening cocktail). Clean and friendly. Nice to relax by the pool

Visited Phnom Penh with may wife, kids and parents. The Kabiki was an excellent choice. In a quiet location but just a short tuk tuk ride from the centre of town. Highly recommended. Family room has two very large double beds.

As mentioned in most reviews Kabiki is approx a 80m walk from the road from where you pass through a security barrier - unauthorised vehicles not allowed access and although I never felt unsafe walking around Phnom Penh it is nice to stay in a quite, secure street. After opening our famous Pavilion boutique hotel, we realised, as people with family ourselves, that Phnom Penh needed a resort that was family orientated and child friendly. The historic colonial house we found on Oknha Peich Street with its 3500m2 of surrounding land was perfect. Caring, friendly staff, lots of nature for children to explore, the Kabiki is a place to relax, take a swim and lounge in the sun between days exploring Phnom Penh and the nearby attractions of the Royal Palace, Wat Botum and the riverside.
