Only stayed for 2 nights but found everything adequate for the price paid. Staff were friendly, room comfy (the bed especially) and location ideal for the river area. My 2 friends and I stayed here while in Phnom Penh because we wanted the convenience of staying near the temples and museums. There's also Flicks 3 movie house nearby and a number of relaxed bars/restaurants to hang out. Great location, close to everything, Buffet breakfast was okay but had a nice setting in the pool area. Best rooftop bar we came across. Rooms are bit small but acceptable. Very close to the Kings Palace and Restaurants.

We stayed only for one night. The hotel was in a congested locality. The room and toilet were tidy. There was no view. The only window was facing a wall. The hotel was located close to the river side road, Royal Palace and shopping places. The staff was very helping, and English was no problem.

The new annex was supposed to be an upgrade, but I liked the original rooms better because they have a sort of balcony, even though it just looks on another building, and the new annex rooms just have two tiny windows that you can't see out of due to bathroom glass. Cambodians in hospitality industry in general are friendly and courteous, so it is what is expected from this motel. I actually loved the rooms at the King Grand. Tucked away and stretched up towards the sky in a little urban jungle. Greenery, clean, spacious, friendly staff. Decent breakfast spread and access to two restaurants. Do note that the rooms out on the balconies have slippery pathways, nothing to ruin your stay over, it's just a bit wet out there...
