At Niman is designed and set up beautifully. Each room is decorated differently and has a quiet serene atmosphere. At the same time it's easy to want to be in the common areas as they are open to the outdoors or out by the pool. The breakfast was delicious. In fact, two mornings we were leaving earlier than breakfast is served; they gave us beautiful, freshly prepared boxed lunches. Thanks for making us feel so welcome.

200% I would get back another time. You can feel beauty touch of every single detail here. A LA cart breakfast (plenty of choice) was amazing and fresh and nice served. Very good customer service. Good location - steps from restaurants and bars.

The name of this residence is very unassuming... the location is magnificent - amidst the hustle, bustle and colourful plus convenient Niman. Just 15-20 mins away from the airport (with a bit of jam along the way)! The room I had was just next to the pool and dining area. Super convenient. Room was well appointed, large and very comfortable. A little like a hotel, but more like a home. Breakfast was great - though I had to make a decision on what to have the day before. Thankfully and thoughtfully the reception and rooms are mainly on the 2nd floor, away from the street noise... and a wonderful bar - Caravan! Yes I will be back at this residence and yes I would recommend it to my friends who are looking for a retreat yet want to absorb the charm of Chiang Mai.

I got recommended by a friend so took a chance. For the same price as a giant major group 4 star hotel I got a gem you simply run out of words for. Just 9 boutique rooms, everyone unique. I was in 203 which has a chandelier on the balcony overlooking the pool. The owner, Me, and his #1 staff, Joy, are amazing people. You could not be made to feel anymore special. They care. The large rooms have great modern bathrooms. Everything top notch. For a small extra, breakfast is included and there is a huge menu to choose from. Because they only have 9 rooms, you need to order breakfast the night before. Absolutely worth it for what I got. You have breakfast poolside in a lovely garden. Very quiet and very peaceful. They have a tea/coffee room whee you can make espresso 24/7. There is also an amazing bar, Caravan, on the ground level of At Niman. As good a bar as you will find in Chiang Mai. For us oldies, they even have a dj playing vinyl. Great atmosphere. Prices are about what you pay anywhere similar. One thing to watch out for is access. Being basically a 4 story house, there is no lift. Fine for me but not with any difficulty with stairs. That I see as the only caution. It is walking distance to 1 Nimman, 2 7/11 and hundreds on cafes & restaurants. Me, the owner, or Joy will happily help with recommendations. What lovely people they are. You are "in their house" and treated as special unlike an 800 room hotel.

We arrived around 7.30pm and checked in to room 103 at front of the property with direct pool access our the front door. The room was decorated tastefully and all the little quirky details made us excited for our upcoming stay of three nights. We did here a little music when we went to bed, but it didn’t worry us at all. The next morning we had our pre-ordered breakfast but with additional fruit, small sweets and Chinese donuts. Breakfast each day was lovely. We came back from our first morning out to a surprise bottle of wine and a card apologising for the bar noise the previous night. The staff have been very kind and courteous and helpful. The hotel is conveniently located to many food joints and bars and not far to the old city. I would definitely stay again.

We came here for drinks with a friend to watch the World Cup final. The bar is on another level to most, the decor is beautiful, absolutely stunning and a credit to the designer. Its like a vintage wine cellar set in the countryside, with a tasteful modern twist. Gorgeous wood and glass elements complimented with leather and fabrics throughout. The exterior of the building draws you in with such beautiful details, the door handle is stunning. We enjoyed some cocktails which were crafted in front of our eyes using some very fine spirits indeed. The cocktails start at 220thb, there are 3 different selections, the classic cocktails are 220 with about half a dozen to chose from, the next selection goes up but only slightly in price. They have a Dj spinning some relaxed acid jazz and soulful cuts. Altogether it's a very sophisticated affair. You best put your glad rags on for this joint.

Very pleasant experience staying here with a very pretty and cosy room. They also offered a pretty pool, 24 hour tea and coffee bar and free DVD section where you can pick a movie and watch it in your own room. Breakfast was only alright though as it was served a little cold and staff didn't seem very friendly or willing to share information about the city. As we were staying on the second floor at the unit closest to the breakfast area, we could also hear the sounds of cutlery every morning during breakfast.

This boutique hotel is for the eye to behold. Every niche and corner has been thought about. The staff's close attention to our needs and the zen of the hotel to provide luxury along with total privacy really came thru. We stayed for 4 nights and the unique details grew on us. We didn't realize the owner's mission at first but it became abundantly clear around each corner and thru each day. We travel a lot and we loved this unique Hotel. If you wish for an interesting and genuine conversation, introduce yourself to "Mi", the owner and designer of the Hotel. He is there quite often although carefully unobtrusive. My last advice, book the deluxe room. It was a real treat.

Well what can I say......? This place looked good in the photos, but it's all a bit tired and starting to creak and flake away at the edges. No hot water for two days is just totally unacceptable and in a hotel of this price, that is extraordinary. We paid €250 for 2 nights. The lovely staff were as helpful as they could be, but the impression is there are budgetary constraints leading to a general lack of maintenance. They should concentrate less on creating a new bar downstairs and put more into the hotel. Our room was very comfortable and nicely decorated albeit some ten years previously and was in need of refreshing with dirty walls, scuffs and scratches here and there. It needed a good spring clean too. Even the lights over the bed flickered madly at times, making you wonder whether you'd actually survive the night or be burned alive in a fire. There are some positive sides though. The staff were absolutely delightful and nothing was too much bother - even after some grumpy old git has been moaning for two days about the lack of hot water. Unlimited and good coffee downstairs in the courtyard salon. My advice; simple, don't stay there !

Last year had just passed, New year has just begun ,we wish you all happiness for the time to come Unfortunately ,we got some complains of the customer who had just checking out last week. On behalf of management team, we would like to apologize of any inconveniences that happened for this case. 1. No hot water We sincerely apologize for the temperature of the water during that last week.. Unfortunately, Chiang Mai was experiencing unseasonably cold weather and our hot water cannot support with the extreme lows in temperature. If a guest turn on only the hot water with less volume of water, it can be warmer. We are in the process of improving our hot water heating systems to ensure that this does not happen again in the future. 2. Dirty walls Our walls were painted with white cement mixed with white sand, a practice popular in Thailand, that has the tendency to change to darker colors over time. It seem look not very white but it is does not dirty. 3. The light flicked . We are please to serve the guests around the clock .The guest just inform us about the problem .If is there anything run improperly ,we will have our maintenance officer to standing by 24 hours service and also have been to checking a safety in our hotel. We are truly apologize any inconveniences during this stay and thank you for sharing your feedback with us,. We will keep this comments to be improving our hotel and service .
