At Niman is designed and set up beautifully. Each room is decorated differently and has a quiet serene atmosphere. At the same time it's easy to want to be in the common areas as they are open to the outdoors or out by the pool. The breakfast was delicious. In fact, two mornings we were leaving earlier than breakfast is served; they gave us beautiful, freshly prepared boxed lunches. Thanks for making us feel so welcome.

My wife and I were delighted by our stay. The location is awesome, the rooms are clean, spacious and full of character and the staff were extremely helpful. The pool is perfect for an afternoon cool off from the heat. Great value for money. Would highly recommend.

At-Niman is the inn you imagine when you are elsewhere and say "If Only" Or "Why can't they..." It's actually hard to conceive of but if they think you'd like to have something, It's there..it's done.
On my 1st trip the internet shut down at 1 am...I left a note. When I went down to breakfast, the first words I heard were "It's been taken care of" And it was.
This trip I cannot log into FT..in fact FT has blocked my computer, and any other I sign into. I returned from an afternoon 'on the town' and went to their guest computer...the opening page had changed..there in front of me were links to all major Asian, China, and International newspapers, and a link to my mail site...and, needless to say, this is now my computer's opening page as well!
I have no words for this level of service! Five stars are just not enough, even seven would be understated.
Lovely , light airy perfectly air conditioned quiet rooms (they are the Concept rooms for Conrad-thus the hotel's name). There's even a swing on my balcony with silk pillows. The interior of the rooms are filled with pieces from the owner's Asia collection. Fresh flowers and fruit are replaced daily.
And there's a fabulous breakfast (mine alternates between, as a special treat, dishes from my favorite restaurant and fresh fish with grilled vegetables or salad, and, another favorite, mangosteens, this trip). Others are eating congee, sweet thai dim sum, fruit platters, bacon and eggs.
The driver from the airport, a courtesy, even spoke English-only place in Asia this has happened
The list just goes on. They say they want the clientele to feel At-Home. Quite honestly, this is much better than being at home.Perhaps, it's like visiting relatives who believe you have inherit ed the entire family fortune

Nice room and very clean, the only problem at night theres a pub/bar next door and it was really loud at night. I couldnt sleep the room isnt sound prove. Nice breakfast have to choose 1 dish. Cozy place everything will be more perfect if its not noisy at night .

I read about At-Niman Conceptual Home in an article in Time and it is a wonder how it is still very much under the radar. Owned by the interior designer and architect of Mandarin Oriental Chiang Mai, At-Niman is an eight-room guest house beautifully decorated with materials and furnishings sourced from all over the world. When we stepped inside we were blown away by the African/Asian inspired decor--very colourful, plush and intricate. Our room on the third floor had a lovely balcony that overlooks the quiet Nimanhaemin neighbourhood. The room and bathroom are both immaculate and we had free use of the mini bar.
Other than the lovely surroundings, we were made to feel right at home by the lovely and helpful staff. They speak perfect English and they double up cooks and drivers... in fact, they were the perfect hosts during our short trip to northern Thailand. It felt like we stayed with really good friends who own a beautiful home. We paid about 5,000 baht per night for our room--a fantastic deal considering that airport transfers, daily breakfast and contents in the mini bar were all inclusive in the price.
The location at Nimanhaemin Road is perfect for those of you who like to shop for home decor items and locally-designed clothes. Cosy restaurants and hip cafes are abundant here, as this is an up and coming neighbourhood frequented by university students.

200% I would get back another time. You can feel beauty touch of every single detail here. A LA cart breakfast (plenty of choice) was amazing and fresh and nice served. Very good customer service. Good location - steps from restaurants and bars.

The name of this residence is very unassuming... the location is magnificent - amidst the hustle, bustle and colourful plus convenient Niman. Just 15-20 mins away from the airport (with a bit of jam along the way)!
The room I had was just next to the pool and dining area. Super convenient. Room was well appointed, large and very comfortable. A little like a hotel, but more like a home.
Breakfast was great - though I had to make a decision on what to have the day before.
Thankfully and thoughtfully the reception and rooms are mainly on the 2nd floor, away from the street noise... and a wonderful bar - Caravan!
Yes I will be back at this residence and yes I would recommend it to my friends who are looking for a retreat yet want to absorb the charm of Chiang Mai.

This is a lovely quirky hotel in a great area of Chiang Mai. The decor is lovely but the attention to detail is not there in the maintenance of the property and rooms. We found the staff friendly and helpful. The breakfast was huge and very tasty. It was lovely to sit by the pool on a cool morning and enjoy breakfast at the quaint tables. Our room was big, with a comfy bed and good sheets. I loved the decor in the bathroom but just wish a little more care was taken to upkeep of the room. Overall we were very happy with our stay and would return to this hotel.

My wife with a design background thought it was beautiful. Incredible eye for detail - the interior design of the rooms, the building and furnishings. Seamless blend of Northern Thailand, Morrocco & India - upmarket bohemian hippy luxe.
Before going out to the night / walking market & as the sun set we loved our self service tea, fruit & biscuits on the daybed & big pillows by the pool amidst a myriad of candles by the pool, tables, in trees. Really know how to set the scene & evoke a mood.
Excellent neighborhood - great to ride around on the provided push bikes. Best area of Chiang Mai.
Service The service was poor and lacking. No real interest in assisting or serving. Only did the basics. What I found most frustrating was the lack of being able to communicate. No-one at the hotel had adequate English so you couldn't ask anything that required a conversation. There was no information in the rooms about the hotel so it was difficult to find out what they offered or recommended near by. Also, we ordered a scooter and told reception we would be back in an hour because we were going to lunch. We were not informed till later that they required our passport to leave the scooter. had not been informed there were documents. When we arrived back there was no sign of the scooter. There was also confusion about booking the hotel car (which picked us up on arrival) back to the airport. We arrived down stairs to find a taxi and asked about the hotel car taking us. The staff member became angry and walked off in a huff! Not a great way to end the stay.
The things our daughter liked: The set-out was very nice - well thought out :) The foyer was very breathtaking in all of the many hotels - resorts I have stayed in, the lobby was beautiful,Ioved the double bike. I didn't use the pool more a feature but quite nice. Over all,it has it's ups and downs as many hotels,if you're looking for a Moroccan - French boutique nice simple and small hotel.
Noise The rooms were pretty noisy. With the fan off we were woken by dogs and music every morning.
Breakfast Breakfast was ok. The donuts decadent and nice, juice fresh on 2 out of 3 days good. There was some confusion about being vegetarian with one morning receiving lettuce and tomato for breakfast!
Tips For vegetarians a fab place to eat is Khun Churn. Soi 17 Coffee lovers Ristr8to is best - so good. Owner trained in Sydney & makes a flat white equal to best in Melbourne & Sydney.

At Niman is a fantastic boutique hotel. The rooms are well decorated, although ours felt a little sparse - for example, more reading lamps would have been appreciated. The style is gorgeous, like a Moroccan escape in Chiang Mai. The breakfast is fantastic and generous, with fruit, Thai doughnuts, coffee, juice and more. The hotel also has great extras like free use of bicycles and their dvd library. The small pool is great too. I think it's in a fantastic location - Nimmanhaemin Road has so many cafes, shops and restaurants. Although the hotel is more expensive than some other guesthouse options within the old city, to me it's worth the cost. When I go back to Chiang Mai I will definitely stay here again.
