Booked here for 10 days in July 2016 with Family. We were greeted by the Manager Roger and his wife Apple who made us very welcome. Room was nice and clean and had great views. Looks like developments in the area are up and coming and walking distance to beach with taxis and seven eleven and tesco mini marts 5 mins walk. Nice pool and bar area. We went as a family with two boys 15 & 11 and would recommend this hotel as a good base away from Walking street and the bars but only a short taxi ride away if you want to visit that area. thank you Roger & Apple for great stay.

It is clear that the Royal Beach View hotel is brand new. Even the packaging on the beds still remained.

The Royal Beach View is located on the most beautiful beach in the Pattaya Area.

The hotel is in the Pratamnak suburb of Pattaya which is located on the South Side of the only Hill in Pattaya -so pretty easy to find. The Soi or side street is number 5 - just head for the sea.

The Royal Beach View is a lovely hotel run by lovely staff. Truly.

Breakfasts should NOT be missed. An excellent Thai or European/English breakfast taken on the shaded terrace of the hotel's ground floor.

The rooms are really grand apartment sized. Everything is new and of excellent quality.

Everything works - except the thermostat in the otherwise lovely showers. (Jet and Rain). Accordingly, the water runs very hot or cold but nothing in between.

That's OK because in Thailand "Cold" is really not very cold - it's lukewarm.

We stayed there for 9 nights in August and enjoyed every minute of it.

In walking distance there is a choice of excellent restaurants.

Note: Only Breakfast is served in the hotel. For other meals - there is a kitchen in the suite - or visit the local restaurants.

Transport.
You can rent a good car - a Honda Civic - 4 doors for about 19 euro per day unlimited mileage.

I do not recommend using motorcycles in Pattaya. It is dangerous.

If you are nervous about driving sign on for a songtaew and if you like it - ask the driver for his mobile phone number - now That is convenient.

The Pratamnak area of the city is VERY Handy to all the nightlife the City offers - and there are some truly wonderful Restaurants within 5 minutes driving time.

Enjoy the Royal Beach View - one of your neighbours is Princess Soamsowalli who has her Palace - just around the corner.

Very wonderful hotel. Comfortable and nice location.But over all very happy with our stay here, highly recommend, restaurant only open for breakfast. The staff is quite attentive with decent language skills. There are a few good restaurants to choose from nearby.

The first clue as to the standard of this hotel is that the reception area desperately needs a lick of paint, and the overwhelming impression I had was that of disinterested owners.

The room was a sizeable suite, easily capable of accommodating a family of four, but there were serious shortcomings.

The first thing I noticed was the rank smell, and it was necessary to keep the balcony door open all night in order to tolerate the accommodation at all.

The sofa was so filthy (picture) that I daren't even sit on it.

The shower, my main concern, was unsafe. The floor comprises the same tiles as the walls, thus creating a smooth slippery surface, and there's plenty to hit your head on as you fall.

The "sea view" only applied when standing on the balcony, and was so limited that I could not view the sunset. The view while sitting in the room is of other buildings (pictures). I was instantly reminded of a Fawlty Towers episode.

This hotel is a thoroughly missed opportunity. The rooms are sizeable and with some new furniture and basic maintenance it could easily rate four start. As it currently stands I would consider it worthy of two, at best.

We stayed at the hotel for our honeymoon and it just put the icing on the cake for us. The staff are excellent caring for your every need and Joe the manager could not do anymore to make our stay just perfect. The rooms are just massive with a huge seperate lounge and kitchen area, the bedrooms are a very generous size with a bathroom to match. The whole hotel is spotless and the facilities around the hotel are limited but sufficient for our needs, the swimming pool is not huge but it is very personal for those who just want to chill out and relax, it also has some gym equipment in a seperate area near the pool.
Breakfast is "Fab" catering for all needs and apetites and if they haven't got what you want they will get it for you! The hotels is situated 1 minute from the sandy beach which has sunbeds which have a local charge approx 150 Baht each for the day, the hotel is far enough away from the centre of Pattaya for you to be able to just chill out! Whilst we were there we did not see any other guests with children as the hotel is more suitable for couples as there is not alot to do for children. Near to the hotel (about 1 minutes walk) there is a 7-11 store which has all that you are going to need. The restaurants around the hotel are local restaurants so dont expect to much we found it better to going into Pattaya as there was by far more choice of eating outlets, taxi charge from the hotel to centre of Pattaya 250 Baht.
We loved it that much that we plan to visit the hotel again between the 26th August and the 7th September this year as it really was heaven on earth!

We stayed for 3 days in the low season,so the resort was not crowded at all,which was great.The staff were very attentive and friendly,we managed to have some great conversations about each other's lives and so on.Creative rotation of a number of the breakfast dishes was a bonus as the next place we stayed after here was same-same every day and not as nice.Our congratulations to all the catering staff. Would stay here again.Not too far from Bangkok.You can hire a scooter for BHT200/day just outside the resort.All-in-all a very pleasant stay

I'm surprised this resort isn't raved about more. Certainly exceeded our expectations and is beautifully appointed. Surprisingly low rates considering the work that has gone into the resort.

The Royal Beach View Hotel is more a serviced appartment property than really a hotel. But who cares? The King Suite which has been offered discounted for 10,000 THB per night has 2 bedrooms and 2 bathrooms with a terrific view to the beach. Further when you arrive with your own car, there is a secure small parking lot, the house is very clean, has a small team with excellent service, the breakfast is simple but ok and the suites have a big community living area - a kitchen with microwave and a fridge, TV's in each bedroom and one TV and DVD player in the community living area. They also have a small sports pool and gym/fitness corner with a jakuzzi - the place is terrific. The only "problem":
The hotel advertises to accept American Express Credit Cards which they are NOT doing. I had my problems to fight with the manager, a nice Thai lady, to explain that you can not offer a service you don't provide.
However, the lady was flexible and even offered PayPal Payment after phoning around.
Another small problem - the place is quite 15 to 20 minutes far from the main attractions and we have been there during the crazy Thai New Year (Songkran). If you have an own car or you do not care the way every time to the center of 15 to 20 minutes - in rush hour times much more than that - I can really recommend that place. Especially when you are 4 people or more as this place has space and it is still quite and calm.
Another disadvantage is that the kitchenette has NO spoons, forks, plates and stuff which makes it comfortable to cook yourself or buy your food outside. This is something they have to work on. I guess next time I bring my own equipment from Chiang Mai as I know now I need it.
Another plus:
There is even 2 computers offering free Internet Service for the hotel guests in the small lobby area. The best for sure is the view and the beach is only 100 meters from the hotel. I like the place, the value for the offer, the service, the team and the price. They definitely see me again!

We don't allow our guest to smoke inside our rooms. Guest can smoke at the big sized Balcony that we offer. Thank you for asking.
