The hotel/ resort is beautiful, very cosy. Surrounded by greenery and very homely yet contemporary infrastructure. Located well, near the independence square and the Royal Palace, which is the cleanest part of Phnom Penh. Tuk tuk's are readily available also, so you have that option as well if you don't feel like walking. I loved the rooms, they were small...

Beautiful setting, very relaxing, tucked away from the busy streets. Loved the pool and garden and the hotel staff were extremely helpful. Good food at the hotel restaurant if you don't want to go out.4 breakfast options.

beautiful hotel on a quiet street, the gardens are just lovely, very family friendly, pool can get very loud in the afternoons with young children. breakfast is the best with great staff. rooms are very good but a bit dark and bathrooms on bottle floor can be quite smelly

We stayed 3 nights at the Kabiki and enjoyed very much. It is very well located at a walking distance from the King Sisowath Quay, which I recommend to walk in the evening, and close to some very good restaurants. The hotel staff was very, very nice and helpful. The pool was great after a day of visiting the city...

For the rest - a pool with a pretty dirty water in which I didn't dare to enter, a completely disnfonctional room where you nearly brush your teeth over the toilet and don't have a single cupboard to put your cloths into, a dirthish look over towels, seats and other...

It is blessed with a beautiful garden as a welcoming entrance. The decor is quaintly done up with MAAD (not sure if they are related). My kids were so happy when they presented them 2 handmade stuff toy elephants, beautifully made. The hotel has 2 cats, which are friendly and always sleeping around. I find it rather homely:) Room 1...

Loved staying at the Kabiki. Pool area is lovely, good and cheap options for dinner if you choose to eat there. Comfy bed with mosquito net. Quiet hotel in a lovely garden with pool. We stayed two nights to discover Phnom Penh (Wat Penh and King's Place) and surroundings (Killing Fields). Everything is reachable in an easy and cheap way by Tuk Tuk.

We stayed in the kabiki in four days and that was four awesome days. The hotel offer a pool, great breakfast and a smiling staff and much more. The rooms was very clean and comfortable. It is located on a small closed road. I personally really like this hotel and will definitely recommend it to others. Four stars from here

After opening our famous Pavilion boutique hotel, we realised, as people with family ourselves, that Phnom Penh needed a resort that was family orientated and child friendly. The historic colonial house we found on Oknha Peich Street with its 3500m2 of surrounding land was perfect. Caring, friendly staff, lots of nature for children to explore, the Kabiki is a place to relax, take a swim and lounge in the sun between days exploring Phnom Penh and the nearby attractions of the Royal Palace, Wat Botum and the riverside.
