Fantastic stay at Thanh ha Guest house! Very friendly staff and owner. Great central location. Would highly recommend for couples staying in Ho Chi Minh City. Room was small but clean and comfortable.

So you'll be getting to Thanh Ha about 1.00am. I've never had a problem getting in late. Just ring the bell and wait for someone to wake up and open the door. You should email them first to let them know.
